Thirteen houses, two to six bedrooms, spread across the west, northwest and downtown edges of Orlando. Which one you want depends less on the neighborhood than on who is coming and why. Here is the honest matchmaking we do on the phone, written down.
One person, or a couple
The Wekiwa House is the smallest home in the portfolio: two bedrooms, two bathrooms, a vaulted living room, in Hiawassee on the far west side. It suits a nurse at Health Central or AdventHealth Apopka, a remote worker, or a wintering couple. The 25th Street House in Holden Heights is three bedrooms but small and simple, five minutes from ORMC, with fruit trees in the yard. The Katherine House in Lockhart adds a screened porch and a park a short walk away, ten minutes from AdventHealth Orlando.
A family of four to six
Three-bedroom bungalows with one bathroom and a kitchen: the Cozy House and the Sunset Lake House, both simple and bright. The Londonderry House adds a bunk room with four twin beds and a half bath, which is the one families with several children ask for. The Meet & Play House is the newest-built home, with two bathrooms, a fenced yard, a covered patio and a portable crib.
A remote worker or a small team
Meet. Play. Stay. has desks and office chairs in two bedrooms and a pool-table room for the evenings, ten minutes from downtown and twelve from Universal. The Head Avenue House has an in-home workspace and six bedrooms, which suits a team that wants to share one big house.
A crew of four to eight
The Piedmont House sleeps fourteen, has a parking pad for several vehicles and a game room, and sits seven minutes from Camping World Stadium. The Clue House sleeps fifteen. Both take one agreement in a company's name, with receipts per stay.
A reunion, a wedding party, a team
The Clue House (fifteen), Piedmont (fourteen), the Dollins House (thirteen) and the Entertainment House (eleven) are the big four. Groups larger than that pair homes in the same neighborhood: four homes in Pine Hills, three in Washington Shores. Two of the big homes were set up as themed game houses for group stays; ask about it if you are booking for fun.
A game or a concert weekend
City and Stadium Sanctuary Vibes is two minutes from Camping World Stadium, Game Day Getaway-Downtown Orlando three, the Amelia House four. Amelia’s Arena Retreat is also the closest to the Kia Center and Inter.co Stadium, at six to eight minutes. All three have driveways, so you ride-share the last mile on the busiest nights.
A hospital assignment
For Orlando Health / ORMC, Arnold Palmer and Winnie Palmer: Fruit Tree Home (five minutes), then Game Day Getaway-Downtown Orlando, City and Stadium Sanctuary Vibes and Amelia’s Arena Retreat (seven to nine). For AdventHealth Orlando: Amelia’s Arena Retreat, WinterPark Home and Downtown & Stadium Cozy Retreat (nine to twelve). For AdventHealth Altamonte and Winter Park: WinterPark Home. For Health Central in Ocoee and AdventHealth Apopka: Wekiwa Home and the Pine Hills homes. Every home page has the full table.
A theme-park trip
Universal is closest from Meet. Play. Stay. and Piedmont (12 to 13 minutes) and within 14 from the Head Avenue, Entertainment, Cozy and 25th Street houses. Disney is 35 to 50 minutes from everything we have; the Disney-trip page says so plainly and explains who still chooses us.
A relocation, a repair, a season
Any of the homes, by the month. The question becomes which side of the city you want to learn: the downtown edge (Amelia, 25th Street), the west side (Dollins, Sunset Lake, Piedmont, Meet & Play), the northwest (Head Avenue, Entertainment, Cozy, Londonderry, Katherine) or the far west (Wekiwa). What's included inside every home
Every Libema home starts from the same baseline, and we confirm the exact list in writing before you book: furniture, beds and linens, a stocked kitchen with cookware and dishes, a washer and dryer, Wi-Fi, and private parking. Ceiling fans are standard in eleven of the thirteen houses. The one exception is the Meet & Play House, the newest build in the portfolio, which does not carry that item on record. Past that shared baseline, the differences between houses are specific enough to matter, and they are worth asking about by name rather than assuming every house is set up the same way.
Exact inclusions vary a little by home and are confirmed in writing when you book.
Full-size, in-unit laundry, not a stacked unit and not a shared machine down the hall, is documented at four of the thirteen: the Head Avenue House, the 25th Street House, Cozy Home and the Wekiwa House.

