04The drive from Lockhart, Holden Heights and Parramore
WinterPark Home in Lockhart is the closest of the thirteen homes to Mechanical One, about 10 minutes away by road. The next two sit close behind on the downtown edge: Fruit Tree Home in Holden Heights is about 19 minutes, and Amelia’s Arena Retreat in Parramore is about 20. Downtown & Stadium Cozy Retreat, also in the northwest, comes in at about 20 minutes as well. The Dollins, Sunset Lake and Wekiwa houses run about 21 minutes, the Head Avenue, Meet & Play, Entertainment and Cozy houses about 23, and Piedmont, farthest of the thirteen, about 25.
From Lockhart the route north runs up US-441, Orange Blossom Trail, or I-4; from the downtown-edge and northwest homes it is I-4 the whole way. These are typical road-routing times without traffic. Altamonte Springs sits far enough up the interstate that Orlando's rush hours add real time to the longer routes on this list, so a departure timed around the morning and evening peaks is worth planning for, especially from the far side of the portfolio. The Katherine House in Lockhart is a three-bedroom, one-bathroom home with a screened porch, patio seating, a grill and a private concrete driveway, plus an open living area with a sectional and a wall-mounted TV for downtime after a long day. The kitchen was renovated with stainless steel appliances and quartz-look counters, and a park with a playground and courts is a short walk away. It sleeps up to 8, which suits a technician relocating on their own, or a couple, well. It is an older concrete-block home on a close-set street and the lawn is patchy in spots, which we would rather say plainly than leave you to find out at check-in. By its own listing it is also the closest of our homes to AdventHealth Altamonte Springs, a different campus in the same city as Mechanical One.
The 25th Street House in Holden Heights, about 19 minutes away, has full-size laundry, a fenced backyard and keyless entry, and it sleeps up to 10 across three bedrooms and two bathrooms, room enough for a small crew to spread out. Its laundry sits in a utility area off the back porch next to the water heater, which is worth knowing ahead of time. The Amelia House in Parramore, about 20 minutes away, has four bedrooms and sleeps up to 8; one bedroom has its own attached bathroom, useful when two people are sharing the house and want their own space, and its dining area seats four for a meal together at the end of the day. Both homes have a fenced yard, ceiling fans and a washer and dryer.
The Londonderry House in Pine Hills, tied with Amelia House at about 20 minutes away, has three bedrooms, one full bathroom and a half bath, and sleeps up to 8 across a king room, a queen room and a bunk room with two sets of bunk beds, the only bunk room in the portfolio. The kitchen has stainless appliances and a breakfast counter, and the living room has a large sectional and a wall-mounted TV. It has ceiling fans and a washer and dryer. The backyard is still being worked on, so for now it is pet-walking only, not fenced, which is worth knowing ahead of a booking.
07Housing for installers, relocating technicians and trainees
A single technician relocating for a role, or a trainee starting the company's development program, is usually looking for one thing above all: a house close enough that the commute is a real part of the day, not a project. Katherine House, Fruit Tree Home and Amelia House cover that well, each with a full kitchen, its own bedrooms and a driveway for a personal vehicle. Katherine House's short walk to a neighborhood park matters most after the first few weeks, once a new hire has settled a work schedule and wants somewhere to walk in the evening. A trainee still learning the city benefits from the same thing: a real address, a quiet street and neighbors on both sides.
Project and supervisory staff moving for a defined stretch of work tend to want what corporate travelers want anywhere: a real kitchen, laundry, and one predictable monthly bill in place of a stack of nightly hotel folios. Any of the four homes closest to Mechanical One covers that, and a written agreement can list the project as the account holder if that is how the paperwork needs to read.
A crew brought in for a large install is a different shape of stay: several people, a work van, and gear that needs somewhere dry to sit overnight. For that we would point a crew toward homes built for contractor and work-crew stays a little farther out: the Head Avenue House in Pine Hills sleeps up to 15 across six bedrooms, with a fenced yard and a private driveway, about 23 minutes from Mechanical One; the Piedmont House in Washington Shores has a concrete parking pad built to hold several vehicles and sleeps up to 14, about 25 minutes away; and the Dollins House, also in Washington Shores, sleeps up to 13 on a shaded lot under mature oaks, about 21 minutes away. Each carries one written monthly agreement for the whole crew instead of separate leases.

