About Malibu Groves

Malibu Groves is a quiet residential neighborhood on Orlando's west side, south of Old Winter Garden Road and the Central Florida Fairgrounds and just east of Kirkman Road. Its advantage is position: SR-408 puts downtown about nine minutes away, Universal is about twelve, and Valencia College's West Campus and the MetroWest office corridor are a few minutes south on Kirkman Road.

Our home here is Meet. Play. Stay., the newest-built house in the portfolio, with a game room, desks in two bedrooms, a fenced yard and a covered patio, which makes it the pick for remote workers, small corporate teams and families who want a newer house close to both downtown and Universal.

Where Malibu Groves sits

Malibu Groves sits in the 32811 zip code on Orlando's west side, in the same broad stretch of the city as Washington Shores and the streets around Camping World Stadium. It runs along the east side of Kirkman Road, with Old Winter Garden Road and the Central Florida Fairgrounds marking its northern edge, on a grid of single-family blocks that sat here before the office parks and restaurant plazas of MetroWest filled in around it. Our one home in this pocket, Meet. Play. Stay., is also the newest-built house in the whole Libema portfolio: a three-bedroom, two-bath place with an attached garage, a fenced backyard and a covered front porch, on a street where the landscaping is still young compared with the older bungalows we rent elsewhere in Orlando.

The location works because Malibu Groves sits between two destinations that anchor a lot of Orlando stays, without belonging to either one. SR-408 connects the neighborhood to downtown and the hospital campuses, and Kirkman Road connects it to Universal Orlando one way and, heading south, to the MetroWest office corridor and Valencia College's West Campus the other. The Fairgrounds, home to the Central Florida Fair each spring and concerts through the rest of the year, is about 4 minutes away. That mix, a fast run to a hospital shift, a theme-park workday, a community college class or a downtown office, from one address, is why we point remote workers, small project teams and families toward this house instead of a hotel near the airport or the tourist corridor.

The area guide covering this cluster groups Malibu Groves together with Washington Shores, since both neighborhoods run on the same stretch of highway. SR-408 and Kirkman Road carry most of the daily traffic, with Old Winter Garden Road and West Colonial Drive filling in the local errands. Camping World Stadium and the Kia Center anchor the identity of this whole side of the city, hosting games, bowl matchups and concerts through the year, and both sit close enough to reach on the same run into downtown.

By road and without traffic, Meet. Play. Stay. is about 9 minutes from downtown Orlando, 6 minutes from Camping World Stadium and about 10 minutes from the Kia Center. Universal Orlando is about 12 minutes up Kirkman Road, and Valencia College's West Campus and the MetroWest office corridor are both about 7 minutes south on the same road. Of the three hospitals we track for this neighborhood, Orlando Health / ORMC and Orlando Health's Health Central campus in Ocoee are both about 10 minutes away, and AdventHealth Orlando is about 12 minutes. Grocery runs and everyday meals

Malibu Groves itself is residential, so the grocery run means a short drive, not a walk to a corner store. The pick for Meet. Play. Stay. is the Publix at Metro West Village on South Hiawassee Road, or the Publix on South Kirkman Road, both close by and both full-size supermarkets that easily cover a week of cooking for a house with a kitchen island, a dining table for six and a stocked kitchen, which is standard at every Libema home.

For meals out, the MetroWest restaurant corridor on South Hiawassee Road is the everyday option: Tacos Don Andres for birria, Habibi Lebanese Grill for shawarma, a sushi spot, and Marco's Pizza, all within the same stretch of plazas. Just over on Kirkman Road, Teak Neighborhood Grill covers craft beer, burgers and a weekend brunch. For coffee, Mecatos Bakery & Cafe on South Hiawassee Road pours Colombian coffee alongside its pastries and is the closest sit-down cafe to this house. None of it takes more than a few minutes in the car, and between the corridor and the two Publix locations, a month-long stay here does not mean living out of takeout containers.