Screened porches are rarer still. The Katherine House in Lockhart is the only one of the thirteen with a screened porch on record, useful if you want the door open without letting the bugs in. Desks show up in two homes set up with remote work in mind: Meet. Play. Stay. has a desk and an office chair in two of its three bedrooms, and The Clue House pairs an in-home workspace with its six bedrooms, which suits a team that wants one shared address.
Two more details worth knowing before you call. Keyless entry is written into Fruit Tree Home's own listing, so there is no key to lose track of there. Every home lets you in with keyless entry or a lockbox, and the arrival notes that arrive a few days before check-in tell you which one is set up at your house. And a fenced yard is documented at eight of the thirteen: the Amelia, Head Avenue, Piedmont, Dollins, Katherine, 25th Street, Meet & Play and Sunset Lake houses. The Entertainment, Londonderry, Cozy and Wekiwa houses do not have one on record, worth flagging if you are traveling with a dog that needs to run in a closed yard.
Bedrooms, bathrooms and how many people fit
Bed and bath counts across the portfolio are the counts published in each home's own listing, and a sofa is never counted as a bed. Sleeping capacity runs from six at Wekiwa Home, our smallest and most compact home, up to fifteen at The Clue House. Bathroom counts vary just as much between the twelve, which matters more than most people expect once they start booking for a group instead of a couple.

Nine of the thirteen homes have more than one bathroom. The Piedmont House and The Clue House each have three full bathrooms. The Amelia, Dollins, 25th Street, Wekiwa, Entertainment and Meet & Play houses have two. Downtown & Stadium Cozy Retreat has one full bath plus a half bath for up to eight guests. Three homes share a single bathroom for the whole house: WinterPark Home, City and Stadium Sanctuary Vibes and Cozy Home. None of that is a problem for one person or a couple. It is worth a second look before you book a one-bathroom house for a crew of eight.
The bed count is not always one bed per bedroom. Game Day Getaway-Downtown Orlando sleeps thirteen across four bedrooms because several rooms hold more than one bed, and The Clue House sleeps fifteen across six bedrooms for the same reason. If everyone in your group needs a bed to themselves and a door to close, tell us that when you inquire and we will lay out the exact bed count room by room rather than just the bedroom total.
The drive to Universal, Epic Universe and Disney
Across all thirteen homes, Universal Studios Florida runs 12 to 26 minutes by road, without traffic, and Universal's newer gate, Epic Universe, runs 14 to 26 minutes, close enough that the two are usually the same trip out and the same trip back.
Walt Disney World's Magic Kingdom is farther for everyone in the portfolio, 34 to 47 minutes by road. If your plans lean toward Disney Springs instead of the theme parks, the drive is shorter, 22 to 35 minutes, and EPCOT sits in between the two at 25 to 38 minutes. Orlando's rush hours add time on top of all of these figures, especially the longer routes, so a family heading to an early park opening should leave earlier than the drive time alone suggests.
Two more destinations come up often enough to mention on their own. ICON Park and International Drive run 15 to 27 minutes across the portfolio, and the Orange County Convention Center runs 18 to 31, both easy to add to a stay that already includes a park day.
Parking and getting around
Two homes have an attached garage: Meet. Play. Stay. and the Entertainment House in Pine Hills. The Sunset Lake House parks under a carport shaded by a live oak, and Piedmont has a large concrete parking pad that fits several vehicles, which is why crews and groups running more than one car often ask for it by name. The Amelia, Head Avenue, Dollins, Katherine and 25th Street houses each list a private concrete driveway, and Wekiwa Home has its own private parking by the front entry. Wherever you land, parking is part of the one clear monthly rate for the whole house, booked directly with us.
Outside the downtown edge, plan on a car. The neighborhoods are residential and spread out, and SR-408 and I-4 are the roads you will use most for the drive to work, the store or the airport. Both are tolled by transponder or by license plate, so a SunPass or E-PASS pays for itself over a month-long stay. The Amelia House and Fruit Tree Home are the exceptions: both sit a short drive from the LYNX Central and Church Street SunRail stations, and the free LYMMO bus circulates the downtown core if you want to leave the car at the house for a day.
A few of the driveways and parking pads show their age in the photos, cracked concrete or a bit of algae staining here and there, most visibly at the Piedmont and Dollins houses. It does not affect the parking itself, and each home's own page lists the honest details so there is no surprise on arrival.
Daily life near each cluster of homes
Where you shop and eat for a longer stay depends on which cluster your home sits in, and our local area guides go block by block. The short version: the Amelia and 25th Street houses are close enough to downtown to reach the Publix at The Paramount on Lake Eola in a few minutes by car. WinterPark Home and Wekiwa Home lean on the Publix locations at Metro West Village and farther out on Colonial toward Ocoee. Lake Eola Park, Barnett Park and Lake Lorna Doone Park cover free outdoor time for the downtown, Pine Hills and Washington Shores clusters in turn, and the springs north of Wekiwa Home are a big part of why people choose that house even when the commute to the hospitals runs a little longer.
For a meal that is more than a grocery run, Nikki's Place near Camping World Stadium has served soul food since 1999, a short drive from the Piedmont, Dollins and Sunset Lake houses. The Mills 50 district east of downtown holds the largest Vietnamese-American community in Florida, within reach of the Amelia and 25th Street houses, and College Park's Edgewater Drive is a walkable strip of small kitchens and cafes for anyone in the northern part of the Pine Hills cluster.

