Six of the thirteen, the Amelia, Head Avenue, Piedmont, Dollins, Katherine and 25th Street houses, publish a street address on the site. The other six, the Meet & Play, Entertainment, Londonderry, Cozy, Sunset Lake and Wekiwa houses, publish a neighborhood and zip code instead, with the specific address given at booking, so whoever handles your paperwork has it in writing before anyone arrives.
Matching a headcount and a length of stay to a home
A relocation, a claim or a staffing contract rarely states a headcount in the first message, but it is the fastest way to point you at the right house. All thirteen of our homes are separate furnished houses, never a shared room or a unit inside an apartment building, and the smallest sleeps six while the largest sleeps fifteen.
A single relocating employee or a couple on assignment fits the small end of the portfolio: Wekiwa Home sleeps six, and Amelia’s Arena Retreat and WinterPark Home each sleep eight. A small project team, a couple with one or two children on a company move, or a family displaced from a smaller home fits the middle of the range, Meet. Play. Stay. at nine or Fruit Tree Home at ten. At the large end, Game Day Getaway-Downtown Orlando sleeps thirteen, Piedmont fourteen and The Clue House fifteen, which is where a crew on a contract, a multi-person claim, or a larger relocating household lands.
One agreement covers the whole house at a monthly rate, whatever the headcount inside it, so the arithmetic for a coordinator or an adjuster is one number, not one number per person. If the group you are placing is larger than any single house, say so; several of the thirteen sit close enough together to book more than one, which a later section on this page goes through.

The Amelia House in Parramore is the one we point relocating employees and displaced families toward first when downtown matters: a four-bedroom, two-bathroom house about 7 minutes from downtown Orlando and 9 from Orlando Health / ORMC, with a fenced backyard and a private concrete driveway. It carries a tag for corporate stays alongside a tag for insurance and displacement placements; the same house that suits a relocating employee often suits a family waiting on a repair.
The Piedmont House in Washington Shores is the one we reach for when a company vehicle or a few personal cars are part of the picture: a four-bedroom, three-bathroom house that sleeps fourteen, with a large concrete parking pad and a game room, about 11 minutes from downtown and 7 from Camping World Stadium. It is tagged for government and per-diem stays as well as insurance displacement.
The Wekiwa House in Hiawassee sits at the other end of the range: a compact two-bedroom, two-bathroom house that sleeps six, with a king bedroom and full-size laundry, about 17 minutes from downtown and 16 from AdventHealth Orlando. It suits a single employee or a couple who would rather pay for a whole house than a hotel suite with no kitchen.

The commute across the office and hospital corridors
Coordinators tend to ask about one commute at a time: the office, the site or the campus their person reports to. The portfolio's thirteen homes sit along the west, northwest and downtown edges of the city, which puts every one of them within a workable drive of the downtown business district while spreading out toward the west-side offices, the northwest medical campuses and the convention corridor on International Drive.

By road and without traffic, every home runs 6 to 17 minutes from downtown Orlando's City Hall, a band tight enough that the choice usually comes down to which side of downtown someone needs rather than whether they can reach it at all. The Orange County Convention Center runs 18 to 31 minutes across the portfolio, and the International Drive corridor around ICON Park, where a lot of trade-show and hospitality-industry work happens a week at a time, runs 15 to 27 minutes.
Farther out, the office corridor around Heathrow and Lake Mary, home to insurers and banks including Liberty Mutual Group and AAA, the Auto Club Group, also runs 18 to 31 minutes, and the Sand Lake Road corridor where Lockheed Martin sits runs 11 to 24. SR-408 and I-4 carry most of these routes and both are tolled, so a SunPass or E-PASS is worth having.

