Furnished housing for government and per-diem travel
Whole-home stays for government staff, contractors, and reservists on orders, booked by the month.
Government and contract travelers on extended orders need a comfortable, documented place to stay that fits within a per-diem or lodging allowance. Orlando's military simulation cluster at the Central Florida Research Park, the Orlando VA, and the county and city governments all bring people here on orders. Libema's furnished homes offer a private, cost-effective alternative to a long hotel run, with the receipts and clear terms that make expense reporting simple.
Per-diem-friendly rates
Monthly whole-home pricing that can stretch a lodging allowance further than a nightly hotel.
Clear documentation
Itemized receipts and a written agreement for your voucher or expense report.
Private and quiet
A whole house to yourself: rest, cook, and work between shifts or duty days.
Extended-order ready
Terms that flex with orders that get extended.
What a stay on assignment looks like here
The travelers who book with us on orders usually fall into a few groups: uniformed personnel on temporary duty, civilian employees of a federal, state or county agency on assignment, National Guard and reserve members here for training, and the contractors who work alongside all of them. Team Orlando's cluster of military simulation and training programs at Central Florida Research Park, the Orlando VA, and the county and city offices downtown are the destinations that bring most of them here. What they want first is somewhere documented and quiet to land, not a hotel folio to manage for weeks.
Booking follows the same steps as any of our monthly stays. You tell us your report date and where you are headed, whether that is Research Park, the VA in Lake Nona, or a downtown office, and we point you to the homes with the shortest realistic drive. The monthly rate, deposit and pet policy are confirmed in writing before you commit, you sign a written monthly agreement, and you pay the first month. Arrival notes go out a few days ahead so you know exactly how to get in, whether that is keyless entry, as at the 25th Street House, or a lockbox. From there the house is yours: your own kitchen, your own laundry, your own driveway.
Orders change. An assignment that was supposed to run six weeks stretches to four months, or a reservist gets called back for a second drill period the same year. We extend the agreement by the month rather than making you reapply, and if the home you are in is already booked for the following month we say so early and offer the nearest one that is open. The same written agreement that got you in the door covers the extension, so there is no new paperwork to chase down mid-assignment.
These are not hotel suites and they are not new construction. Our thirteen homes are modest, renovated single-family houses in established Orlando neighborhoods, most with a published street address and a few with the address shared only at booking. Every home page has a section on what to expect before you book, listing the plain parts along with the good ones, and we would rather you read that first than be surprised on move-in day.
The homes that fit a duty assignment
Two of our thirteen homes are tagged specifically for government and per-diem stays, and a third is close behind on drive time.

The Piedmont House in Washington Shores is the one we point crews and larger assignments to first. It is a renovated single-story house with four bedrooms, three bathrooms and room to sleep fourteen, built around an open living and dining area with a vaulted ceiling and an updated kitchen with stainless appliances. Out front is a concrete parking pad big enough for several vehicles, which matters if you are bringing a government vehicle, a trailer or more than one personal car. It runs about 31 minutes to Central Florida Research Park, 33 to the airport, 11 to downtown Orlando and City Hall, and 7 to Camping World Stadium.
The 25th Street House in Holden Heights is the smaller, closer-in option: a three-bedroom bungalow with two bathrooms, sleeping ten, with keyless entry, a screened front porch and full-size laundry on site. It is the closest of the three to downtown Orlando and City Hall at 6 minutes, and to Orlando Health / ORMC at 5 minutes, which suits a solo traveler or a pair assigned downtown. Its drive to Central Florida Research Park and the airport both run 26 minutes, the shortest airport run of the group, useful on the day your orders start or end.
The Dollins House, also in Washington Shores, is not one of the two homes tagged for this segment, but its drive to Central Florida Research Park ties the pack's best number: 26 minutes, the same as Fruit Tree Home and five minutes shorter than Piedmont's 31. The airport run is a mixed picture. Dollins runs 29 minutes to Orlando International Airport, three minutes longer than Fruit Tree Home's 26, though still four minutes shorter than Piedmont's 33. If your dates are anchored to a flight in or out, ask us to weigh that against the other two before you book. Beyond the drive times, it is a four-bedroom, two-bathroom house on a shaded lot of mature oaks, sleeping thirteen, with blackout curtains in the furnished bedrooms and a private concrete driveway. For two or three people sharing one assignment, or a family accompanying someone on longer orders, it is worth asking about alongside the other two.
The drive to Research Park, the VA and the airport
Central Florida Research Park, home to Team Orlando's cluster of military simulation and training programs, sits on the same 26-to-36-minute drive band from our homes as the University of Central Florida's main campus. The Orlando VA's main hospital is farther out, in Lake Nona to the southeast. Orlando International Airport runs closer to our homes than Lake Nona does, on every route in the portfolio. Our thirteen houses sit on the opposite side of Orlando, on the west, northwest and downtown edges, so getting to any of these three points is a real cross-town drive rather than a quick hop, and Orlando's rush hours add time on top of it.
By road, without traffic, every home in the portfolio runs between 26 and 36 minutes to Central Florida Research Park. Fruit Tree Home and Game Day Getaway-Downtown Orlando are the closest at 26 minutes, and Piedmont runs 31. The chart below breaks out every home in the portfolio; every home's own page carries a full drive-time table as well.
The VA is where the drive gets longer. Every home in the portfolio runs 32 to 42 minutes to the Orlando VA's main hospital in Lake Nona, one of the longer drives from our homes. If your appointment is at the VA's outpatient clinic at Lake Baldwin instead, the news is better: that runs 18 to 28 minutes across the same thirteen homes, closer to an ordinary cross-town drive. Which VA site you are headed to changes the math considerably, so tell us which one when you inquire and we will point you to the closer cluster of homes.

