The walkable side of the portfolio: Lake Eola and its Sunday market, College Park's coffee and kitchens, Loch Haven's museums, SunRail and LYMMO.

This is the walkable side of the portfolio. Our Amelia Street House sits in Parramore on the western edge of downtown, minutes from the Orlando Health campus, the Kia Center and Creative Village, and the 25th Street House is just south in Holden Heights, close to Orlando Health / ORMC. College Park, one of the city's most established close-in neighborhoods, is a short hop north. If you want to be near the hospitals, the arena and the offices - and to leave the car parked more often than you would anywhere else in Orlando - this is the cluster.

Groceries and everyday shopping

The Publix at The Paramount on Lake Eola (400 East Central Boulevard) is the downtown grocery, a compact urban store and about the only supermarket you can walk to in the city core. South of downtown near Holden Heights there is a Publix on South Orange Avenue, and College Park has its own Publix on Edgewater Drive. For a big weekly shop, the Walmart Supercenter and the international grocers on the west side (see our northwest guide) are a short drive.

Where to eat

The concentration of good, independent restaurants here is the highest in the portfolio. College Park's Edgewater Drive is a walkable strip of neighborhood kitchens - Adriatico Trattoria for old-school Italian, Zeytin (4439 Edgewater Drive) for Turkish, Christo's Cafe for a plain good breakfast and lunch. East of downtown, the Mills 50 district holds the largest Vietnamese-American community in Florida; the pho and banh mi along Mills Avenue are the real thing, and Z Asian there has earned a Michelin Bib Gourmand. Downtown proper and Church Street cover the range from quick lunches to a night out, and the west-side soul food in our Washington Shores guide is minutes away.

Coffee

College Park is where the cafes are. Foxtail Coffee (3405 Edgewater Drive) is the roomy laptop-friendly one, Cups & Pups Coffee (2413 Edgewater Drive) is dog-friendly and pours locally roasted Lineage beans, and Tartine (2445 Edgewater Drive) is a small French cafe for pastries. Downtown has its own scattering of independents within a short walk or LYMMO ride.

Parks and the outdoors

Lake Eola Park is downtown's signature green space: a fountain, the resident swans, pedal-powered swan boats to rent (about $15 a half-hour, Tuesday through Sunday), an amphitheater, and a roughly one-mile sidewalk loop. Its Sunday farmers market runs 10 a.m. to 3 p.m. on the southeast corner, with food stalls, local makers, a beer garden and live music. North of downtown, Loch Haven Park gathers the Orlando Museum of Art, the Orlando Science Center, Orlando Shakes and Orlando Family Stage in one place, with the Mennello Museum of American Art beside it. A little farther, Harry P. Leu Gardens is a fifty-acre botanical garden on the lake. It is a lot of genuine culture inside a few minutes' drive.

Gyms and fitness

The Downtown Orlando YMCA (433 North Mills Avenue) has been the community's full-service gym since the 1960s - two pools, a sauna, courts and a deep class schedule. Boutique studios and chain gyms are scattered through downtown and the Mills 50 edge, and Lake Eola's loop is the free everyday option.

Pharmacies and everyday errands

Downtown has the Publix pharmacy at Lake Eola plus CVS and Walgreens within a few blocks. The hospitals are essentially next door: Orlando Health / ORMC and Arnold Palmer and Winnie Palmer are minutes from both homes, and AdventHealth Orlando is a short run north.

Getting around

This is the one part of Orlando where you can lean on transit. Two SunRail stations - LYNX Central and Church Street - put you on the regional north-south line toward Winter Park, Sanford and Kissimmee, and the free LYMMO bus circulates the downtown core all day. LYNX Central is the main bus hub. You still have I-4, SR-408 and Orange Avenue for the drives, but for a downtown stay the car can sit more than it moves. Where Amelia’s Arena Retreat and Fruit Tree Home sit

Amelia’s Arena Retreat sits at 3013 W Amelia St in Parramore, on the western edge of downtown Orlando, zip 32805. Fruit Tree Home sits at 1010 25th St in Holden Heights, a close-in neighborhood just south of downtown, also zip 32805. Both publish a full street address instead of a neighborhood and zip, and both were renovated before they joined the portfolio. That is the whole of this cluster: two furnished houses, two blocks of the city, sitting between the hospital campuses and the arena district that this guide's drive table already covers.

Amelia’s Arena Retreat is a four-bedroom, two-bathroom house that sleeps eight, on a lot with a fenced backyard under mature shade trees and its own concrete driveway. Fruit Tree Home is smaller on paper, three bedrooms and two bathrooms, and sleeps ten, with a fenced backyard, a screened front porch, and a concrete driveway of its own. Neither is a new build. Both are older single-story houses that went through a real renovation before their first guest, and the difference between them comes down to layout and a handful of details.

