Housing near Oracle Corporation
An enterprise-software and cloud company with an Orlando office and consultants who arrive by the engagement.
01The employer
Oracle employs roughly 1,000 people in the Orlando area across its cloud and enterprise-software business. Enterprise software runs on implementations and engagements, which move consultants and delivery teams into a city for defined stretches rather than permanent postings.
An Orlando office supporting the company's cloud and enterprise-software business.
02Who needs housing here
A consultant in for a six-month rollout, a technology team on a cloud migration, a relocating engineer. Each wants a furnished house with a desk and internet, and often a place a small team can share on one monthly rate.
- Consultants and implementation staff on engagements
- Technology teams on cloud and software projects
- Employees relocating to the Orlando office
- New-graduate and training cohorts
03How our homes fit
Our homes are on the downtown-edge and west sides of the city, and Fruit Tree Home in Holden Heights is among the closest to the Orlando office; the table below shows the drive from every home. Each has private parking and a written monthly agreement.
04Getting to the Oracle office
Every Libema home reaches the Oracle office in well under half an hour by road, and where a home lands in that range depends mostly on which side of the city it sits. The 25th Street House in Holden Heights is the shortest drive, about 13 minutes. The Amelia House in Parramore and the Piedmont House in Washington Shores are both about 14 minutes, and the Sunset Lake House, also in Washington Shores, matches them at 14. The Dollins House, in the same Washington Shores neighborhood, runs about 15.
The remaining homes run a little longer. The Meet & Play House in Malibu Groves is about 17 minutes. The Head Avenue House, the Entertainment House and the Cozy House, in and around Pine Hills, are about 18 minutes apiece. The Londonderry House runs about 21, the Wekiwa House in Hiawassee about 24, and the Katherine House in Lockhart about 25.
The map below places each home in its true compass direction from the office, with distance from the centre standing for drive time rather than miles. Read it alongside the chart above: a home that looks closer on the map is not always the shorter drive once the actual roads are factored in, and two homes on opposite sides of the city can still land on the same number of minutes.

05The drive at different times of day
Most of these routes run on I-4 or SR-408, and both carry the heaviest volume in the metro during the morning and evening peaks. Someone working a standard office day from one of the downtown-edge or west-side homes drives in against the worst of the morning rush and can meet it again heading home in the evening; shifting a start time by even half an hour tends to make a real difference on either road. SR-408 is a toll road, billed by transponder or by license plate. Over an engagement that runs several weeks or months, picking up a SunPass or an E-PASS in the first few days costs less than paying by plate for the whole stay.
Parking is never a scramble at any of the thirteen homes, which matters more than people expect after a week of late meetings or an early flight out. Every home has its own driveway, carport or parking pad, not a shared lot. Piedmont has a large concrete parking pad that fits several vehicles, useful when a small team travels in more than one car, and Amelia’s Arena Retreat and Fruit Tree Home each have a private driveway of their own. Orlando's rush hours can add meaningfully to the longer routes, so it is worth building a small buffer into the first week's commute until the pattern becomes familiar.
06What a stay near Oracle looks like
The guests who book around the Oracle office tend to fall into a few recognizable patterns. A consultant flying in for a stretch of weeks wants a bed made up and a kitchen stocked the night they land, not a shopping trip after a full day of client meetings. A technology team on a cloud or software project often travels as two or more people together and would rather split one furnished house than book separate hotel rooms and lose the ability to sit down and work through a problem over dinner. That is a familiar shape for engagement-based work, and it is why we rent each house whole, to one team at a time. Every home is furnished and stocked before the first night, so a consultant landing on a Sunday for a Monday start does not need to shop for towels and a coffee maker first.
An employee relocating to the Orlando office is a different kind of guest again, someone who needs a comfortable, cost-controlled base for a month or two while house-hunting. A furnished house with a real kitchen and a washer and dryer keeps the daily cost of living close to normal instead of spiking the way it does in a hotel; our relocation and long-stay page covers that stretch in more detail. New-graduate and training cohorts tend to book the same weeks each year and usually want a home close enough to the office that a slow morning never turns into a late start. Our corporate housing page and the corporate housing checklist both go through what an HR or relocation coordinator should have ready before booking.
07One house for a shared team
When two or more people on the same engagement book together, they are usually looking for something a block of hotel rooms cannot give them: a kitchen where someone can actually cook, a living room to spread out a laptop and papers, and a front door that is theirs for the length of the stay. One written agreement covers everyone under the same roof, with one rate and one deposit, so nobody is splitting a bill four ways or waiting on separate confirmation emails.
Piedmont, about 14 minutes from the office, sleeps 14 across four bedrooms and three bathrooms, enough room for a project team to each have their own space and still share a common area in the evening. Amelia’s Arena Retreat sleeps 8 across four bedrooms, with one bedroom carrying its own attached bathroom, useful when two colleagues on different schedules do not want to share a sink in the morning. For a bigger group that needs more than one property, we can coordinate two homes on two separate agreements, each one priced and timed against its own drive to the office.
Check-in works the same for a team as it does for one person. You get keyless entry or a lockbox code a few days before arrival, so the first person through the door does not need to coordinate a key handoff with the last one to leave, and everyone on the booking can come and go on their own schedule for the length of the stay.

