Housing near Aspire Health Partners

Healthcare7 to 23 min from our homesOrlando

One of Florida's largest behavioral-health nonprofits, staffed in part by clinicians who relocate or travel.

01The employer

Aspire Health Partners is one of the largest behavioral-health providers in Florida, running treatment and recovery centers across Central Florida with roughly 900 employees. Healthcare of every kind runs on clinicians who relocate for a role or arrive on a contract, and behavioral health is no exception.

Behavioral-health centers across Central Florida, with administrative offices in Orlando.

02Who needs housing here

A clinician relocating for a position, a contract nurse on a defined assignment, a new graduate starting a role. Each needs documented monthly housing with a written agreement and receipts formatted for a stipend or a relocation reimbursement.

  • Behavioral-health clinicians relocating or on contract
  • Nurses and allied-health staff
  • Program and administrative staff on assignment
  • New-graduate clinicians starting a role

03How our homes fit

The administrative offices are near central Orlando, close to our northwest and downtown-edge homes; WinterPark Home in Lockhart is among the closest of the thirteen, as the table below shows. Every home has private parking and quiet bedrooms for staff on shift work.

04The drive from Lockhart, Holden Heights and Pine Hills

WinterPark Home in Lockhart is the closest of the thirteen homes to Aspire Health Partners, about 7 minutes away by road. Fruit Tree Home in Holden Heights and Downtown & Stadium Cozy Retreat in Pine Hills come next, each about 17 minutes. Amelia’s Arena Retreat is about 18 minutes, and the Dollins and Sunset Lake houses about 19. The Head Avenue, Meet & Play and Wekiwa houses run about 21 minutes, the Entertainment and Cozy houses about 22, and Piedmont, farthest of the thirteen, about 23.

Minutes by road without traffic, from the drive-time matrix.

From Lockhart the route runs up US-441, Orange Blossom Trail, before picking up I-4; from the downtown-edge and northwest homes it is I-4 or SR-408 for most of the trip. These are typical road-routing times without traffic, and Orlando's rush hours add real time to the longer routes on this list. Behavioral-health work does not run nine-to-five, so the same road can feel shorter or longer depending on whether a shift starts against the morning rush or right into it. SR-408 and I-4 are both tolled, by transponder or by plate, and a SunPass or E-PASS is worth setting up if a placement runs more than a few weeks, since plate tolling costs more per trip. Our guide to getting around Orlando for work goes deeper on the highways and the commuter rail for anyone new to driving the metro.

05Where the homes sit around the offices

The map below sets the offices at the centre and places each home by compass bearing and drive time, not by straight-line distance. WinterPark Home falls in the part of the portfolio we list as Northwest Orlando, the same area as Downtown & Stadium Cozy Retreat, which sits a little farther out. Fruit Tree Home sits on its own in what we list as South of Downtown, outside the northwest cluster. The remaining nine homes split between Northwest Orlando, West Orlando and Downtown Orlando, and all of them run from 18 to 23 minutes.

Downtown Winter Park's Park Avenue, about 8 minutes from WinterPark Home

WinterPark Home sits in the Lockhart neighborhood, Downtown & Stadium Cozy Retreat in Pine Hills, and Fruit Tree Home in Holden Heights. WinterPark Home and Fruit Tree Home both publish a full street address on the site; Downtown & Stadium Cozy Retreat publishes a neighborhood and zip code instead and shares the exact address at booking.

Each neighborhood reads a little differently on the ground. Lockhart is quiet and residential; it also happens to be the closest of our areas to AdventHealth Altamonte Springs, an unrelated hospital system, which makes it a comfortable base for a family settling in for a season regardless of which campus they report to. Pine Hills is a bigger, more spread-out community with four Libema homes in it, useful if a program brings more than one person to town at once. Holden Heights sits close in, just south of downtown, with the city core and Orlando Health both a short drive away.

06The homes closest to the offices

WinterPark Home is the closest of the three at 7 minutes, with Fruit Tree Home and Downtown & Stadium Cozy Retreat tied behind it at 17 minutes each.

The Katherine House in Lockhart is a three-bedroom, one-bathroom home with a screened porch, patio seating and a grill, plus a private concrete driveway and a keypad lock on the front door. The kitchen was renovated with stainless steel appliances and quartz-look counters, and a community park with a playground and courts is a short walk from the door. It sleeps up to 8, comfortable for a solo clinician moving in alone or a couple sharing the assignment. It is an older concrete-block home on a quiet, close-set street, and the exterior trim shows some wear, worth knowing before you arrive.

