A day in a temporary stay
Ask someone three weeks into a temporary stay what changed and they usually mention the small things first. A coffee maker that's already plugged in. Towels that are already folded in a linen closet. A driveway where a car sits without a monthly permit or a nightly hunt for parking. The stay is not a vacation and nobody here is treating it like one; it's a house that has to work for as long as a closing date, a repair, a claim or a work assignment takes, and then some.
The households that end up on this page fall into a handful of situations: a home sale closed before the next one did, a fire or a burst pipe put a family out of their own kitchen for months, a company moved someone to Orlando before their own house sold, or a hospital stay stretched into weeks and someone needed a base nearby that wasn't a hotel room. The Amelia House in Parramore is the pick for anyone who wants to be close to the downtown core: about 7 minutes to downtown Orlando and 9 to both Orlando Health / ORMC and AdventHealth Orlando. It's a four-bedroom, two-bath house with a freshly renovated kitchen, a private fenced backyard and a driveway, enough room for a family mid-move or a couple whose boxes haven't found a shelf yet.
The 25th Street House in Holden Heights sits about 6 minutes from downtown Orlando, 5 from Orlando Health / ORMC and 8 from AdventHealth Orlando. It's a three-bedroom bungalow with a full-size washer and dryer and a fenced backyard with fruit trees, and it carries more Airbnb reviews than any other home we have, 142 of them at a 4.83 rating.
The Dollins House, in Washington Shores, sleeps up to thirteen across four bedrooms on a shaded lot of mature oaks, about 7 minutes from both downtown Orlando and ORMC. Two families sharing a stay while their own houses are repaired, or a company housing two employees at once, can each keep a bedroom instead of splitting a hotel suite.
For a bigger household, the Head Avenue House has six bedrooms and three bathrooms in Pine Hills, about 11 minutes from downtown and 12 from AdventHealth Orlando, with a desk built into the layout for anyone still working while the rest of the household settles in. The Piedmont House, also in Washington Shores, has four bedrooms, three bathrooms and a parking pad that fits several vehicles, about 11 minutes from both downtown and ORMC. If the AdventHealth system in Altamonte Springs or Winter Park matters more than downtown, the Katherine House in Lockhart is the closest of our homes to both, with a screened porch and a private driveway. And for one or two people who don't need more than two bedrooms, the Wekiwa House in Hiawassee is the smallest home in the portfolio, with two full bathrooms so nobody has to coordinate a single shower schedule.
The drive to downtown, the hospitals and the airport
A temporary stay doesn't pause the rest of your life, and most of what pulls people out of the house during a gap like this sits in one of four directions: downtown Orlando for work, closings and city offices; the Orlando Health / ORMC and AdventHealth Orlando hospital campuses if a medical reason is part of why you're here; and Orlando International Airport for the flights back and forth that a displacement, a relocation or a business assignment usually involves.
By road and without traffic, our thirteen homes run from 6 to 17 minutes from downtown Orlando, depending on the home.
The two big hospital systems sit close to the same cluster of homes: Orlando Health / ORMC runs from 5 to 18 minutes across the portfolio, and AdventHealth Orlando from 8 to 16. The airport is the longer leg from every home, 26 to 39 minutes, since all thirteen of our homes sit on the west, northwest and downtown edges of Orlando, a longer haul from the terminal than the downtown or hospital runs.

Two things are worth planning around. SR-408 and I-4 carry most of these routes and both are tolled, so a SunPass or E-PASS transponder is worth having if your stay runs more than a few weeks. Orlando's rush hours add time to the longer routes on this list, particularly the airport run and anything crossing toward the northern AdventHealth campuses. If your stay includes regular hospital visits or a fixed flight schedule, tell us and we'll point you to the home with the shortest version of that specific drive.
What's already in the house
Moving into a furnished house should mean arriving with a suitcase, not a truck. Every one of our homes comes with furniture, made beds and linens, a kitchen stocked with cookware and dishes, a washer and dryer, Wi-Fi from day one, and private parking in a driveway, carport or parking pad. None of our houses have a pool, so there's nothing extra to maintain or insure while you're settling into a routine that already has enough new pieces in it.
Exact inclusions vary a little by home and are confirmed in writing when you book.
The exact list is confirmed in writing when you book, and it holds steady whether your stay runs one month or several. At Fruit Tree Home, that means a renovated kitchen with a French-door refrigerator and an electric range, plus a full-size washer and dryer on site instead of a shared laundry room down a hallway.
A private driveway matters more than it sounds like it should when a stay runs long: no permit to renew, no garage fee, and somewhere to park a second car if a partner or a grown child is staying with you. Bed and bathroom counts are the ones published on each home's own listing, and a sofa is never counted as a bed, so what you see in the listing is what you get.
How billing works for a temporary stay
Who ends up paying for a temporary stay varies more here than on most of our other pages, and the paperwork follows whoever that is. If you're covering the stay yourself, you sign the agreement, pay the deposit and the first month, and get an itemized receipt each month that you can hand to an employer or an insurer later if part of the cost is reimbursed after the fact.
If an insurer is covering the stay under a homeowner's or renter's policy, or a company or a relocation coordinator is placing you, we can write the agreement directly to that party, invoice monthly in their name, and provide a W-9 and a certificate of insurance on request, since Libema carries a commercial landlord liability policy. Established companies, agencies and insurers can be billed on net-30 terms under a signed agreement or a purchase order, with the first booking paid up front.
None of this changes what the house costs to run day to day. The monthly rate, the deposit and the pet policy are confirmed in writing when you inquire; we don't publish rates on the site because they vary by home and by season. What we can say is that the rate covers the whole house, not a room, and it stays a single agreement whether the stay runs one month or gets extended several times over.
Settling in while the gap closes
Where you shop and spend a weekend depends on which cluster your home sits in, and each of our local area guides covers its own corner in more depth. From Amelia’s Arena Retreat and Fruit Tree Home on the downtown edge, the compact Publix at The Paramount on Lake Eola (400 East Central Boulevard) is the walkable grocery, and downtown's Church Street district and the Mills 50 restaurant strip, home to the largest Vietnamese-American community in Florida, are a short drive or a LYMMO ride away.