Fruit Tree Home in Holden Heights is the shortest drive at about 13 minutes. It is a three-bedroom, two-bathroom bungalow that sleeps 10, with full-size laundry on site, a private concrete driveway and a fenced backyard with mature shade trees. The bedrooms are small, which we say plainly on its own page, and it suits one or two consultants or a family of four well.
Amelia’s Arena Retreat in Parramore is about 14 minutes away, on the western edge of downtown. It has four bedrooms and two bathrooms and sleeps 8, and one bedroom carries its own attached bathroom, worth knowing if two colleagues on the same engagement want to split a house without sharing a sink every morning.
Piedmont, also about 14 minutes away in Washington Shores, is the largest of the three, with four bedrooms, three bathrooms and space to sleep 14, plus a concrete parking pad out front and a game corner with a foosball table for downtime between meetings. All three come with the same written monthly agreement, so the choice between them usually comes down to bedroom count and team size. Downtime is easy to find near any of the three: Piedmont is about 7 minutes from Camping World Stadium if a game or a concert lines up with the trip, and Fruit Tree Home is about 6 minutes from downtown Orlando for an evening out.
09Billing for a consulting engagement or a relocation
Whether the booking is a single consultant or a project team sharing a house, the paperwork works the same way. You get a written agreement naming the home, the dates, the rate and the deposit, plus itemized monthly receipts that go straight into an expense system or to a relocation coordinator. The rate itself is never posted on the site; it is confirmed in writing when you inquire, along with the deposit and the pet policy if anyone is traveling with a dog or a cat.
If Oracle or a staffing agency is the party paying, we can write the agreement to the company or agency directly, invoice in that name, and provide a W-9 and a certificate of insurance on request; Libema carries a commercial landlord liability policy. Net-30 terms are available to an established company or agency on a signed agreement or purchase order, with the first booking paid up front while that paperwork is put in place. Extensions run by the month: if an engagement that was due to close in a few weeks keeps going, tell us before the current month ends and we will hold the following month at the same home where we can. An itemized receipt each month is often exactly what an expense report needs, whether it is a consultant filing for reimbursement or an HR system processing a relocation stipend. Our coordinator's checklist lays out what an HR or relocation team should have ready before the first booking.
10Life near the homes during a stay
Fruit Tree Home and Amelia’s Arena Retreat sit on the close-in, walkable side of the portfolio, covered in full in our downtown and close-in area guide. The Publix at The Paramount on Lake Eola is the downtown grocery run, and a second Publix sits on South Orange Avenue near Holden Heights. Piedmont sits a few minutes further out in Washington Shores, covered in the Washington Shores and west Orlando area guide. Lake Lorna Doone Park, just north of Camping World Stadium, has a walking loop, outdoor fitness stations and a splash pad, and Nikki's Place on South Orange Blossom Trail has served soul food since 1999. Pharmacies sit along Orange Blossom Trail and West Colonial for the west-side homes, and downtown has a Publix pharmacy at Lake Eola plus CVS and Walgreens within a few blocks for the downtown-edge homes. A car is the practical way to get around all three neighborhoods, though the downtown-edge homes are close enough to LYNX Central and the two downtown SunRail stations that the car can sit parked on some days.
11What's in the house
Every home is set up and stocked before you arrive, though the exact inclusions vary a little by home.
Exact inclusions vary a little by home and are confirmed in writing when you book.
Fruit Tree Home has full-size laundry on site rather than a shared machine down a hallway, and its front porch is screened, useful for a laptop and a cup of coffee before the commute. Amelia’s Arena Retreat and Piedmont both come with a fenced yard, and Piedmont adds the parking pad and game corner described above. None of these three has a desk built in; if a private workspace matters more than a few extra minutes of drive time, The Clue House and Meet. Play. Stay. each have one, at about 18 and 17 minutes from the office. Wi-Fi is on from day one at every home, which matters for a consultant joining calls the morning after arrival.
None of the thirteen homes has a pool; they are residential houses. Bed and bath counts are the counts published in each home's own listing, and a sofa is never counted as a bed. All three of the homes closest to Oracle are among the six that publish a street address on the site; the other six publish a neighborhood and zip code instead, with the exact address confirmed once you book.

14Common questions
Do you host consulting teams?
Yes. A furnished house for the length of an engagement, shared by a small team on one agreement, is a common booking.
Do your homes have a workspace?
Yes. Two homes have dedicated desks and all have reliable internet and private parking.
Are you affiliated with Oracle?
No. Libema Properties is independent and not affiliated with or endorsed by Oracle Corporation.
Which home is closest to the Oracle office?
Fruit Tree Home in Holden Heights is the closest at about 13 minutes by road. Amelia’s Arena Retreat in Parramore and Piedmont in Washington Shores are both about 14 minutes. All three publish a street address on the site and come with the same written monthly agreement, so the choice usually comes down to bedroom count and team size.
How many people can one house near Oracle sleep?
Piedmont, about 14 minutes from the office, sleeps 14 across four bedrooms and three bathrooms, with a concrete parking pad out front for more than one car. A team that size still books on one written agreement, with a single monthly invoice.
How do you bill Oracle or a staffing agency for a stay?
We write the agreement to the company, agency or relocation coordinator, invoice in that name, and provide itemized monthly receipts plus a W-9 and certificate of insurance on request. Net-30 terms are available to an established company on a signed agreement or purchase order; the first booking is paid up front while that paperwork is set up.
What happens if an assignment near Oracle runs longer than planned?
Extensions run by the month. If a rollout or a relocation search stretches past the dates in the original agreement, let us know before the current month ends and we will hold the following month at the same home where we can. There is no separate weekly or daily extension option; it runs month to month.
Do the drive times to Oracle include traffic?
No. They are typical road-routing times without traffic. Most of the routes run on I-4 or SR-408, both of which slow down during the morning and evening rush, so add time for a start or an end of day that lands in the middle of peak traffic.
Is there room to park for a small team sharing a house?
Yes. Every home has its own driveway, carport or parking pad, never a shared lot. Piedmont has a concrete parking pad that fits several vehicles, useful when a small team travels in more than one car; Amelia’s Arena Retreat and Fruit Tree Home each have a private driveway.