The 25th Street House in Holden Heights, about 17 minutes away, has full-size laundry, keyless entry and a fenced backyard with fruit trees, and it sleeps up to 10 across three bedrooms and two bathrooms. It carries more Airbnb reviews than any other home we manage, 142 of them at a 4.83 rating, and its spot just south of downtown suits a new graduate or a relocating clinician who wants easy reach of the city core as well as the offices. Its laundry sits in an unfinished utility area off the back porch, next to the water heater, worth knowing ahead of time.

The Londonderry House in Pine Hills, also about 17 minutes away, has three bedrooms, one full bathroom and a half bath, and sleeps up to 8 across a king room, a queen room and a bunk room with two sets of bunk beds. It suits a small group of new hires training together, or a program coordinator who needs to house more than one person under a single agreement. The backyard here is still being worked on, so for now, it's pet walks only.

07Housing for clinicians, contract nurses and new hires

Aspire's Orlando offices bring in behavioral-health clinicians relocating into a role, contract nurses and allied-health staff on a defined assignment, program and administrative staff sent to work on a project, and new graduates starting their first post. The work itself does not run nine-to-five. A furnished house gives each of those situations a door that closes and a kitchen that is not a mini-fridge in a hotel room.

None of the three closest homes shares a wall or a hallway with another unit. A clinician on call through the night can take that call from WinterPark Home's screened porch without waking anyone else in the house, and a new graduate moving in alone at Fruit Tree Home gets a full kitchen and laundry from the first night, ready to cook a meal and do a load of wash before the first shift. For a handful of new hires arriving together for orientation, Downtown & Stadium Cozy Retreat's bunk room and second bedroom keep the group under one written agreement. A program that needs someone on site within days benefits from the same setup: a house that is already furnished means the person starting the role can focus on the job instead of assembling a bed frame in the first week.

08Paying for the stay

However the placement is arranged, the paperwork takes the same shape: one written monthly agreement naming the home, the dates, the rate and the deposit, plus itemized monthly receipts. The agreement can be written to you personally, to a staffing agency, or to a relocation coordinator handling the move, whichever matches how the position is set up; tell us when you inquire and we will draft it that way.

  • An established company, staffing agency or insurer can book on a signed agreement or a purchase order, with Net-30 terms; the first booking is paid up front.
  • A W-9 and a certificate of insurance are available on request, since Libema carries a commercial landlord liability policy.
  • The invoice can be written in the company's or agency's name, with itemized monthly receipts for a stipend or a relocation reimbursement.
  • Extensions run month by month. If a contract or a program placement runs longer than first planned, tell us before the current month ends and we will try to hold the same home for the next one.

Rates and the deposit are confirmed in writing when you inquire; we do not publish them, since they vary by home, season and length of stay. Our coordinator's checklist for booking employee housing walks through the same paperwork in order, and our corporate and business housing and relocation and long-stay pages go deeper on each kind of arrangement.

09What's in the house

Every home arrives furnished and ready for the first night, with made-up beds, a stocked kitchen, a washer and dryer, Wi-Fi, and a private spot to park, a driveway, a carport or a parking pad depending on the house. The exact list is confirmed in writing when you book.

WinterPark Home

The three closest homes each add their own detail on top of that baseline. WinterPark Home has ceiling fans in the living room and the bedroom, plus a tiled walk-in shower with an LED-lit vanity. Fruit Tree Home is the only one of the three with full-size laundry built into the home, plus keyless entry, so a late arrival after a long drive does not depend on meeting anyone for a key. Downtown & Stadium Cozy Retreat trades a second full bathroom for sleeping space: one walk-in shower and a half bath serve the king room, the queen room and the bunk room. Wi-Fi is on from the first night, useful for a shift schedule that changes week to week or for a program coordinator filing a report before bed. None of the thirteen homes has a pool, and bed and bath counts match what each home's own listing publishes, with sofas never counted as a bed.

10Groceries, food and parks near Lockhart and Pine Hills

WinterPark Home and Downtown & Stadium Cozy Retreat both sit inside the area covered by our Pine Hills and Northwest Orlando area guide. The nearest full grocery run is the Walmart Supercenter on West Princeton Street, or the cluster of Latin, Caribbean and Asian grocers around Pine Hills Road and West Colonial Drive: Presidente Supermarket, Caribbean Supercenter and Enson Market among them. Island Jam Caribbean Cuisine and Golden Krust are the standby kitchens for a meal after work, and Barnett Park's 159 acres, with its walking trails, disc golf and seasonal splash pad, are the closest real green space for a day off.

