02Who needs housing here

City Hall on South Orange Avenue is six to seventeen minutes from our homes by road, and Amelia’s Arena Retreat on the Parramore edge is a seven-minute drive. A new recruit or a relocating employee can take one to three months in a furnished house and choose a neighborhood with a clear head.

04Getting to City Hall from each cluster

Orlando City Hall sits on South Orange Avenue in the middle of downtown, and how long it takes to get there depends on which side of the city a home sits on. Fruit Tree Home in Holden Heights is the fastest of the thirteen homes at about 6 minutes by road. Amelia’s Arena Retreat on the Parramore edge of downtown is about 7 minutes, the same drive time as Game Day Getaway-Downtown Orlando and City and Stadium Sanctuary Vibes in the West Orlando cluster below. Neither Fruit Tree Home nor Amelia’s Arena Retreat needs the interstate most days; Orange Avenue and the surface streets around the courthouse do the job.

The West Orlando cluster runs a little longer and covers more ground. Game Day Getaway-Downtown Orlando and City and Stadium Sanctuary Vibes, both in Washington Shores, are about 7 minutes from City Hall. Meet. Play. Stay. in Malibu Groves is about 9 minutes, and Piedmont, also in Washington Shores, is about 11. Wekiwa Home out in Hiawassee is the farthest of the thirteen homes at about 17 minutes, still a straightforward run down SR-408 once you reach the expressway.

The Northwest Orlando homes sit a little farther out again. The Clue House and Entertainment Home in Pine Hills and Cozy Home nearby are each about 11 minutes from City Hall. WinterPark Home in Lockhart is about 13, and Downtown & Stadium Cozy Retreat in Pine Hills is about 14. All of them reach downtown the same way, east on SR-408 to the Orange Avenue exits. SR-408 is a toll road, collected by transponder or by plate, so a SunPass or E-PASS pays for itself over a stay of any length; I-4 through downtown is free but carries more traffic at the start and end of a workday. Every time on this page is a typical road-routing time without traffic; Orlando's rush hours add minutes to the longer routes, especially from the Northwest Orlando cluster.

05Where the thirteen homes sit around downtown

The map places each home in its true compass direction from City Hall, with distance from the centre standing in for drive time by road rather than straight-line miles. The pattern follows the neighborhoods: Amelia’s Arena Retreat sits in Parramore on the immediate downtown edge, and Fruit Tree Home is just south in Holden Heights. The West Orlando homes, the Piedmont, Dollins, Sunset Lake, Meet & Play and Wekiwa houses, sit toward Washington Shores, Malibu Groves and Hiawassee. Two homes on different sides of the city can land on a similar drive time, so use the map together with the neighborhood pages for a feel of each street. The Parramore and Holden Heights pages cover the downtown edge, Washington Shores covers the west side by the stadium, and Pine Hills, Rosemont and Lockhart cover the northwest. Parramore's own highlight is immediate I-4 and SR-408 access, Washington Shores highlights generous lots and off-street parking, and the Pine Hills area highlights quick SR-408 access east toward downtown, the same route the Northwest Orlando cluster uses to reach City Hall.

06The homes closest to City Hall

Five homes are within about 9 minutes of City Hall by road, and all thirteen are within 17.

The 25th Street House in Holden Heights is the closest at about 6 minutes. It is a three-bedroom, two-bathroom bungalow with full-size laundry on site, a fenced backyard and a private driveway, and it carries 142 Airbnb reviews at a 4.83 rating. It suits a solo staffer or a couple well, and a family of four adequately, which is how we describe it on its own page. Three homes tie for the next closest, at about 7 minutes each. The Amelia House on the Parramore edge of downtown has four bedrooms, two bathrooms, a fenced backyard with shade trees, and a bedroom with its own attached bathroom, useful when two people on different schedules share the house, and it sits within walking distance of the Kia Center for anyone whose stay overlaps with a downtown event. The Dollins House in Washington Shores is a four-bedroom house on a shaded lot of mature oaks with blackout curtains in the bedrooms, a practical pick for anyone working an early shift at a public-works yard or a fire station. The Sunset Lake House, also in Washington Shores, is a smaller three-bedroom, one-bathroom bungalow under a live oak with a carport, about two minutes from Camping World Stadium, a workable choice for one or two people who do not need the extra bedroom. The Meet & Play House in Malibu Groves is about 9 minutes out, the newest-built home in the portfolio, with a fenced yard, desks in two bedrooms and a separate game room, a fit for a household that wants a home office alongside the commute.

07The neighborhoods around the closest homes

Parramore, home to Amelia’s Arena Retreat, is Orlando's historic neighborhood immediately west of the downtown core, separated from the office towers only by I-4. It holds Creative Village, with UCF and Valencia College's downtown campus and the Electronic Arts studio, plus the Kia Center arena and Inter.co Stadium, so a City Hall stay here overlaps with a dense stretch of downtown activity, and Camping World Stadium sits just to the southwest.

