04Getting to the Heathrow campus

The JPMorgan Chase campus sits in the Heathrow area of Lake Mary, in Seminole County north of the city. Drive time from our thirteen homes to the campus runs from 23 to 36 minutes, and like every figure on this site these are typical road-routing times without traffic. Orlando's morning and evening rush hours build up on the roads north of the city, so add time at the long end of that range if a shift starts or ends during the peak.

The route north runs through the same corridor the Lockhart neighborhood already uses to reach AdventHealth Altamonte Springs: up US-441 or onto I-4, then on into Seminole County. That is why WinterPark Home, in Lockhart, posts the lowest number on the table at 23 minutes. Fruit Tree Home and Amelia’s Arena Retreat, both closer to the downtown side of the metro, run 30 and 31 minutes. The rest of the Northwest Orlando homes run 32 to 34 minutes, and the West Orlando homes run 32 to 36.

If the daily drive goes up I-4, the general lanes are free and only the express lanes are tolled; the connecting expressways on the west and northwest side of the metro are tolled by transponder or by plate, so a SunPass or E-PASS is worth setting up for anyone commuting to Heathrow for more than a few weeks.

05Where the homes sit around Heathrow

Lake Mary sits in Seminole County, and the JPMorgan Chase campus is in the Heathrow section of that city. The map below places the campus at the center and arranges each of our thirteen homes around it by compass direction and drive time, which is more useful than a straight-line map, since the roads that actually get you there rarely run in a straight line.

Our Northwest Orlando homes, the Head Avenue, Katherine, Entertainment, Londonderry and Cozy houses, sit on the side of the map nearest the campus, which lines up with WinterPark Home's lower number on the drive-time table. Amelia’s Arena Retreat sits in the Downtown Orlando cluster and Fruit Tree Home in the South of Downtown cluster, both a step further around the map. The West Orlando homes, the Piedmont, Dollins, Meet & Play, Sunset Lake and Wekiwa houses, sit on the far side of the map from the campus.

None of that changes which home actually fits an assignment best. A relocating employee who wants the fewest minutes on the road each morning may still prefer more bedrooms over a slightly longer drive, so read the map next to the exact minutes on the table rather than in place of them.

06How the stay matches the role

JPMorgan Chase sends a few different kinds of guest up to Heathrow, and the shape of the booking looks a little different for each, even though all of them land on the same written monthly agreement. A technology or operations employee relocating in usually books first for a couple of months, using the house as a base while house-hunting for a permanent address, then either extends month by month or gives notice once a lease is signed. A manager transferring between Chase sites often moves faster, having done this kind of move before, and mainly needs the paperwork, the deposit and a move-in date confirmed without a lot of back-and-forth.

A project team sent out for platform or program work usually arrives together and works to a schedule set before anyone books a flight. What that group needs from housing stays the same from assignment to assignment: one address instead of a block of separate hotel rooms, a kitchen so an extended stretch on the road does not turn into restaurant meals every night, and an agreement with a start date and an end date that matches the project plan. A training or new-graduate cohort works on a similar calendar, a class length fixed well in advance, and often needs the same paperwork closed out for everyone on the same day the group checks out.

What all four have in common is the agreement itself: a written monthly agreement naming the home, the dates, the rate and the deposit, extended by the month for as long as the work runs. Nobody on this list needs a year-long lease to get a documented address with a clear paper trail.

The Katherine House in Lockhart is 23 minutes from the campus. It is a three-bedroom, one-bathroom block home that sleeps up to 8, with a keypad lock on the front door, a screened porch with patio seating and a grill, and a private concrete driveway. The kitchen was recently updated with stainless steel appliances and quartz-look counters stocked with cookware, dishes and a coffee maker. It carries 59 Airbnb reviews at a 4.79 rating, and its size suits a single employee or a couple relocating in well, with enough room for a small family.

The 25th Street House, about 30 minutes from the campus, sits in Holden Heights just south of downtown. It is a three-bedroom, two-bathroom bungalow with full-size laundry built into the house, keyless entry and a fenced backyard, and it carries more Airbnb reviews than any other home in the portfolio, 142 of them at a 4.83 rating. The Amelia House, about 31 minutes away in Parramore on the western edge of downtown, is a four-bedroom, two-bathroom house that sleeps up to 8, recently renovated with white shaker cabinets and stainless appliances; one bedroom has its own attached bathroom, useful for two colleagues on the same booking who keep different hours.