Parks, gyms and pharmacies nearby

The chain gyms cluster along West Colonial Drive and Orange Blossom Trail: Planet Fitness, EOS and LA Fitness all have locations there, a short drive from the house. The Downtown Orlando YMCA on North Mills Avenue is the area's full-service option, with two pools and a longer class schedule, a few minutes further east. Pharmacies are easy to find along the same corridors, with a Walmart, CVS and Walgreens all on West Colonial or Orange Blossom Trail.

For parks, the same area guide that covers Malibu Groves lists Lake Lorna Doone Park, a twelve-acre city park just north of Camping World Stadium that reopened in 2021 after a rebuild, with a walking loop, outdoor fitness stations, a splash pad, an inclusive playground, basketball courts and a lakeside pavilion. It sits closer to our homes in Washington Shores than to Malibu Groves, but it is an easy stop on the same SR-408 run toward the stadium and downtown. Washington Shores Park on Columbia Street adds a smaller neighborhood green space in the same direction. With a fenced yard and a covered patio at the house itself, these public parks are more useful for a longer walk or a pickup game than for everyday play, which happens at home.

Of the three hospitals tracked for this neighborhood, Orlando Health / ORMC downtown and Orlando Health's Health Central campus in Ocoee tie as the closest, both about 10 minutes away, with AdventHealth Orlando a couple of minutes further; that short run to any of the three is one reason travel nurses on assignment ask about this cluster too, alongside the remote workers and families who book it most. Meet. Play. Stay. is the newest-built home in the Libema portfolio, and it shows: cream and gray finishes, black-framed windows, and a fireplace TV wall behind a large sectional in the open living room. It has three bedrooms and two bathrooms, both with walk-in tile showers, and sleeps up to nine. Two of the bedrooms have a desk and an office chair built in, which puts it in a small group: it is one of only two homes in the portfolio with a desk set up in the bedrooms, alongside The Clue House. The kitchen has an island with seating and a separate dining table for six, and a laundry room handles the wash without a trip to a laundromat.

The game room is the other reason people book this stay: a full-size pool table, a dart board and a second table, kept away from the bedrooms so a game can run late without waking anyone. It is one of three homes in the portfolio with a dedicated game room, and the only one of the three with a full-size pool table: Piedmont's game corner has a foosball table and arcade basketball, and Entertainment Home's has a foosball table and table tennis. Outside, the fenced backyard has a cornhole set and a covered back patio with wicker seating, and the attached garage and covered front porch round out a house built for a family or a small group of coworkers to actually use. Worth knowing before you book: because the house is new, the landscaping is still young and the yard is plain grass, the game room uses colorful LED cove lighting, and the furnishings throughout are simple and practical, picked for comfort over style. None of that gets in the way of what the house does well, but we would rather you know it going in.

This is also one of six Libema homes that publish only the neighborhood and zip code rather than a street address; the exact address, along with the rate and the deposit, is confirmed in writing once you book. Who books this house

Remote workers and small project teams are the steadiest booking here, and the desks, the Wi-Fi and the kitchen are the reason: someone can hold video calls from a bedroom desk during the day and use the game room in the evening without leaving the house. Companies relocating an employee for a few months book Meet. Play. Stay. for reasons a hotel room cannot match: a real kitchen, laundry in the house, and one monthly rate instead of a nightly bill that keeps climbing. Tolls, rush hour and getting around

SR-408, the expressway that carries most of the drive times on this page, is tolled by transponder or license plate, so a SunPass or E-PASS is worth having if your stay runs more than a week or two. Orlando's rush hours add time to the longer routes out of this cluster, especially the AdventHealth Orlando run and anything east toward Lake Nona, so the numbers above are the without-traffic baseline, not a guaranteed time. That run, and the longer drives out toward Lake Nona, lengthen the most during the morning and evening commute, while the shorter runs to downtown, Universal and the stadium hold up better through the day.

This is a drive-everywhere part of Orlando. The SunRail line and the downtown LYMMO bus serve our homes on the downtown edge, in Parramore and Holden Heights, but Malibu Groves runs on the highway network instead: SR-408, Kirkman Road, Old Winter Garden Road and West Colonial Drive handle the daily trips. Bring a car, or plan on rideshare for the grocery run and the restaurant corridor on South Hiawassee Road.