The written agreement names the home, the dates, the rate and the deposit. The rate itself is confirmed in writing once we know your dates, since it changes by home and by season and we do not publish it on the site. You let yourself in with keyless entry or a lockbox, and arrival notes with the code or the key location arrive a few days ahead of check-in so there is nothing to sort out on move-in day.
If your plans run long, extensions are by the month: tell us as soon as you know, and we extend the written agreement instead of starting the paperwork over. Companies, staffing agencies and insurers can be billed on net-30 terms under a signed agreement or purchase order once the first booking is paid, with a W-9 and a certificate of insurance on request. That billing arrangement is for organizations, not for a family, a reunion or a team parent. A leisure stay pays per the normal booking, with a deposit and an itemized receipt.
If you only need a night or two before a longer stay starts, or you want to see a home in person first, book directly through that home's Airbnb or Vrbo listing instead of the monthly agreement. Nightly and weekly stays run through those listings; the monthly written agreement is the route once you know your dates.

A second visit is its own kind of review, and it is a pattern that shows up across the portfolio once a guest has tried a home for work or a family trip and knows what to expect the next time.
Santiago, who stayed at Wekiwa Home in July 2026, wrote: "Michelle’s place is in a great location you can get anywhere around Orlando in 20 minutes. She responds to any questions or concerns immediately. Neighborhood is quiet and peaceful. Close to restaurants and stores would definitely recommend her place." Reviews like that are part of why we point people traveling alone or as a couple toward the smaller homes first: a house that is simpler to manage, in a spot that still reaches most of the city inside twenty minutes.

My family and I was safe and felt at home." That combination, a big house that still feels calm at the end of a driving day, is the thing families ask us about most before they book.
Cozy Home and City and Stadium Sanctuary Vibes compared
These two get mixed up on the phone more than any other pair, because both are three-bedroom, one-bathroom bungalows that sleep eight and both get filed under "simple family house." They are not the same stay. The Cozy House sits in Pine Hills, about 8 minutes from Camping World Stadium and 11 from downtown, with full-size in-unit laundry and a navy-blue exterior with white trim. City and Stadium Sanctuary Vibes sits in Washington Shores under a live oak, with a carport instead of in-unit full-size laundry, and it is the closer of the two to the stadium at about 2 minutes, with downtown about 7.
The honesty notes differ too. City and Stadium Sanctuary Vibes's backyard is being refreshed and is for walking pets only at the moment. Cozy Home's yard is modest but usable, and its exterior photo was taken at dusk, which is worth knowing before you picture the house in daylight. If laundry in the unit matters more than stadium distance, Cozy Home wins that trade; if you want to be two minutes from an event and are fine without a yard for now, City and Stadium Sanctuary Vibes does.
The homes built around a game
The Clue House and Piedmont were each set up with a theme for group stays, and the details are specific enough to describe rather than wave at. The Clue House styles each bedroom after a character from a classic whodunit board game, a set piece for a group that wants to play a mystery night together. Piedmont runs a garden riddle quest, with clues placed around the house that lead to a treasure chest, alongside a game corner with a foosball table and arcade basketball.
On a work stay or a family trip, neither theme gets in the way. The Clue House is a quiet six-bedroom house with an in-home workspace and full laundry once the game is set aside, and Piedmont is a four-bedroom house with a large parking pad and a game room that a family can use or ignore. Ask about the theme when you inquire if it matters to your trip; it costs nothing extra either way.
