Housing near FIS (Fidelity Information Services)
A Fortune-500 financial-technology company with Orlando-area offices and project-driven staffing.
01The employer
FIS is one of the largest financial-technology companies in the world, and it employs roughly 1,100 people in the Orlando area across banking and payments technology. Fintech work runs on engagements and implementations, which bring consultants, delivery teams and specialists in for a quarter or two at a time.
Orlando-area offices supporting the company's banking and payments technology.
02Who needs housing here
A specialist rotating in, a delivery team on a client implementation, a relocating engineer. Each needs documented monthly housing with a desk, reliable internet and receipts for expense processing.
- Technology and implementation staff on projects
- Consultants and specialists relocating in
- Client-delivery teams on multi-month engagements
- New-graduate and training cohorts
03How our homes fit
Our homes are on the downtown-edge and west sides of the city, and Fruit Tree Home in Holden Heights is among the closest to the Orlando offices; the table below shows the drive from every home. Two of our homes have proper desks, and all have private parking.
04Getting to FIS's Orlando offices
FIS's Orlando-area offices are 11 to 23 minutes by road from our thirteen homes, depending on which one you book. Fruit Tree Home and City and Stadium Sanctuary Vibes post the lowest numbers, 11 minutes each. Amelia’s Arena Retreat follows at 12 minutes, tied with Piedmont and Game Day Getaway-Downtown Orlando, both in Washington Shores. These are typical road-routing times without traffic, and Orlando's rush hours add the most time to the longer end of that range.
The rest of the portfolio spreads out from there. Meet. Play. Stay. is 14 minutes away; The Clue House, Entertainment Home and Cozy Home are each 16; Downtown & Stadium Cozy Retreat is 19; Wekiwa Home is 21; and WinterPark Home, the farthest of the thirteen, is 23.
All three of the closest homes also sit six to seven minutes from downtown Orlando itself, so the same house works whether the FIS engagement is the only reason you are in the city or one stop among several. A relocating employee who also has business downtown is not adding a second commute on top of the one to FIS.
05Where the homes sit around FIS
The map below places FIS's Orlando offices at the center and plots each of the thirteen homes around it by compass direction and drive time. Our Downtown Orlando and South of Downtown homes, Amelia’s Arena Retreat and Fruit Tree Home, sit closest on the map at 12 and 11 minutes. The West Orlando cluster, the Piedmont, Dollins, Sunset Lake, Meet & Play and Wekiwa houses, spreads from 11 to 21 minutes, with Wekiwa Home as the outlier: at 21 minutes it runs closer to the Northwest Orlando numbers than to the other West Orlando homes, which sit between 11 and 14. The Northwest Orlando cluster itself, the Head Avenue, Katherine, Entertainment, Londonderry and Cozy houses, spreads from 16 to 23.

Two homes in different clusters can still land on the same number of minutes, so it helps to read the map next to the exact figures. Our Parramore, Holden Heights and Washington Shores neighborhood pages describe the three closest clusters in more depth.
06Traffic, tolls and parking
None of the figures on this page account for traffic. Orlando's morning and evening rush hours build up on I-4 and SR-408 alike, so a commute that runs 12 minutes at midday can take longer at the start or end of a workday. Amelia’s Arena Retreat's own listing notes quick I-4 and SR-408 access, and most of the drives to FIS's offices will use one road or the other. Both are tolled by transponder or by plate; a SunPass or E-PASS is worth setting up in the first weeks of a multi-month engagement, since paying by plate costs more per trip.
Parking is never a search for street space at any of the three homes closest to FIS. Amelia’s Arena Retreat and Fruit Tree Home each have a private concrete driveway, and City and Stadium Sanctuary Vibes has a carport under a live oak. Fruit Tree Home also has keyless entry, so a late flight in or an early shift out does not depend on anyone meeting you at the door. City and Stadium Sanctuary Vibes's own listing flags extra traffic on the surrounding streets on game or concert nights at Camping World Stadium, two minutes away, worth knowing if a shift change or a call falls on an event night. The same roads carry the return trip in the evening, so a workday that ends during the evening peak sees the same buildup in reverse. None of the three is within walking distance of a bus or rail stop, though the Amelia and 25th Street houses are a short drive from LYNX Central, the region's main bus hub, and the downtown SunRail stations.