Lake Eola Park itself is worth building a week around: a roughly one-mile sidewalk loop, the swan boats, and a Sunday farmers market that runs 10 a.m. to 3 p.m. North of downtown, Loch Haven Park gathers the Orlando Museum of Art, the Orlando Science Center and Orlando Shakes in one place, and Harry P. Leu Gardens adds fifty acres of botanical garden on the lake. Two SunRail stations, LYNX Central and Church Street, plus the free LYMMO bus, make this the one part of the portfolio where you can leave the car parked more than you drive it.
From Game Day Getaway-Downtown Orlando and Piedmont in Washington Shores, the everyday stop is the Walmart Supercenter on West Princeton Street or Presidente Supermarket on Pine Hills Road, and Nikki's Place, a soul-food kitchen on South Orange Blossom Trail that's served the neighborhood since 1999, sits less than a mile from the stadium. Lake Lorna Doone Park, a twelve-acre city park just north of Camping World Stadium that reopened in 2021, adds a walking loop, outdoor fitness stations and a splash pad two minutes from City and Stadium Sanctuary Vibes.
Wherever your home sits, plan on a car for daily errands outside the downtown edge. SR-408 and I-4 are the spines of nearly every trip on this list, and both are tolled, which is the other reason a transponder pays for itself over a stay that runs more than a few weeks.

Before you call, a short list to have ready
The stays that go smoothly tend to have these sorted out before the first call.
- What's driving the gap. A closing that hasn't lined up, a repair, a claim that's still open, or a job that started before the move did. It changes nothing about how we book the house, but it helps us match the length of the agreement to what you actually expect.
- How firm your move-in date is. If a contractor or a closing date could slip, tell us early so we can hold the home or point you to one that's open a little later.
- Who's coming, and any pets. A partner, kids, an aging parent, a dog or a cat. Several of our homes accept pets, and the policy and any deposit are confirmed in writing before you commit.
- Who's paying. You directly, or an insurer, employer or relocation coordinator. It determines whose name goes on the agreement and where the monthly invoice goes.
- How close you need to be. Downtown, a hospital campus, or the airport corridor. Tell us which one matters most and we'll point you to the home with the shortest version of that drive.
- A car. Outside the downtown edge you'll want one; every home has private parking, so the only ongoing cost is tolls on SR-408 and I-4.
- The plain parts. Every home page has a section on what to expect before you book: older houses, one bathroom in some homes, and a neighborhood that's residential rather than polished. Read it before you commit to a home, not after you've moved in.

If a home is vacant, within days. Call us with your dates and we'll tell you what's open.
Can we extend month to month?
Yes. Extensions are straightforward; that's the point of temporary housing.
Do you work with insurers and relocation companies?
Yes. We provide the documentation they need and can coordinate directly.
Do you take pets?
Several homes do. Tell us about your pet and we'll confirm the policy in writing.
Do we need to sign a year-long lease?
No. Monthly stays are booked directly with us on a written agreement that names the home, the dates, the rate and the deposit. You extend it by the month for as long as the closing, the repair or the assignment runs, so the agreement covers exactly the time you need rather than a fixed lease term.
Will we know the exact address before we book?
For six of our thirteen homes, yes: the Amelia, Head Avenue, Piedmont, Dollins, Katherine and 25th Street houses each publish a street address. The other six list a neighborhood and zip code on the site, and the exact address is shared once your booking is confirmed.
Whose name goes on the agreement if an employer or insurer is paying?
Whichever party is covering the cost. We can write the agreement to a company, agency, insurer or relocation coordinator, invoice monthly in their name, and provide a W-9 and a certificate of insurance on request. Established companies, agencies and insurers can be billed on net-30 terms under a signed agreement or purchase order once the first booking is paid.
