Housing near Nautique Boat Company

Advanced manufacturing34 to 44 min from our homesOrlando

The Orlando-based maker of Nautique ski and wake boats, with manufacturing, engineering and dealer-training demand.

01The employer

Nautique Boat Company designs and builds its ski and wake boats at a plant on the east side of Orlando and employs about 1,000 people. Advanced manufacturing brings relocating engineers, process specialists and, regularly, dealers and technicians who come in for training on the product.

The manufacturing plant and headquarters on the east side of Orlando.

02Who needs housing here

A relocating engineer house-hunting for a couple of months, a specialist in for a line project, a training cohort for a week or two. Each needs a furnished place with parking and a clear monthly price, and a group can share one house.

  • Engineering and manufacturing staff relocating in
  • Skilled trades and process specialists on assignment
  • Dealer and technician training cohorts
  • Contractors on plant projects

03How our homes fit

The plant is on the far east side, a real drive from our city-side homes; Fruit Tree Home and the downtown-edge homes are the closest of the thirteen, as the table below shows. Each home has private parking and a written monthly agreement.

04The drive to the plant from each home cluster

Nautique's plant sits on the east side of Orlando, and every one of the thirteen homes makes a real drive to reach it, from 34 minutes at the short end to 44 at the long end. Fruit Tree Home, in Holden Heights just south of downtown, has the shortest trip on this page at 34 minutes. Amelia’s Arena Retreat, on the Parramore edge of downtown, is close behind at 35. Those two are the only homes on the downtown side of the metro; the rest of the portfolio sits to the west and northwest, where the drive opens up a little further.

Minutes by road without traffic, from the drive-time matrix.

In West Orlando, Game Day Getaway-Downtown Orlando and City and Stadium Sanctuary Vibes, both in Washington Shores, run 35 minutes, the same as Amelia’s Arena Retreat. Piedmont, also in Washington Shores, is 39, Meet. Play. Stay. in Malibu Groves is 37, and Wekiwa Home is 44, tied for the longest drive on this page. The other five homes, the Head Avenue, Katherine, Entertainment, Londonderry and Cozy houses, run from 39 minutes at Head Avenue, Entertainment and Cozy to 42 at Londonderry and 44 at Katherine, the same as Wekiwa Home. None of these figures include traffic; they are typical road-routing times, and Orlando's rush hours add real time to the longer end of that range. Whichever home you start from, plan the day around the minutes above instead of how far a neighborhood looks from downtown on a map.

05Where the homes sit against the plant

The map below places each home by its true compass direction and drive time from the plant. Libema's thirteen homes sit on the west, northwest and downtown edges of Orlando, while Nautique's campus is out on the east side, so this is one of the few pages on the site where the trip to every home takes real time on the road.

Each home is placed in its true compass direction from Nautique Boat Company (Orlando); distance from the centre is the drive time by road, not miles.

The Parramore home sits closest to the city center, on the western edge of downtown, and the Holden Heights home sits just as close, just south of the downtown core. The Washington Shores and Malibu Groves homes sit further out on the west side, around Camping World Stadium and Kirkman Road, and Wekiwa Home sits furthest out on that same west side. Meet. Play. Stay., in Malibu Groves, is the newest-built home in the portfolio, with a game room and desks in two bedrooms, and it sits further from downtown than the Parramore and Holden Heights homes do. The Pine Hills, Rosemont and Lockhart homes, covered together in our Pine Hills and northwest Orlando area guide, spread across the northwest side of the city. Two of those areas, Rosemont and Lockhart, sit north of Pine Hills itself; WinterPark Home in Lockhart has a screened porch and sits a short walk from a community park with a playground and courts. Picking a home for this commute comes down to which part of Orlando you would rather live in for the month, since the plant sits well outside all of them.

06What the drive is like

Every one of the thirteen homes is too far from the plant to walk or bike. A car is part of planning any of these stays, for a short training cohort and a longer rotation alike. The times on this page are typical road-routing figures without traffic. A shift that starts or ends inside Orlando's morning or evening rush adds real time on top of the numbers above, more on the homes at the 39-to-44-minute end of the range than on the 25th Street or Amelia houses. A training cohort that only drives out and back once a day feels this less than someone commuting for a shift; either way, it helps to build the 34-to-44-minute window into the first day's plan from the start. The evening trip back follows the same pattern: the longer routes from Pine Hills, Rosemont, Lockhart and Wekiwa Home pick up more added time in the afternoon peak than the drive back to Holden Heights or Parramore does.

Parking is never the problem on this side of the arrangement. Every home comes with its own private parking, and each of the three homes closest to the plant has a private driveway, so a personal car, a work truck or a second vehicle for a crew member has somewhere to sit overnight without competing for street space. None of the thirteen homes sits near a rail line or a park-and-ride lot for this commute; the drive from the house to the plant and back is the daily routine, the same as it is for most commutes across a spread-out metro.