Fruit Tree Home, 11 minutes from FIS in Holden Heights, is a three-bedroom, two-bathroom bungalow with a renovated galley kitchen, full-size laundry on site and a fenced backyard with mature shade trees; wood-look plank floors run throughout, and the front door opens onto a screened porch entry. It carries 142 Airbnb reviews at a 4.83 rating, the most of any home in the portfolio, and its small bedrooms suit one or two people well. City and Stadium Sanctuary Vibes, also 11 minutes away in Washington Shores, is a smaller three-bedroom bungalow under a live oak with one bathroom and simple, practical furnishings; a carport under the oak covers the parking, and a TV in each bedroom rounds out the no-frills setup, a good fit for one traveler or a couple. Amelia’s Arena Retreat, 12 minutes from FIS in Parramore, is a four-bedroom house with two updated bathrooms, one of them attached to a bedroom, a white shaker kitchen and a fenced backyard; a dining area seats four, ceiling fans and a wall-mounted TV are already in the bedrooms, a covered entry shelters the front door, and the exterior stucco shows some patching, typical of the working-class block it sits on.
Piedmont and Game Day Getaway-Downtown Orlando, both also in Washington Shores, tie Amelia’s Arena Retreat at 12 minutes, so ask about either one if the three above are already booked for your dates.
08A month for FIS's specialists and delivery teams
A specialist rotating in alone for a project, or a consultant relocating in ahead of a family, usually wants fewer bedrooms and a quiet street over extra space. City and Stadium Sanctuary Vibes's single bathroom makes more sense for one or two people than for a full team, and its kitchen and dining table cover a laptop and a plate at the same time.

A consultant or specialist who is relocating in ahead of a spouse and kids usually needs a little more room than a single traveler, without needing a full crew house. Amelia’s Arena Retreat's four bedrooms give a family its own space while the consultant keeps working, and its fenced backyard gives children somewhere to be outside without a trip anywhere.
A client-delivery team sent out together for a multi-month engagement needs more bedrooms under one roof. Fruit Tree Home sleeps up to 10 across three bedrooms, room enough for a small team to split into pairs, and Amelia’s Arena Retreat sleeps up to 8 with one bedroom's own attached bathroom, useful when two colleagues keep different hours. A bigger training cohort can look a little farther out for more bedrooms: The Clue House, 16 minutes from FIS, has six bedrooms and sleeps up to 15, room enough for a class that wants to stay together instead of splitting across two addresses.
09Billing for an FIS engagement or relocation
Whether the trip is a solo rotation or a multi-month engagement, the agreement works the same way. We can write it to FIS, to a relocation coordinator, or to the employee directly, with the rate and the deposit confirmed in writing and itemized monthly receipts a corporate expense system can process. A W-9 and a certificate of insurance are available on request, and Libema carries a commercial landlord liability policy. Invoices go out monthly and itemized, in a form a coordinator can match to the engagement's own billing cycle. Net-30 terms are available to established companies and agencies on a signed agreement or a purchase order, with the first booking paid up front while that paperwork is arranged. Several of our thirteen homes accept pets, with the policy and any deposit confirmed in writing before you commit, useful for a relocating employee who is not leaving a dog or cat behind for a multi-month stay.
Extensions run month by month at the same terms, so a project that grows from one quarter to two does not mean packing up and moving partway through. Give notice as soon as a longer timeline looks likely and we will hold the following month where the calendar allows it. A coordinator booking for more than one FIS employee at a time can ask about staggering start dates across the three closest homes, so each arrival gets a finished, cleaned house instead of a turnover day shared with someone else's departure. That one rate covers the whole house, not a single room, so a delivery team of three or four is not pricing out separate hotel rooms, and a relocating family is not paying for a hotel suite on top of storing the belongings that do not fit in it. Our corporate housing, relocation and long-stay and remote worker housing pages cover the paperwork side further, and two of our guides go deeper into it:

Amelia’s Arena Retreat and Fruit Tree Home sit in the part of the portfolio our downtown and close-in area guide covers. The Publix at The Paramount on Lake Eola is the downtown grocery store, and there is a second Publix on South Orange Avenue near Holden Heights. Lake Eola Park, about 8 minutes from both houses, has a roughly one-mile sidewalk loop and a Sunday farmers market, and the Downtown Orlando YMCA on North Mills Avenue is a full-service gym with two pools. Two SunRail stations, LYNX Central and Church Street, connect downtown toward Winter Park and Sanford, and the free LYMMO bus circulates the core for errands that do not need a car. College Park, a short drive north, adds Edgewater Drive's strip of independent cafes and kitchens, and Loch Haven Park a little farther on gathers the Orlando Museum of Art, the Orlando Science Center and the Mennello Museum of American Art in one place. A little farther on, Harry P. Leu Gardens is a fifty-acre botanical garden on the lake, one more option for a weekend away from a laptop.

