05The neighborhood
A quiet, established west-side neighborhood by Camping World Stadium: mature trees, room to park, and a fast run into downtown.
Washington Shores is a long-established residential neighborhood on Orlando's west side, southwest of downtown around Lake Mann, Sunset Lake and Camping World Stadium. The streets are calm and shaded, the lots are generous, and downtown is only about seven to twelve minutes away by SR-408 or I-4.
06Inside Game Day Getaway-Downtown Orlando
The renovation here followed the same plan as Piedmont, the other Washington Shores home with gray shaker cabinets and granite-look countertops of its own: a full set of stainless steel appliances, including an electric range, a microwave, and a dishwasher. The living area sits open to the kitchen under a run of marble-look tile that continues through the house instead of stopping at a doorway, and a leather sectional anchors the room in front of a wall-mounted TV. It is a plain, lived-in layout built for cooking a real dinner and sitting down together afterward, not a photo set.
Four bedrooms hold nine beds between them, enough sleeping arrangements for up to thirteen guests when a family brings extra relatives along or a crew splits a job site down the middle. Every bedroom has a ceiling fan and a wall-mounted TV, and blackout curtains cover the windows, which matters on a Florida summer afternoon and matters just as much to a night-shift nurse who needs a room dark at ten in the morning. One bedroom has a mirrored closet, a small detail that helps when several adults are getting ready on the same morning.

The house has two bathrooms. The main one was renovated with a tub-and-shower combo and an LED-lit mirror, the kind of upgrade that is easy to take for granted until you are the fourth person waiting on hot water. The second bathroom is attached directly to one of the bedrooms, the arrangement two people on opposite shifts, or two households sharing one booking, tend to ask for by name.

Outside, the concrete driveway gives off-street parking, though the surface shows some algae staining and a few cracks consistent with an older block home. The backyard is shaded by mature oak trees and left natural, without much landscaping, with grass that runs patchy in spots; it is fenced across part of the lot, not the entire yard. None of it is dressed up, and we would rather tell you that plainly than have you find it out after check-in. The renovation focused on the rooms you use every day, the kitchen, the bathrooms, and the floors, rather than the yard, which is a fair trade on a working rental like this one.
07Who this house suits
At four bedrooms and nine beds built to sleep thirteen, this is one of the larger houses in the portfolio, which is part of why it shows up for such a range of stays. A reunion or friend group gets more bedrooms in one booking than a hotel block, plus a kitchen instead of eating out every night. A work crew can put most of a team under one roof, with the driveway giving the crew somewhere to park a truck.
The house still carries its original Airbnb name, Game Day Getaway, and that is not an accident. At about 3 minutes from Camping World Stadium and 8 from the Kia Center, it sits inside the stadium and arena district itself, which makes it a natural fit for a game weekend, a concert, or a downtown event. On a longer booking, that same location works just as well for a travel nurse who wants Orlando Health seven minutes away, or a corporate or relocation stay that wants downtown close without sitting on top of it.
The bedroom with its own attached bathroom suits two situations especially: a family joined partway through a stay by grandparents, or two clinicians on the same contract working different shifts. For an insurance displacement, the same room works well for whichever adult is coordinating repairs and wants a quiet space apart from the household. A family vacation group gets the same room count and a yard for downtime between park days.
The house carries a 4.15 rating from 12 reviews on Airbnb. Several of the reviews we have on file come from groups who booked around a stadium or arena event, which lines up with the house's location and its original Game Day Getaway name. They are quoted exactly as guests left them further down this page, mostly the top rating alongside a couple of four-star stays, with no single complaint repeated across them.
08What's around the house
Game Day Getaway-Downtown Orlando sits in Washington Shores, a long-established residential neighborhood on Orlando's west side, southwest of downtown around Lake Mann, Sunset Lake, and Camping World Stadium. The streets run calm and shaded, the lots run generous by Orlando standards, and the house's own lot follows that pattern under its cover of mature oak trees. Two other Libema homes share the neighborhood: the Piedmont House, with room to park several vehicles, and the Sunset Lake House, a small bungalow closer to the stadium itself. A fourth home, the Meet & Play House, sits a little west in Malibu Groves near Kirkman Road, part of the same west-side cluster even though it is a separate neighborhood.

Camping World Stadium · Quintin Soloviev · CC BY 4.0 · resized from 10599x7576
Camping World Stadium anchors the district and sits close enough that a game day, a concert, or a downtown conference barely registers as a drive. The Kia Center arena is a few minutes past it, and Inter.co Stadium sits between the two. Lake Lorna Doone Park, a city park just north of the stadium with a walking loop, a splash pad, and a lakeside pavilion, gives the area a public green space in the same stretch, and Washington Shores Park on Columbia Street adds a smaller neighborhood option closer to home. Barnett Park on West Colonial Drive, with its own splash pad and trails, is a further option to the northwest.
For food, the neighborhood's signature stop is Nikki's Place on South Orange Blossom Trail, a soul food kitchen serving the area since 1999. Downtown and Church Street, a short run east, open up a wider range of restaurants and bars. Groceries mean a short drive, not a walk: the Walmart Supercenter on West Princeton Street and Presidente Supermarket on Pine Hills Road cover a full week's shopping to the northwest, and the compact Publix at The Paramount on Lake Eola downtown is closer for a quick top-up.
Pharmacies sit along Orange Blossom Trail and West Colonial, and the Downtown Orlando YMCA on North Mills Avenue, a full family center with pools, is a few minutes east. Chain gyms line West Colonial and Orange Blossom Trail as well, for a workout closer to home. The appeal of this stretch of Washington Shores is that downtown, the stadium district, and the everyday errands are all close by without paying for a downtown address.
09Getting to work, the hospitals and the parks
The figures below are the times measured for this house, not a range for the whole portfolio, and they reflect typical road-routing without traffic; Orlando's rush hours add to the longer routes, especially anything that touches I-4.
For a clinician or a family keeping a hospital schedule, the drive from Game Day Getaway-Downtown Orlando by road runs like this:
- Orlando Health / ORMC: about 7 minutes
- Arnold Palmer & Winnie Palmer: about 9 minutes
- AdventHealth Orlando: about 10 minutes
- Orlando Health Health Central in Ocoee: about 13 minutes
- AdventHealth Altamonte Springs: about 20 minutes