Inside Amelia’s Arena Retreat and Fruit Tree Home

Amelia’s Arena Retreat kitchen has white shaker cabinets, stainless appliances and granite-look counters, and one bedroom has its own attached bathroom, which two adults on the same trip tend to appreciate. The dining area seats four.

The plain parts are worth naming too. The exterior stucco shows some patching, the backyard grass is grassy but a bit overgrown in spots, and one bedroom has a bed on an exposed foundation with no frame underneath. It is a modest older single-story home on a block where the houses sit close together, not a new build, and we would rather you know that before you book than after.

Fruit Tree Home runs a galley kitchen with quartz-look counters and stainless appliances, a glass-top dining table that seats four, and full-size laundry on site instead of a trip to a laundromat. Keyless entry means you let yourself into the house without waiting on us to hand you a key, and there are fruit trees in the yard. The honesty flags here are just as direct: it is a compact home with small bedrooms, the yard trees show some dead or browning foliage, the backyard is fenced but unmanicured, and the laundry sits in an unfinished porch area next to the water heater.

The drive to the hospitals, home by home

Both homes are close to Orlando Health, though not by the same number of minutes. From Amelia’s Arena Retreat it is 9 minutes to Orlando Health / ORMC, 9 minutes to Arnold Palmer and Winnie Palmer, and 9 minutes to AdventHealth Orlando. From Fruit Tree Home it is 5 minutes to ORMC, 4 minutes to Arnold Palmer and Winnie Palmer, and 8 minutes to AdventHealth Orlando. Every one of these is a road-routing time without traffic; Orlando's rush hours add to the longer ones, and the stretch of I-4 through downtown is the one to watch from either house.

Farther out, the two houses stay close together. AdventHealth Altamonte Springs is 19 minutes from Amelia’s Arena Retreat and 18 from Fruit Tree Home. Orlando Health Health Central in Ocoee is 12 minutes from Amelia’s Arena Retreat and 16 minutes from Fruit Tree Home. Nemours Children's Hospital, in Lake Nona, is 33 minutes from Amelia’s Arena Retreat and 32 minutes from Fruit Tree Home. The Orlando VA Medical Center is also out in Lake Nona, in the same 32-to-42-minute band we track there across all thirteen homes, though we do not have a minutes figure specific to this cluster for that hospital. If your assignment is in Lake Nona, we say so plainly instead of selling either house as a short commute to it.

Getting to the courts, the campuses and the arena district

This cluster sits closer to Orlando's civic and cultural core than the drive table above shows on its own. Creative Village, the district built around UCF's downtown campus, Valencia College's downtown campus and the Electronic Arts (EA Orlando) studio, is 7 minutes from Amelia’s Arena Retreat and 6 minutes from Fruit Tree Home. Orange County Government's offices and the City of Orlando's own offices sit downtown as well, inside that same short drive, which is part of why this cluster comes up for interns, students, and government or municipal staff on a project assignment.

The arena and stadium district is close as well. The Kia Center is 7 minutes from Amelia’s Arena Retreat and 6 minutes from Fruit Tree Home. Inter.co Stadium is 6 minutes from both. Camping World Stadium is 4 minutes from Amelia’s Arena Retreat and 6 minutes from Fruit Tree Home. A bowl game, a concert or an Orlando City match does not mean crossing the metro in event traffic from either house, since you already sit inside the corridor that feeds the venues.

Parramore's civic core and Holden Heights next door

Parramore is Orlando's historic neighborhood immediately west of the downtown business district, separated from the office towers only by I-4. It is also the city's sports and events neighborhood: the Kia Center arena and Inter.co Stadium sit inside Parramore itself, and the Orange County courthouse and the wider downtown business district border it on the other side. Courts and offices on one edge, an arena and a stadium on the other, is why Amelia’s Arena Retreat works for a corporate stay one month and a game weekend the next without changing which house you book.

Holden Heights, just south, is a close-in neighborhood tucked between Orange Blossom Trail and Orange Avenue. Its selling point is straightforward: 5 minutes to Orlando Health / ORMC and 4 minutes to Arnold Palmer and Winnie Palmer from Fruit Tree Home, with quick I-4 access to the rest of the metro when a trip takes you further out.

