Fruit Tree Home in Holden Heights and City and Stadium Sanctuary Vibes are about 15 minutes from the Darden campus by road; most of our downtown-edge and west-side homes are within 20. Each comes with private parking, a written monthly agreement and receipts a company can process.
04The drive from each cluster of homes
Darden's Restaurant Support Center sits off John Young Parkway in south Orlando. None of our thirteen homes is next door to it, but none is far either: the closest are about fifteen minutes away and the farthest about twenty-seven, all by road without traffic. The route mostly runs through the same I-4 and SR-408 ramps that already carry our guests toward downtown, the stadium district and the hospitals, just continuing south toward the campus instead of stopping downtown.

That spread matters more for a Darden stay than for some of our other employer pages, because the campus sits south of the city center rather than downtown itself, so a house that is close to downtown or to Orlando Health is not automatically close to Darden. The homes profiled further down this page come out among the shortest on this particular drive, not on the drive to the hospitals or the stadium.
SR-408 is a toll road, billed by transponder or by plate, and a project stay of a month or more is long enough that a SunPass or E-PASS pays for itself against the per-trip plate rate. Set one up in the first week if the daily drive runs south toward John Young Parkway. A relocating employee usually cares most about the daily minutes; a project team booking a single house for several people cares as much about how many bedrooms sit within that radius, which is why the homes profiled below differ in size as well as in minutes.
05Where the homes sit around the campus
The Amelia House sits in Parramore, on the west edge of downtown Orlando. The 25th Street House is a few minutes south of downtown in Holden Heights. The Sunset Lake House, along with the Piedmont and Dollins houses, sits west of downtown around Washington Shores. Meet. Play. Stay. sits a little further west of that cluster, in its own neighborhood of Malibu Groves near Kirkman Road. The Head Avenue, Katherine, Entertainment, Londonderry and Cozy houses are grouped northwest in Pine Hills and Rosemont, and Wekiwa Home sits farthest west in Hiawassee.

Two homes in different directions can land on the same minute count, which is why the map is worth reading alongside the numbers rather than instead of them. Fruit Tree Home, south of downtown, and City and Stadium Sanctuary Vibes, west of downtown, both land at about 15 minutes to the campus even though they start from different clusters.

A daytime office commute behaves differently from a hospital shift, which is worth keeping in mind when picking a cluster for a Darden stay rather than a hospital stay. The downtown and close-in cluster shows up closest to the campus on the numbers above; the west-side cluster in Washington Shores lands within a minute of the same range.
06The workday commute
Parking at the house is rarely the problem here. Most of our homes come with a driveway, a carport, a parking pad or a garage, so a project team is not hunting for street space after a full day at the office, and someone driving alone has one less thing to plan around. Fruit Tree Home, Amelia’s Arena Retreat, Piedmont and Game Day Getaway-Downtown Orlando all have their own driveway, and City and Stadium Sanctuary Vibes has a carport.
Because Darden keeps a standard business day rather than hospital shifts, the drive in the morning and the drive home in the evening can both land inside Orlando's rush-hour windows on I-4 and SR-408. The minute figures above do not include traffic, so add time in both directions rather than assuming only one leg of the day is slow.
The routes from the northwest cluster, the Head Avenue, Katherine, Entertainment, Londonderry and Cozy houses, run the longest and cross more of the metro to reach the campus. The downtown, Holden Heights and Washington Shores homes have a more direct run, which is part of why they show up closest on the drive-time table.
None of this replaces checking your own route at the time you plan to drive it. Traffic on I-4 and SR-408 builds and clears at different points through the day, and a house that looks close on paper can still sit behind a slow stretch of highway during the worst twenty minutes of rush hour.

The 25th Street House in Holden Heights is about 15 minutes away. It is a three-bedroom, two-bathroom bungalow with full-size laundry on site, keyless entry and a screened front porch, and it sleeps up to ten, which covers one relocating employee comfortably or two colleagues sharing a project stay. The Sunset Lake House, also about 15 minutes away, is smaller: a three-bedroom, one-bathroom bungalow under a live oak with a carport out front, sleeping up to eight.
The Amelia House in Parramore is about 16 minutes from the campus, a four-bedroom, two-bathroom home with a fenced backyard under mature shade trees and one bedroom that has its own attached bathroom, useful if two people on the same relocation package would rather split a house than each book separately. It sleeps up to eight.
Piedmont and Game Day Getaway-Downtown Orlando, both in Washington Shores, tie Amelia’s Arena Retreat at about 16 minutes, and Meet. Play. Stay., in Malibu Groves, is about 18. Anyone weighing this page against one of our hospital pages should note that a house close to Orlando Health is not necessarily one of the closest to Darden; the two campuses sit on different sides of the city.
08Settling in for a relocation or a project stay
A relocating employee usually arrives with luggage rather than furniture, and the point of a furnished house is that the first night looks ordinary: made-up beds, a stocked kitchen, and Wi-Fi already connected. The difference from a hotel room is a real kitchen and a washer and dryer, so the weekly grocery run and the laundry pile become a normal part of the week rather than a hotel-lobby errand.

Extensions run month by month at the same terms, and holding the following month is easier the earlier we hear about it, whether that is a relocating employee whose closing date slipped or a project team whose rollout got pushed back.

09Billing for a relocation or a vendor engagement

Amelia’s Arena Retreat and Fruit Tree Home sit close enough to downtown that groceries, food and parks are a short drive rather than a project. The downtown and close-in area guide covers the Publix at The Paramount on Lake Eola for a downtown grocery run and the Publix on South Orange Avenue near Holden Heights for the same errand closer to Fruit Tree Home.

Lake Eola Park itself is worth the drive on an evening off: a roughly one-mile sidewalk loop, swan boats to rent, and a Sunday farmers market from 10 a.m. to 3 p.m. on the southeast corner. The Downtown Orlando YMCA on North Mills Avenue is a full-service gym a few minutes from both homes, with two pools.
City and Stadium Sanctuary Vibes sits on the Washington Shores side, where Nikki's Place on South Orange Blossom Trail has served soul food since 1999, and Lake Lorna Doone Park, a twelve-acre park just north of Camping World Stadium, has a walking loop, outdoor fitness stations and a splash pad. The nearest hospital to the Amelia and 25th Street houses is Orlando Health / ORMC, minutes from both, which matters for a relocation that runs long enough to need routine care. None of this is walkable from the Darden campus itself; it describes daily life back at the house after the workday, which is the part of a relocation or a project stay a hotel room does not offer.

None of the five homes within 16 minutes has a desk on record. A project team that needs real workstations for more than one person is better served by The Clue House or Meet. Play. Stay., both about 18 to 20 minutes from the campus and each with a desk built into a bedroom. For most relocation and single-employee stays, a kitchen table or City and Stadium Sanctuary Vibes's breakfast bar covers a laptop for the evening.
Six of our thirteen homes, Amelia’s Arena Retreat and Fruit Tree Home among them, publish a street address on the site; the other six, City and Stadium Sanctuary Vibes included, publish the neighborhood and zip code and share the exact address at booking. None of the thirteen has a pool; they are residential houses, and bed and bath counts are the counts in each home's own listing, with sofas never counted as a bed.
Exact inclusions are confirmed in writing when you book, since the point of a furnished house is that nothing about move-in day is a surprise. If a relocation or a project stay needs something specific, a crib, extra linens, a particular parking arrangement, ask before you book rather than after you arrive. Several homes accept pets, with the policy and any deposit confirmed in writing before you commit.
A vendor sending a small team can ask the same questions on behalf of several people at once, since the agreement covers the whole house rather than a room-by-room breakdown.