08Billing for a company, a training program or a relocation
The person arranging the stay, a new hire, a supervisor, HR or a relocation coordinator, signs the agreement and receives the invoice directly from us. The monthly rate, the deposit and the pet policy are confirmed in writing when you inquire. A rate is never published ahead of that, and the first booking is paid up front.
- An established company, staffing agency or insurer can book on a signed agreement or a purchase order, with net-30 terms.
- A W-9 and a certificate of insurance are available on request; Libema carries a commercial landlord liability policy.
- The invoice can be written in the company's name, with itemized monthly receipts a coordinator can file against a relocation package or a training budget.
- Extensions run month by month. If an install, a training rotation or a house search takes longer than planned, tell us and we will try to hold the same house for the following month.

09What's in the house for a trade job
Every home comes furnished from the first night: beds and linens, a stocked kitchen with cookware and dishes, a washer and dryer, Wi-Fi, and private parking in a driveway, carport or parking pad. Exact inclusions are confirmed in writing when you book. That Wi-Fi matters as much for streaming something after a long shift as it does for anyone handling paperwork from the house some days.

Laundry matters more on a trade job than it does on a family trip. Fruit Tree Home has full-size laundry, which handles a week of work clothes without a trip to a laundromat. Katherine House and Amelia House each have a washer and dryer too. Amelia's bedrooms add a ceiling fan and a wall-mounted TV, and Katherine has the same pairing in its living room. All three have a fenced yard, handy for keeping tools and gear out of the weather or for a dog that came along for the stay. None of the thirteen homes has a pool; they are ordinary residential houses, and bed and bath counts are the counts published in each home's own listing.
10Groceries, food and parks near Lockhart, Holden Heights and Parramore
Katherine House sits in Lockhart, the community that runs along US-441 (Orange Blossom Trail) between Orlando and Altamonte Springs, so it shares an area guide with Pine Hills and Rosemont. The nearest full grocery run from the house is the Walmart Supercenter on West Princeton Street, or the Latin, Caribbean and Asian grocers clustered around Pine Hills Road and West Colonial Drive, Presidente Supermarket, Caribbean Supercenter and Enson Market among them. Island Jam Caribbean Cuisine and Golden Krust are the standby kitchens for a quick dinner after work, Barnett Park's 159 acres are the closest big green space, and there is a 24-hour Planet Fitness on Silver Star Road for anyone keeping an early or late gym schedule. Pharmacies are easy to find too, at the Walmart on Princeton Street or along Silver Star Road and Pine Hills Road. Silver Star Road, Pine Hills Road and Kirkman Road handle the local errands day to day; there is no rail transit out this way, so a car covers most trips beyond a walk to the park.
Holden Heights and Parramore share a different guide, the walkable downtown-edge cluster that holds Fruit Tree Home and Amelia’s Arena Retreat. The closest grocery from either house is the Publix on South Orange Avenue near Holden Heights or the compact Publix at The Paramount on Lake Eola downtown. Lake Eola Park, with its mile-long loop and Sunday farmers market, and the Downtown Orlando YMCA on North Mills Avenue are both a short drive from either house, and CVS, Walgreens and the Publix pharmacy at Lake Eola cover prescriptions a few minutes further into downtown. Two SunRail stations and the free LYMMO bus circulate downtown, so a car can stay parked for days at a stretch during a downtown-edge stay, though Mechanical One itself is a drive no matter which house you start from.
11Settling in for a longer assignment
A month in one of these houses runs differently than a month in a hotel. You cook most nights, which adds up over eight or twelve weeks; you do laundry on your own schedule rather than paying by the load; and you come home each evening to a quiet residential street, not a parking garage. Katherine House's short walk to a neighborhood park is the kind of thing that only matters once you have been in town a few weeks and want somewhere to walk after work.