Every one of the thirteen homes comes with the same working baseline, whether the guest is a relocating employee, a family displaced by a claim, or a contractor on a six-month project. A full kitchen matters more on a stay that runs a month than a week, and every house has one, stocked with cookware and dishes.
Exact inclusions vary a little by home and are confirmed in writing when you book.
Wi-Fi is on before anyone arrives in every house, which matters more than it sounds when someone needs to sync a laptop to a company network on day one. A few homes go further for someone who plans to keep working from the house day to day. The Clue House in Pine Hills has a bedroom set up with a desk, alongside full-size in-unit laundry and ceiling fans through the whole house.

Meet. Play. Stay. in Malibu Groves has desks in two of its three bedrooms and an attached garage, useful for a relocating employee who wants a laptop-and-Wi-Fi setup without renting an office. Eight of the thirteen homes, the Amelia, Head Avenue, Piedmont, Dollins, Katherine, 25th Street, Meet & Play and Sunset Lake houses, have a fenced yard, which matters if someone is bringing a dog on a company move or a longer displacement.
How billing splits by who is paying
The paperwork changes shape depending on who signs. A company or an established staffing or relocation agency signs a monthly agreement in its own name, with the traveling employee as the occupant. The agreement can carry your purchase order or cost-center reference, we invoice by the month, and net-30 terms apply once the first month is settled up front. An individual employee on a stipend or a per-diem allowance signs in their own name instead, with itemized monthly receipts they submit for reimbursement.
An insurer or a policyholder's housing coordinator works a third way. The agreement still runs month to month, which fits a repair or rebuild timeline nobody can pin down on day one, and the paperwork lines up with what an adjuster typically needs for an Additional Living Expense claim: dates, the rate, and a written record of who is staying in the house. A government employee, a contractor or a reservist on orders follows the company path more than the individual one: a written agreement and monthly receipts formatted the way a travel voucher expects, with a purchase order if your agency issues one. Whichever of these you are, a W-9 and a certificate of insurance come on request, since Libema carries a commercial landlord liability policy.
Placing more than one traveler or household at once
A staffing agency dispatching three travel nurses to three different hospitals, a company relocating a small project team, or an insurer housing two households from the same storm claim all have the same practical problem: more than one address to track under one point of contact. The portfolio helps here because several of the thirteen homes cluster together. Four sit in Pine Hills, and a fifth, WinterPark Home, is a few minutes north in Lockhart. Three more, the Piedmont, Dollins and Sunset Lake houses, sit in Washington Shores, with Meet. Play. Stay. a little west in Malibu Groves.
Each house still gets its own agreement and its own invoice, since the homes are separate properties rather than units in one complex, but you deal with the same phone number and email address for all of them. Tell us the number of houses and the rough area each group needs, and we will say plainly which cluster fits.
Living near the placement for the length of the stay
A month-long relocation or a longer insurance displacement means someone is actually living in the neighborhood, not just sleeping in it between shifts, so groceries, food and the closest pharmacy end up mattering as much as the drive to work. From Amelia’s Arena Retreat on the downtown edge, the compact Publix at The Paramount on Lake Eola is the walkable grocery option, and the wider mix of downtown and College Park restaurants, described in our Downtown & Close-In area guide, is a few minutes' drive.

From the Pine Hills and Lockhart homes, Presidente Supermarket and the Caribbean Supercenter on West Colonial Drive cover the everyday shop, and Barnett Park's splash pad sits a short drive away; our Pine Hills & Northwest Orlando guide has the rest. Getting around any of these clusters is mostly by car, and SR-408 and I-4 are tolled, so a SunPass or E-PASS pays for itself over a stay of more than a few weeks.

Yes. One monthly rate for the whole house, invoiced per month with the agreement in the company's name and itemized receipts for expense or per-diem processing. For established companies, agencies and insurers we bill on net-30 terms under a signed agreement or purchase order; first-time bookings settle the first month up front, then monthly.
Do you provide a W-9, a COI and vendor paperwork?
Yes. We provide a W-9 and a certificate of insurance on request, and we'll complete a standard vendor-onboarding form. Tell us early about anything specific your procurement team needs.