City and Stadium Sanctuary Vibes sits in Washington Shores, covered by our Washington Shores and West Orlando area guide. Nikki's Place on South Orange Blossom Trail has served soul food since 1999, and Lake Lorna Doone Park, a short drive from the house, has a walking loop and a splash pad. Washington Shores Park on Columbia Street adds a second green space close by, and pharmacies along Orange Blossom Trail and West Colonial Drive cover the everyday errands for this side of the portfolio. Our Parramore, Holden Heights and Washington Shores neighborhood pages go further on groceries, food and parks.
11What's in the house
Exact inclusions vary a little by home and are confirmed in writing when you book.
All three of the homes closest to FIS have their own private parking: a driveway at the Amelia and 25th Street houses, a carport at City and Stadium Sanctuary Vibes. Fruit Tree Home has full-size laundry built into the house; Amelia’s Arena Retreat and City and Stadium Sanctuary Vibes each have their own washer and dryer too. Wi-Fi is already connected in all three, so a video call the morning after you arrive is not a scramble to find a signal. Guests let themselves in with keyless entry or a lockbox, and arrival notes with the code or the key location go out a few days before check-in. Exact inclusions are confirmed in writing when you book, the same as every home in the portfolio.
None of the thirteen homes has a pool. Bed and bath counts are the counts on each home's own page, and a sofa is never counted as a bed. Amelia’s Arena Retreat and Fruit Tree Home are among the six homes that publish a street address on the site; City and Stadium Sanctuary Vibes publishes its neighborhood and zip code instead, with the exact address shared at booking.

14Common questions
Do you have homes with a workspace?
Yes. Meet. Play. Stay. has desks in two bedrooms and The Clue House has an in-home workspace; every home has reliable internet and private parking.
Can the firm be the party on the agreement?
Yes. A monthly agreement in the company's name with itemized receipts, and a W-9 on request.
Are you affiliated with FIS?
No. Libema Properties is independent and not affiliated with or endorsed by FIS.
Which home is closest to FIS's Orlando offices?
Fruit Tree Home and City and Stadium Sanctuary Vibes tie as the closest, 11 minutes away by road. Amelia’s Arena Retreat follows at 12 minutes, tied with Piedmont and Game Day Getaway-Downtown Orlando, both in Washington Shores. All three ties mean the choice usually comes down to bedrooms and bathrooms rather than the drive itself. Ask us which of the five is available for your dates if your preferred home is already booked.
Do the drive times to FIS's offices include Orlando traffic?
No. Every figure on this page is a typical road-routing time without traffic. Orlando's morning and evening rush hours build up on I-4 and SR-408, so add time on the longer routes especially, like WinterPark Home's 23 minutes or Wekiwa Home's 21. The three homes closest to FIS keep the shortest drive either way. Build in extra time around the morning and evening peaks regardless of which home you book.
Can a small FIS delivery team share one house near the office?
Yes. Fruit Tree Home sleeps up to 10 across three bedrooms, room enough for a small team to split into pairs, and Amelia’s Arena Retreat sleeps up to 8 with one bedroom's own attached bathroom for two colleagues keeping different hours. City and Stadium Sanctuary Vibes has only one bathroom for three bedrooms, so it suits one or two travelers better than a full team.
What happens if an FIS engagement runs past the first month?
Extensions run month by month at the same terms. Give us notice as soon as a longer timeline looks likely, and we will hold the following month at the same home where the calendar allows it. This works the same way whether the agreement is with FIS, a relocation coordinator, or the employee directly, and it applies equally to a single specialist, a delivery team, or a training cohort.
Is there a shorter stay option for a quick FIS trip?
Yes. Nightly and weekly stays run through each home's Airbnb and Vrbo listing, which covers an interview or a short trip well. A monthly stay booked directly with us fits better once a rotation, an engagement or a training stretch runs past a couple of weeks. The same three homes closest to FIS are available either way, and the same monthly terms apply if a short trip turns into a longer one, without having to change addresses partway through.
Can two colleagues traveling for FIS get separate space in the same house?
Yes, at Amelia’s Arena Retreat. One of its four bedrooms has its own attached bathroom, so two colleagues on the same booking can keep different schedules without sharing a bathroom. Fruit Tree Home and City and Stadium Sanctuary Vibes do not have that same attached-bath setup, so they suit one traveler, a couple, or colleagues who do not mind a shared bathroom.