Regional Medical Center · Miosotis Jade · CC BY-SA 4.0 · resized from 2816x2112
Orlando Health / ORMC, seven minutes away, is a straightforward drive on SR-408 or local streets, which keeps it usable even during a shift change. AdventHealth Altamonte, at 20 minutes, is the one worth padding for a start time that runs against the afternoon build-up heading north.
For a corporate or contract stay, the same roads reach several of the metro's employers. Lockheed Martin's Sand Lake Road site runs about 13 minutes, and Valencia College's West Campus and the Hilton Grand Vacations MetroWest offices are both about 12. The Orange County Public Schools headquarters and the Orange County Government administration building are each about 7 minutes, practically on the way downtown. Orlando International Airport runs about 29 minutes, worth knowing for an early flight or a late arrival.
For time off, downtown's Lake Eola Park is about 8 minutes, Winter Park's Park Avenue about 13, and Universal Orlando about 16. Walt Disney World runs about 37 minutes. Camping World Stadium, the Kia Center, and Inter.co Stadium run 3, 8, and 6 minutes, and the Central Florida Fairgrounds is about 8 as well. Wekiwa Springs State Park, for a swim in a spring that holds a steady 72 degrees year-round, is about 26 minutes north.
A few destinations sit farther out but still work as a day trip. ICON Park and International Drive run about 17 minutes, SeaWorld Orlando about 25, and the Orange County Convention Center about 21, useful for a trade-show team booking a month around a conference. The Mall at Millenia is about 11 minutes for a bigger shopping run, and Full Sail University in Winter Park is about 17. UCF's main campus and the Central Florida Research Park, home to Team Orlando's simulation and training work, are each about 26 minutes.
10A typical stay here
A month at Game Day Getaway-Downtown Orlando tends to fall into a simple rhythm. Groceries come from the Walmart on Princeton Street or Presidente Supermarket to the northwest, dinner gets cooked in the granite-and-stainless kitchen instead of picked up, and the concrete driveway provides off-street parking. The blackout curtains do real work here if your schedule runs opposite the sun: a night-shift nurse or a parent catching sleep after an overnight drive can close a bedroom off from the Florida daylight without much trouble.

Evenings tend to split between the house and the stadium district: Camping World Stadium and the Kia Center are both a short drive for a game or a show, and the oak-shaded backyard gives you somewhere to sit outside without going anywhere at all. On a weekend, downtown's Lake Eola Park is 8 minutes for the Sunday market, or Wekiwa Springs is a 26-minute drive north for a swim in spring-fed water.
A car is the practical way to get around this part of Orlando. SR-408 is the fastest route into downtown and the hospitals, and it is a toll road collected by transponder or by plate; a SunPass or E-PASS is worth setting up for a longer stay, since plate tolling costs more per trip. Errands stay close: a pharmacy run is a short drive along Orange Blossom Trail or West Colonial, and the Walmart Supercenter on Princeton Street covers most of what a grocery list needs, with Presidente Supermarket a backup for anything the big-box store does not carry. Between the driveway, the stocked kitchen, and a neighborhood built around a straightforward commute, most of the friction of a longer stay is solved before you finish unpacking.

12Booking this house
This house takes bookings two ways. For a night, a weekend, or a week, it runs through its own Airbnb and Vrbo listings, still titled Game Day Getaway from its original life as a stadium-district rental. For a month or longer, it is booked directly with us on a written agreement, the same process every Libema home uses, naming the home, the dates, the rate, and the deposit.
510 S Dollins Ave is one of six homes on the site with a published street address, so you already know exactly where this one sits, in the 32805 zip in Washington Shores. Extensions run month by month, useful for a crew whose job runs long or a family whose repair takes another few weeks; tell us before the current month ends and we hold the next one where we can. If you are traveling with a pet, the policy and any deposit are confirmed in writing with the rate. If the same job or move stretches past the first booking, tell us as early as you can; holding the following month gets harder the closer it gets to move-out.
Reach us at (954) 793-1171 or libemapropertiesllc@gmail.com to check dates or ask about this house specifically; we answer the same day. Our how it works page walks through the steps from inquiry to keys, and the guide to choosing among our thirteen homes is useful if Game Day Getaway-Downtown Orlando is not quite the right fit for your group.