07The homes closest to the plant

The 25th Street House in Holden Heights is a three-bedroom, two-bathroom bungalow that sleeps ten, 34 minutes from the plant. It has full-size laundry on site, keyless entry, and a screened front porch, and it carries 142 Airbnb reviews at a 4.83 rating.

The Amelia House, on the Parramore edge of downtown, is a four-bedroom, two-bathroom home that sleeps eight, 35 minutes from the plant. One bedroom has its own attached bathroom, useful when two people on the same rotation keep different hours.

The Dollins House, in Washington Shores, is also 35 minutes away: four bedrooms, two bathrooms, and room for up to thirteen, with blackout curtains in the bedrooms for anyone coming off a night shift, plus an open living room with a leather sectional for a crew who would rather unwind together than split off into separate bedrooms after a long day. City and Stadium Sanctuary Vibes, also in Washington Shores, is likewise 35 minutes from the plant; we feature Game Day Getaway-Downtown Orlando here for its extra bedrooms, but both are worth asking about.

All three are older, single-story homes in working-class Orlando neighborhoods, freshly renovated inside rather than newly built. Amelia’s Arena Retreat's exterior stucco shows some patching and wear. Game Day Getaway-Downtown Orlando sits on a shaded lot of mature oaks with a driveway that shows some age. Fruit Tree Home's backyard is fenced but a little overgrown between visits. Each has a stocked kitchen, made-up beds and its own driveway, so a crew or a single engineer can move in the same day the agreement is signed.

08A relocation month, a project rotation or a training visit

The four kinds of guest this page is built for do not need the same thing from a house. An engineer or a manufacturing employee relocating to Orlando for the job needs a base for the weeks between accepting the offer and finding a permanent address, somewhere to keep a household running while house-hunting on evenings and weekends. A skilled tradesperson or a process specialist sent out for a specific line project needs a short, clear window instead: a kitchen and a bed ready the day the assignment starts, and the agreement ending cleanly when it does. A rotation or an assignment rarely runs on a tidy fixed schedule, and a house that stays available the whole time you need it, not booked out on the days you are not there, is part of what makes a monthly agreement easier than piecing together nightly stays.

A dealer or technician training cohort is usually a handful of people in Orlando for a matter of days or a couple of weeks, and a shared house with one kitchen and one address is more practical than booking separate hotel rooms across town. A shared kitchen also means a late group dinner can happen right at the house, even after most restaurants near the plant have closed. A contractor crew on a plant project follows the same pattern: one job, a defined window, and a house near enough to the work to keep the drive a small part of the day. Our contractor and work crew housing page and our corporate and business housing page cover the paperwork for each of those situations, and our relocation and long-stay page is written for the employee who is moving here for good.

09Billing for a company, a training program or a contractor

Whichever of those four groups you fall into, the paperwork works the same way. You get a written agreement naming the home, the dates, the rate and the deposit, plus itemized monthly receipts a manufacturing employer, a staffing agency or a dealership's back office can file against a housing budget or a per diem. The agreement can name the company, the training program or the individual employee, whichever your process needs. Established companies and agencies on a signed agreement or purchase order can use net-30 terms; a first booking with a company new to us is paid up front, and a W-9 and a certificate of insurance are available on request. If your start date or your length of stay is still moving around, say so; we can start with a nightly or weekly booking through a home's listing and switch you to the monthly agreement once the assignment is confirmed.

A training cohort in for a week or two is usually a nightly or weekly booking through the home's Airbnb or Vrbo listing rather than the monthly agreement a relocating engineer signs. Either way, the rate is confirmed in writing before you commit; it is not published on the site. Extensions on a monthly stay run month by month, which covers a rotation that gets extended or a house search that runs longer than planned. Libema Properties is independent and has no business relationship with Nautique Boat Company. We are a housing provider near the plant, and nothing about a stay implies a connection to the company.

10What's set up in the house

Every home comes furnished from the first night: beds and linens, a stocked kitchen with cookware and dishes, a washer and dryer, Wi-Fi, and private parking. Exact inclusions are confirmed in writing when you book.

Exact inclusions vary a little by home and are confirmed in writing when you book.

The three homes closest to the plant are among the six on the site with a published street address, so you can see exactly where you would be staying before you inquire: Amelia’s Arena Retreat on Amelia Street, Game Day Getaway-Downtown Orlando on Dollins Avenue, and Fruit Tree Home on 25th Street. None of the thirteen homes has a pool; they are residential houses. Bed and bath counts are the counts on each home's own listing, and a sofa is never counted as a bed.