None of the three is a new build. WinterPark Home is an older concrete-block home with some wear on the exterior trim and a lawn that runs patchy in spots, and its own page says the same. All three sit on residential streets with private parking already in place, so arriving with a rental car or a company car is never a search for street space.

08Everyday life near the closest homes

WinterPark Home sits inside the stretch of Lockhart covered by our Pine Hills and Northwest Orlando area guide. Presidente Supermarket, a Latin grocer on North Pine Hills Road, and Enson Market, a large Asian supermarket on West Colonial Drive, cover a lot of everyday cooking between them, and the Walmart Supercenter on West Princeton Street is the closest full-line grocery store for a bigger weekly run. Island Jam Caribbean Cuisine on North Pine Hills Road is a well-reviewed Haitian kitchen, and Barnett Park, a 159-acre county park on West Colonial Drive with walking trails and a free splash pad, is the closest outdoor break after a long drive back from Heathrow. Pharmacies are easy in this cluster too: CVS and Walgreens sit along Silver Star Road and Pine Hills Road, alongside the Walmart pharmacy, a straightforward stop on the way home.

The 25th Street and Amelia houses sit in the part of the portfolio covered by our downtown and close-in area guide instead. The Publix at The Paramount on Lake Eola is the downtown grocery store, an easy stop for Amelia’s Arena Retreat in Parramore, and Fruit Tree Home in Holden Heights has its own Publix on South Orange Avenue. College Park's Edgewater Drive, a short drive north, is a walkable strip of independent cafes and kitchens, and this cluster has the richest restaurant scene of anywhere in the portfolio. The Downtown Orlando YMCA on North Mills Avenue is a full-service gym with two pools. Lake Eola Park's roughly one-mile sidewalk loop is a free option a few minutes from either house, with a Sunday farmers market on the southeast corner of the park.

09Housing a bigger project team or cohort

Not every group JPMorgan Chase sends to Heathrow is one or two people. A training class or a larger project team sometimes needs more bedrooms than the three homes closest to the campus can offer under one roof, and the rest of the portfolio has room for that without moving to a hotel block. The Head Avenue House in Pine Hills has six bedrooms and sleeps up to 15, with full-size laundry and a desk already set up in the house, about 34 minutes from the campus. The Meet & Play House, the newest of the thirteen homes, is in Malibu Groves, also about 34 minutes away, with a game room, desks in two of its bedrooms and a fenced yard.

Both book on the same written monthly agreement as any of the three closest homes, one flat rate for the whole address, which keeps a whole class on a single monthly invoice a coordinator can reconcile in one line. If a cohort splits across two houses because of how the dates land, each house still runs on its own agreement and its own deposit, and we can time the two to start and end together.

10Billing for JPMorgan Chase employees and coordinators

An engagement booked through JPMorgan Chase works the same way any established company's booking does with us. We can write the agreement to the company's name if that is how the assignment is structured, to an outside relocation coordinator, or to the employee directly if that is simpler; either way you get a written agreement naming the home, the dates, the rate and the deposit, plus itemized monthly receipts formatted for an expense system or an accounts-payable process. A W-9 and a certificate of insurance are available on request, and Libema carries a commercial landlord liability policy.

Net-30 terms are available on a signed agreement or a purchase order once that paperwork is in place, with the first booking paid up front while it gets set up. Among the three homes closest to the campus, Fruit Tree Home is the one with full-size laundry built into the house rather than a stacked or portable unit, which guests staying more than a few weeks tend to notice right away. WinterPark Home's screened porch, with patio seating and a grill, gives you somewhere to sit outside without leaving the property, and Amelia’s Arena Retreat's bedroom with its own attached bathroom is the detail two colleagues on one booking usually ask about first. None of the three has a desk built into a bedroom; that belongs to the Head Avenue and Meet & Play houses described above, about 34 minutes from the campus, for anyone who needs a home office setup more than a shorter drive.

None of the thirteen homes has a pool. They are residential houses. All three of the homes closest to the campus, the Katherine, 25th Street and Amelia houses, are among the six homes that publish a street address on the site; the other six publish a neighborhood and zip code and share the exact address at booking.