Pharmacies sit along Silver Star Road and Pine Hills Road, plus a Walmart pharmacy on Princeton Street, and there is a 24-hour Planet Fitness on Silver Star Road for an early or late gym schedule. The Silver Star Recreation Center adds a public workout room and programs, and the Central Florida Fairgrounds on West Colonial Drive hosts the Central Florida Fair each spring plus concerts through the year, worth knowing about if a placement runs that long. The SR-408 East-West Expressway and Silver Star, Pine Hills and Kirkman roads handle the local errands; there is no rail transit out this way, so a car covers most trips beyond a walk to the park.

Fruit Tree Home sits in a different cluster, closer to downtown, where the nearest grocery run is the Publix on South Orange Avenue near Holden Heights.

11Settling in for a longer assignment

A month in one of these houses runs differently than a month in a hotel. You cook most nights, which adds up over several weeks. Doing laundry on your own schedule means no per-load machine to feed. Each evening you come home to a quiet residential street with room to park right outside. WinterPark Home's short walk to a neighborhood park is the kind of thing that matters most once a new hire has settled into a schedule and wants somewhere to walk in the evening.

Sometimes a relocation coordinator or an HR contact arranges the stay on behalf of the person moving in. Either way, our first-week checklist covers the practical setup, where to buy groceries, how to get a local number, and what to handle in the first few days in a house that is not yet familiar. Anyone relocating outright, not on a fixed-length assignment, may also want our relocation and long-stay page. Anyone bringing a pet for the length of an assignment should ask about the policy before booking; several of our homes accept pets, with the deposit and any rules confirmed in writing before you commit. None of this replaces asking your own supervisor or HR contact what Aspire expects for check-ins or paperwork; we can only speak to the house.

Typical road-routing times without traffic; Orlando's rush hours add to the longer routes.

14Common questions

Do you provide stipend paperwork?

Yes. A written monthly agreement and itemized receipts for an agency stipend or a relocation reimbursement.

Which home is closest to the Orlando offices?

WinterPark Home in Lockhart is among the closest; the table on this page shows the drive from all thirteen homes.

Are you affiliated with Aspire Health Partners?

No. Libema Properties is independent and not affiliated with or endorsed by Aspire Health Partners.

Do the drive times on this page include Orlando traffic?

No. They are typical road-routing times without traffic, the same standard used everywhere on this site. Orlando's rush hours add more time to the longer routes than the short ones, so budget extra time on I-4 from Holden Heights, or on US-441 and I-4 from Lockhart, during the morning and evening peaks. From Pine Hills, SR-408 carries most of Downtown & Stadium Cozy Retreat's route and slows the same way at those hours.

Can a staffing agency be named on the agreement instead of the employee?

Yes. The written monthly agreement can name a staffing agency, a relocation coordinator, or you personally, whichever fits how the placement is arranged. We can invoice that name for the full stay and provide a W-9 and a certificate of insurance on request. An established agency can also move to Net-30 terms on a signed agreement, though the first booking with us is paid up front regardless of who is named.

What happens if a placement runs longer than first planned?

Extensions run month by month at the same terms. Let us know before the current month ends and we will try to hold the following month at the same home, whether the delay comes from a longer contract, a slower credentialing process, or a new graduate's training period running past its first month. The sooner you tell us, the better the odds we can hold the same house for the rest of the assignment.

Which of the three closest homes suits someone sleeping during the day after a shift?

Downtown & Stadium Cozy Retreat in Pine Hills, about 17 minutes from the offices, has blackout curtains in its bedrooms, which helps when a shift ends in the morning and the rest of the house is awake and moving around. WinterPark Home and Fruit Tree Home do not list blackout curtains, though both have private bedrooms behind a door that closes, away from the kitchen and the living room.

Can I bring a pet for a longer placement near the offices?

Several of our homes accept pets. Tell us when you inquire and we will confirm the pet policy and any deposit in writing before you commit, for whichever of the thirteen homes fits your assignment. This applies across the portfolio, not only the three closest to Aspire Health Partners, so a home farther out is still an option if it suits your household better.

Is a shorter stay available for a training visit or an interview?

Yes. Nightly and weekly stays run through each home's Airbnb and Vrbo listing, or a direct inquiry to us, which suits a short training visit or an interview trip better than a full month's agreement. If the visit turns into an offer and a start date, we can move the same conversation to a monthly written agreement at the same home where availability allows.