Houses for a bigger family or crew

Some groups need more than one roof. Amelia’s Arena Retreat and Fruit Tree Home each sit close to Orlando Health / ORMC on their own numbers, 9 minutes and 5 minutes, and both inside the same downtown corridor this guide covers. Together they sleep eighteen: eight in Amelia’s Arena Retreat across four bedrooms, and ten in Fruit Tree Home across three. A family gathering around a patient at Arnold Palmer or Winnie Palmer, or a crew working the same downtown project, can split across both houses and keep each one within a short drive of the hospital or the office.

Each house keeps its own rate, deposit and pet policy, confirmed in writing when you inquire. Tell us up front that you want both homes and we will work out dates and terms for each at the same time, so nobody is left waiting on the second house.

College Park, and the homes nearest to it

College Park does not have a Libema home inside its own boundaries. The three homes closest to it are ones already named in this guide and in our northwest cluster: Amelia’s Arena Retreat on the downtown edge, WinterPark Home in Lockhart, and The Clue House in Pine Hills. If College Park's village of shops along Edgewater Drive is where you want to spend your time, say so when you inquire and we will point you to whichever of those three fits your dates.

College Park's zip code, 32804, sits just northwest of downtown along streets named for colleges: Princeton, Harvard, Yale. It is one of Orlando's most established close-in neighborhoods, and its short hop to AdventHealth Orlando's main campus is a big part of why it comes up so often for clinicians who ask about staying there specifically. We say so plainly: a home inside College Park itself is not something we offer yet, and the nearest of ours is still a short drive rather than a walk.

The reviews below come from the homes' own Airbnb listings, with the reviewer's name and the month attached, copied exactly as they were written. Fruit Tree Home carries 142 of them at a 4.83 rating, the most of any home in the portfolio. Amelia’s Arena Retreat carries 6 at the same 4.83 rating.

Who books this stretch of Orlando

Amelia’s Arena Retreat is tagged for travel nurses and medical staff, insurance and displacement stays, relocations, corporate and business housing, event and game-day weekends, family vacations, and students and interns, which covers most of who actually calls about this corner of downtown. Fruit Tree Home adds government and per-diem travelers, families of patients staying near the hospital, and snowbirds who want a downtown-edge base for the season, on top of the same nurse, relocation, family and event bookings.

In practice that means a solo travel nurse on an Orlando Health contract, a family displaced from a home repair who wants to stay inside school zones they already know, a government contractor on a per-diem assignment near the courthouse, and a family with someone admitted at Arnold Palmer or Winnie Palmer all end up looking at the same two houses for the same reason. They sit minutes from the hospital campus and the downtown core, with a kitchen, laundry and private parking that a downtown hotel room will not give you.

Parking, tolls and getting around without leaning on the car

Both homes have their own concrete driveway, so parking is not a nightly search for street space. SR-408 is tolled by transponder or license plate, and on a stay of a month or longer a SunPass or E-PASS pays for itself on the short downtown drives you will make often. I-4 through downtown backs up at the standard rush hours, and that is the route both homes lean on most, so a 9-minute drive from Amelia’s Arena Retreat to AdventHealth Orlando or ORMC can run longer during rush hour.

Downtown's SunRail stations and the free LYMMO loop are useful once you are inside the walkable core, but getting from either home to that core in the first place still means a short drive, since both sit in residential Parramore and Holden Heights, away from the station platforms themselves. Guests who want to leave the car parked most days tend to drive in once, park near Church Street or Lake Eola, and walk from there for the rest of the day.

Before you book on the downtown edge

The guests who have the easiest move-ins on this side of the city tend to sort a few things out first.

  • Which hospital or campus. Fruit Tree Home is fewer minutes from Orlando Health / ORMC and Arnold Palmer and Winnie Palmer. Amelia’s Arena Retreat sits at a similar distance from all three of ORMC, Arnold Palmer and Winnie Palmer, and AdventHealth Orlando, which helps if you are not sure yet which campus you will land on.
  • Laundry. Fruit Tree Home has full-size laundry on site. Amelia’s Arena Retreat has its own washer and dryer as well, just not the full-size set.
  • Room to spread out. Amelia’s Arena Retreat sleeps eight across four bedrooms, with one bedroom that has its own attached bathroom. Fruit Tree Home sleeps ten across three bedrooms, which suits a bigger group willing to share.
  • A car or not. Both homes have a private driveway, and getting to the SunRail stations and the downtown core from either one still means a short drive. Budget for a SunPass or E-PASS if your stay runs a month or more.
  • Which segment you fall into. Tell us if you are a nurse, a relocating family, a government contractor, a family of a patient, or a group in town for a game or a concert. It changes which of the two homes, or which other home in the portfolio, we point you to first.