Orlando International Airport runs 26 to 39 minutes across the portfolio, with Fruit Tree Home the closest at 26 minutes and Piedmont at 33. If your business is downtown instead, City Hall runs 6 to 17 minutes across the portfolio, the county administration building runs 7 to 17, and the Orange County Public Schools headquarters runs 5 to 17, all worth knowing if your orders have you splitting time between a downtown office and one of the outlying campuses.

What's already in the house for a work stay
Government and per-diem travelers tend to be on their own for weeks at a time, and a hotel room built around housekeeping and a mini-fridge gets old fast. Every one of our homes has a full kitchen with a stove, a full-size refrigerator, cookware and dishes, so you can cook a real dinner after a long day instead of living out of takeout containers. The washer and dryer are in the house too, on-site rather than down the hall, which matters when the only uniform or work clothes you brought need to be clean by morning.
Parking is a private driveway, carport or parking pad at every home, and Piedmont's parking pad is large enough for several vehicles, the one to ask about if you are bringing a government vehicle or splitting a house with a few colleagues who all drove separately. Wi-Fi is on from day one for whatever reporting or admin work follows you home, and every home sits on a residential street rather than a commercial strip, which keeps the block quiet at the early hours some duty schedules run on.
Exact inclusions vary a little by home and are confirmed in writing when you book.
Exact inclusions and any pet policy are confirmed in writing when you inquire, and several of our homes accept pets if you are bringing one along for a longer assignment. What is on the list above is what shows up at every home; the specifics for the one you book, down to the parking pad and any pet deposit, come in writing before you sign.
How agencies and departments pay for the stay
Whoever is paying for the stay, the agreement can be written in that party's name. If your department, agency or the contracting company you work for is covering lodging directly, we write the monthly agreement and invoice to them, with you named as the occupant. We provide a W-9 and a certificate of insurance on request; Libema carries a commercial landlord liability policy, which some procurement offices ask to see before they will sign off.
Established agencies, departments and companies that book with us regularly can move to net-30 invoicing under a signed agreement or a purchase order, with the first booking paid up front while that relationship is set up. If you are covering the cost yourself and expecting to be reimbursed through a per-diem voucher, the same written agreement and itemized monthly receipts are what most offices ask to see, and we send them without you having to request a special format.
We do not publish rates on the site, because they vary by home and by season; the monthly rate, deposit and any pet policy are confirmed in writing once we know your dates and the home you want. The rate you're billed is one clear monthly number, set out in the written agreement, with itemized receipts behind it for whatever your office needs to see for reimbursement. If you need to visit for a short orientation trip before your orders start, that runs through the home's own Airbnb or Vrbo listing instead, at a nightly or weekly rate.
Living here between duty days
The Piedmont and Dollins houses sit in Washington Shores on Orlando's west side, where the Walmart Supercenter on West Princeton Street and Presidente Supermarket on North Pine Hills Road are the nearest full-size grocery stops. For a meal out, Nikki's Place on South Orange Blossom Trail has served soul food since 1999, less than a mile from Camping World Stadium. Lake Lorna Doone Park, a twelve-acre city park just north of the stadium with a walking loop and outdoor fitness stations, sits close enough to the cluster to use as a regular stop between duty days.
Fruit Tree Home sits on the walkable side of the portfolio. The Publix at The Paramount on Lake Eola is the downtown grocery store, and Lake Eola Park itself has a roughly one-mile sidewalk loop and a Sunday farmers market from 10 a.m. to 3 p.m. Two SunRail stations, LYNX Central and Church Street, plus the free LYMMO bus, put the downtown core within reach without a car, useful on a day when you would rather leave the vehicle at the house.
The Downtown Orlando YMCA on North Mills Avenue is a full-service gym with two pools if your schedule runs early or late, and the chain gyms along West Colonial Drive and Orange Blossom Trail cover the west side. Pharmacies sit along the same corridors. Outside the downtown edge you will want a car for all of this; every home has its own private parking, so a vehicle is the only added cost.
What guests said about these homes
The reviews below come straight from the homes' own Airbnb listings, with the reviewer's name and the month they stayed attached. Fruit Tree Home carries 142 of them at a 4.83 rating, the most of any home in the portfolio, and Game Day Getaway-Downtown Orlando carries a 4.15 rating from 12 reviews.
"I enjoyed our stay at Michelle's. Everything was clean and nicely decorated."
"Everything was great during our stay! Accommodated a large group of people and had no issues."
"It was a great place to stay. Beds were confortable and there was enough room for all of us"
"It was convenient and affordable. Great host!"
At Piedmont, which several crews and contractor stays choose for its size and its parking pad, Antonio, who stayed in April 2026, wrote: 'Cute place good vibes , are seems a little suspicious but very quiet area .. had trouble with the code when arriving but other than that great place'. The quiet street he mentions is the same one that makes the house work for anyone sleeping off an odd duty schedule.