Holden Heights, home to Fruit Tree Home, is a close-in neighborhood tucked between Orange Blossom Trail and Orange Avenue, just south of the downtown core. Washington Shores, home to Game Day Getaway-Downtown Orlando and City and Stadium Sanctuary Vibes, is a long-established residential neighborhood around Lake Mann and Sunset Lake, with calmer streets and more generous lots than downtown itself, and a run of about seven to twelve minutes into the core on SR-408 or I-4. All three sit close to the same downtown hospital campus. Holden Heights lists Orlando Health / ORMC, Arnold Palmer and Winnie Palmer, and AdventHealth Orlando among its nearby hospitals; Parramore and Washington Shores list Orlando Health / ORMC and AdventHealth Orlando. That matters if a relocating household includes someone starting a new patient relationship at the same time as a new job, not only the commute to a desk downtown. 08A month near City Hall for the people who need it

The guests this page describes come at the work from different angles, but the housing need is the same: a real kitchen, a place to park, and an agreement that does not outlast the job. A relocating employee moving into a permanent city role often takes a furnished house for a month or two before signing an apartment lease, so they can learn a neighborhood before committing to it. A police or fire recruit heading into academy training keeps a simpler routine: early mornings, gear that needs somewhere to dry, and a quiet house to sleep in on a rotating schedule. Consultants and engineering firms working a City of Orlando project usually send two or three people for weeks at a stretch, and want one house rather than separate hotel rooms so the team can go over drawings before a site visit. Contractors on a public-works or venue job need a driveway wide enough for a work vehicle and a kitchen that turns a long day into a normal evening instead of another drive-through meal.

Every one of the thirteen homes comes with a kitchen, a washer and dryer, and private parking in a driveway, carport or parking pad, so none of that has to be arranged after arrival. Bedrooms are furnished with made-up beds, so an early academy report time or a first day at a new desk does not have to wait on setting up a household. Wi-Fi is on before you arrive, and you let yourself in with keyless entry or a lockbox, with the code or key location sent a few days ahead, which helps when a recruit's report time or a consultant's flight lands outside normal hours. If a relocating employee is arriving with a pet, several of the homes accept them; the pet policy and any deposit are confirmed in writing before you commit.

09Billing for a city department, firm or relocating employee

A stay tied to city work gets a written monthly agreement naming the home, the dates, the rate and the deposit, plus itemized receipts each month. If a department, an engineering firm or a relocation coordinator is the party paying, we write the agreement in that name and send the invoice there instead of to the person staying in the house. A W-9 and a certificate of insurance are available on request; we carry a commercial landlord liability policy, which most procurement offices ask about before they sign.

Net-30 terms are available to the City of Orlando itself and to established engineering or consulting firms on a signed agreement or purchase order, with the first booking paid up front. A relocating employee paying personally, or a recruit covering the stay out of pocket, books the same way any guest does: rate and deposit confirmed in writing, then a normal payment. Extensions run month by month, so if academy training adds a week or a contract stretches past its first estimate, tell us and we will hold the next month where we can.

10Around City Hall and the close-in homes

Orlando City Hall sits inside the downtown core, a short distance from the Orange County courthouse and the Kia Center, and Fruit Tree Home and Amelia’s Arena Retreat put you inside that world without paying for a downtown high-rise. From Amelia’s Arena Retreat and Fruit Tree Home, the Publix at The Paramount on Lake Eola is the downtown grocery store, and a Publix on South Orange Avenue serves the Holden Heights side. Lake Eola Park itself has a roughly one-mile sidewalk loop, swan boats to rent, and a Sunday farmers market on its southeast corner. North of downtown, Loch Haven Park gathers the Orlando Museum of Art, the Orlando Science Center, Orlando Shakes and Orlando Family Stage in one place, and Harry P. Leu Gardens, a fifty-acre botanical garden on the lake, sits close by.

The Downtown Orlando YMCA on North Mills Avenue is the full-service gym for this side of the city, with two pools and a deep class schedule. College Park's Edgewater Drive, a short drive north, is where the independent coffee shops sit, Foxtail Coffee and Cups & Pups among them. From the Washington Shores homes, Game Day Getaway-Downtown Orlando included, Nikki's Place on South Orange Blossom Trail has served soul food since 1999, and Lake Lorna Doone Park by Camping World Stadium has a walking loop, outdoor fitness stations and a splash pad.

Two SunRail stations, LYNX Central and Church Street, and the free LYMMO bus circulate the downtown core, so a City Hall shift from Amelia’s Arena Retreat or Fruit Tree Home is one of the few commutes in the portfolio where the car can sit some days. From the West Orlando and Northwest Orlando homes, a car is the practical choice for the whole trip.

None of the thirteen has a pool; they are residential houses. Bed and bath counts are the counts published in each home's own listing, and a sofa is never counted as a bed. Six homes publish a street address on the site, the Amelia, Head Avenue, Piedmont, Dollins, Katherine and 25th Street houses among them; the other six publish a neighborhood and zip code, with the exact address shared once you book.

Is there a shorter option than a full month?

Monthly stays are booked directly with us on a written agreement. For a shorter site visit or a training course, nightly and weekly stays run through each home's Airbnb and Vrbo listings. Either way, the same closest homes, the 25th Street, Amelia, Dollins and Sunset Lake houses, are available.

What happens if a recruit's academy schedule or a project runs longer than planned?

Extensions are by the month. Tell us as soon as you know a stay will run past its first end date, and we will hold the following month at the same house where we can. There is no daily or weekly extension, only a monthly one, so it helps to flag a likely extension as early as you can.