Laundry is the one place the three homes differ. Fruit Tree Home has full-size laundry on site, which matters if you are washing uniforms or work clothes daily. The Amelia and Dollins houses both have a washer and dryer as well, just not the full-size setup. All three have a fenced yard and ceiling fans throughout, and the exact list for whichever home you choose is confirmed in writing before you book.

The kitchens are built for cooking every day. Amelia’s Arena Retreat has granite-look stone counters and stainless steel appliances. Game Day Getaway-Downtown Orlando has granite counters with its own set of stainless appliances and an open living area with a sectional. Fruit Tree Home has quartz-look counters, an electric range and a French-door refrigerator.

11Daily life near these homes

None of these three homes is around the corner from the plant, so the daily life that matters here is the one back at the house. The Amelia and 25th Street houses sit on the downtown edge, covered in our downtown and close-in area guide: the Publix at The Paramount on Lake Eola is the walkable grocery option downtown, and there is a Publix on South Orange Avenue a short drive from Holden Heights. North of downtown, Loch Haven Park gathers the Orlando Museum of Art, the Orlando Science Center and Orlando Shakes in one place, a short drive from both homes on a day off.

Game Day Getaway-Downtown Orlando sits a few minutes into Washington Shores, covered in our west-side area guide, where Nikki's Place on South Orange Blossom Trail has served soul food since 1999 and the nearest big grocery run is the Walmart Supercenter on West Princeton Street. For time outdoors after a long day, Lake Eola Park downtown has a roughly one-mile sidewalk loop, and Lake Lorna Doone Park, two minutes from City and Stadium Sanctuary Vibes also in Washington Shores, has its own walking loop and outdoor fitness stations.

College Park's Edgewater Drive, a short drive north of the downtown-edge homes, is where the independent coffee shops are, and the Downtown Orlando YMCA on North Mills Avenue is a full-service gym with two pools, worth it if a hotel gym membership is not part of the plan for a multi-month stay. Pharmacies are easy to find in both clusters: CVS and Walgreens along Orange Blossom Trail and West Colonial, plus the Publix pharmacy at Lake Eola downtown. Two SunRail stations and the free LYMMO bus circulate the downtown core on a day off, though none of it reaches the plant. None of this shortens the drive to the plant, but it fills the hours around it.

14Common questions

Do you host training cohorts?

Yes. A shared house with one agreement suits a group of dealers or technicians in for training.

How far are your homes from the plant?

The plant is on the east side and it is a genuine commute; Fruit Tree Home is the closest of our homes. The table on this page shows the time from all thirteen.

Are you affiliated with Nautique?

No. Libema Properties is independent and not affiliated with or endorsed by Nautique Boat Company.

Is there room to park a work truck or a second vehicle overnight?

Yes. Each of the three homes closest to the plant, the Amelia, Dollins and 25th Street houses, has its own private driveway, and every home in the portfolio comes with some form of private parking, a driveway, carport or parking pad. There is no shared lot and no permit system to sort out, so a personal car, a work truck or a colleague's second vehicle has somewhere to sit overnight.

Do the drive times to Nautique include rush hour traffic?

No. The times on this page are typical road-routing figures without traffic. The trip runs from 34 minutes at Fruit Tree Home to 44 minutes at the Katherine and Wekiwa houses, and Orlando's morning and evening rush adds real time on top of those numbers, more on the longer routes than the shorter ones.

What paperwork can you give our HR or relocation department?

A written agreement naming the home, the dates, the rate and the deposit, plus itemized monthly receipts for a housing budget or a per diem. Established companies and agencies on a signed agreement or purchase order can use net-30 terms; a company new to us pays the first booking up front. A W-9 and a certificate of insurance are available on request.

Which of the three closest homes has the most room for a family relocating together?

Game Day Getaway-Downtown Orlando has four bedrooms and room for up to thirteen. Amelia’s Arena Retreat also has four bedrooms, sleeps eight, and has one bedroom with its own attached bathroom. Fruit Tree Home has three bedrooms and sleeps ten, with smaller rooms that suit a couple or a compact family better than a larger group.

What happens if a training visit or a project runs longer than planned?

For a monthly stay, extensions run month by month; tell us as soon as a schedule looks like slipping and we will hold the following month where we can. A short training visit booked through a home's Airbnb or Vrbo listing can often be extended the same way, subject to the home being open, so ask as soon as you know.

Can we bring a pet for a multi-month relocation near the plant?

Several of our homes accept pets, and the policy and any deposit are confirmed in writing before you commit, the same as for any other stay. Ask about the Amelia, Dollins or 25th Street houses specifically when you inquire, since the answer and any pet deposit can differ from house to house.