What to have ready before you inquire
A few details make the first email back from us faster and the home we suggest a better fit.
- Where you're reporting. Research Park, the VA's main hospital or its Lake Baldwin clinic, a downtown office, or somewhere else. The drive time changes by tens of minutes depending on which one it is.
- How long the orders run, and whether they might extend. If there is a real chance the assignment stretches past the first month, say so, and we will try to keep the following month open on the same home.
- Who is paying. You on a per-diem voucher, or your department, agency or company directly. It decides whose name goes on the agreement and where the invoice goes.
- What you're driving. A personal car is fine at any of our homes; a larger government vehicle or a trailer points toward Piedmont and its parking pad.
- Who else is coming. A colleague on the same assignment, a family member, or a pet. Pet policy and any deposit are confirmed in writing before you commit.
- Your dates. Even a rough report date and an expected end date let us hold a home while the paperwork on your side catches up.
Send us that list and we typically come back the same day with two or three homes, real photos, and the drive time from each to where you are reporting.

Common questions.
Can you provide itemized receipts?
Yes. We provide the receipts and paperwork typically required for per-diem and voucher reimbursement.
Do you host longer contract assignments?
Yes. Our homes suit multi-month contract and duty assignments; extensions are straightforward.
Is there a minimum stay?
Our homes are geared to monthly stays. Share your dates and we'll confirm availability.
Is parking available for a work vehicle?
Each home has a private driveway; Piedmont has a large parking pad for several vehicles.
Can my department or contracting company be the one on the agreement and pay directly?
Yes. We write the monthly agreement in your department's, agency's or company's name with you listed as the occupant, and invoice monthly. We provide a W-9 and a certificate of insurance on request, since Libema carries a commercial landlord liability policy. Established organizations that book with us regularly can move to net-30 terms under a signed agreement or purchase order, with the first booking paid up front.
How much closer is the VA's Lake Baldwin clinic than the main hospital in Lake Nona?
Considerably. Every home in the portfolio runs 32 to 42 minutes to the VA's main hospital in Lake Nona, one of the longer drives from our homes. The outpatient clinic at Lake Baldwin runs 18 to 28 minutes from the same thirteen homes. Tell us which VA site your appointment is at and we will point you toward the closer cluster of homes.
Can two or three people on the same assignment split one house?
Yes, and several of our homes are built for it. Piedmont sleeps fourteen across four bedrooms and three bathrooms with a large parking pad, and Game Day Getaway-Downtown Orlando sleeps thirteen across four bedrooms and two bathrooms. We write one agreement for the house, with everyone staying there named on it, rather than a separate contract for each person.
What if my assignment ends earlier than planned and I need to move out ahead of schedule?
Tell us as soon as you know your new date. The notice period and any deposit terms are set out in the written agreement you sign before you pay, so ending early is not a surprise; we would rather adjust the paperwork than have you pack in a hurry.
Can I book a short visit before my orders officially start?
Yes. A short orientation trip or a site visit ahead of your report date runs through the home's own Airbnb or Vrbo listing at a nightly or weekly rate, separate from the monthly agreement you would sign once the assignment begins. Let us know if the home you want is available for both.
Can family or dependents join partway through a long assignment?
Yes, families are welcome for longer assignments. Several of our homes sleep ten or more, which suits a dependent joining midway through orders, and pets are accepted at several homes with the policy and any deposit confirmed in writing before you commit.
Tell us your dates and what brings you to Orlando.
We'll point you to the homes that fit, usually the same day. Nights, weeks or months.
