04The drive to Lake Nona

KPMG Lakehouse sits in Lake Nona, on the far southeast side of the Orlando metro from the neighborhoods where our thirteen homes sit. The route runs SR-408 east across the city, then SR-417 south toward the Lake Nona interchange, and the drive runs 30 to 40 minutes by road without traffic depending on which home you start from. A campus this far out means the evening return usually meets a heavier flow than the outbound morning drive, since most of the metro is heading the same direction you are, and a mid-afternoon start can meet a slower build-up on SR-408 than either the early morning or the late evening.

Fruit Tree Home and Game Day Getaway-Downtown Orlando are the shortest drives at 30 and 31 minutes; Amelia’s Arena Retreat and City and Stadium Sanctuary Vibes are also about 31. Meet. Play. Stay. runs about 33 minutes, the Head Avenue, Piedmont, Cozy and Entertainment houses about 35, Downtown & Stadium Cozy Retreat about 38, and the Katherine and Wekiwa houses about 40. SR-408 is a toll road, as it is throughout our area guides, so a transponder such as SunPass or E-PASS is worth having if this becomes a regular drive.

Most people booking around a Lake Nona relocation fly in. Orlando International Airport works out to about 26 minutes from Fruit Tree Home, 29 from Game Day Getaway-Downtown Orlando and 30 from Amelia’s Arena Retreat, each closer to the airport than to Lake Nona itself. That makes the first day simple: land, collect a rental car or a ride, and go straight to the house without a downtown detour.

For a move that includes furniture or boxes as well as suitcases, every home has a private driveway, carport or parking pad, so a moving truck or a loaded SUV has somewhere to park without hunting for street space on a residential block. None of the thirteen is set up as a short-term storage unit between moves, so plan on the truck unloading the same day it arrives.

05Where our homes sit relative to Lake Nona

Our homes are on the west side of Orlando, and Lake Nona sits opposite them on the southeast side of the metro, so a map centered on KPMG Lakehouse places all thirteen homes in roughly the same direction on the dial, not spread out the way they would be for a more central destination. The distance shown from the centre is drive time by road, not straight-line miles, so a home that looks farther out on a paper map can still land closer in minutes if its route to SR-417 is more direct.

Whichever cluster you start from, downtown, the northwest, or the west side, the trip runs the same two roads: SR-408 across the city, then SR-417 south into Lake Nona. There is no shortcut that avoids downtown, which is part of why the range spans a full 30 to 40 minutes. It also means the choice between our homes comes down less to compass direction and more to which cluster, downtown, the northwest or the west side, fits the rest of your week.

06A month based near Lake Nona

A stay booked around this campus is rarely a single commute five days a week. A relocating employee is often splitting time between a temporary desk and house-hunting appointments, and a contractor supporting a rollout may only be on-site a few days out of a normal week. A whole house suits that kind of schedule better than a hotel room does: the kitchen, the laundry and the driveway are there whether the house gets used four nights that week or seven.

Wi-Fi is on from the first night in every home, which matters if part of the week is worked from the house instead of driven in. Beds are made up on arrival, the kitchen is stocked with cookware and dishes, and a private driveway, carport or parking pad means a rental car or a company vehicle has somewhere to sit overnight without a garage fee. None of that changes by employer; it is the same setup whether the person booking works at Lakehouse, at a downtown client, or somewhere else in the metro. For a stay that stretches past the first assignment or the first quarter, the house does not need to be rebooked from scratch; the extension carries the same terms forward, which matters for a rollout or a relocation where the end date tends to move.

07If the work splits between Lake Nona and downtown

Not every stay is Lake Nona and nothing else. A consulting engagement often has a downtown Orlando leg too, whether that is a client's office, a courthouse or a co-working space, and our four closest homes handle both trips well. From Amelia’s Arena Retreat, Game Day Getaway-Downtown Orlando and City and Stadium Sanctuary Vibes, downtown Orlando is about 7 minutes away; from Fruit Tree Home it is about 6. Lake Nona is the long end of the week at 30 to 31 minutes from any of the four, and downtown is the short end, so a week that alternates between the two leaves plenty of the day free either way.

The same math helps a family member commuting somewhere else in the metro while the relocating employee is at Lakehouse. AdventHealth Orlando and Orlando Health / ORMC are both under 12 minutes from all four homes, and Camping World Stadium and the Kia Center are under 10, so a spouse or partner working downtown or in healthcare is not adding a second long commute on top of the Lake Nona one, which is part of why these four homes cover more use cases than just Lakehouse itself.

The 25th Street House in Holden Heights is about 30 minutes from Lake Nona. It is a three-bedroom, two-bathroom bungalow with full-size laundry on site and keyless entry, and it carries 142 Airbnb reviews at a 4.83 rating, more than any other home we have. It suits a single employee or a couple well for a relocation stretch, and a family of four can use it too, though the bedrooms run small. The Amelia House in Parramore is about 31 minutes away and has one bedroom with its own attached bathroom, useful when two people on the same lease keep different hours.

The Dollins House in Washington Shores is also about 31 minutes and has four bedrooms, the same count as Amelia’s Arena Retreat, with blackout curtains in the bedrooms and a shaded lot of mature oaks. It carries a 4.15 rating over 12 reviews. One guest, Mary from Fort Lauderdale, Florida, wrote in May 2026: "This place worked well for us as a group of mixed ages and genders who were in Orlando as a band to play at an event! The beds and bedrooms worked well for us and we appreciated being able to cook." The exterior shows some wear, in keeping with the rest of this modest, working-class corner of west Orlando, while the inside was renovated with gray shaker cabinets, granite counters and marble-look tile. It works well for a family joining a relocating employee, or for two or three colleagues sharing one lease instead of paying for three separate ones.

The Sunset Lake House in Washington Shores ties the Amelia and Dollins houses at about 31 minutes to Lake Nona, and downtown Orlando is about 7 minutes away too, the same as the other two. It is a smaller three-bedroom, one-bathroom bungalow under a live oak, with a carport out front, a white kitchen with a breakfast bar, and a 4.4 rating over 7 reviews. One bathroom for three bedrooms is worth planning around if the group is more than a couple, and the backyard is currently being refreshed and is for walking pets only. It suits a smaller group or a couple who wants the same short drive to Lake Nona without needing the extra bedroom Game Day Getaway-Downtown Orlando offers.

09Billing a relocation or consulting stay

The agreement can be written to whoever is paying: the relocating employee directly, a relocation coordinator or vendor, or the firm covering a project. Either way you get a written monthly agreement naming the home, the dates, the rate and the deposit, plus itemized receipts a payroll or accounts-payable team can process. A W-9 and a certificate of insurance are available on request; Libema carries a commercial landlord liability policy, and the same paperwork works whether one person is moving or a small project team is sharing a single house.

Established companies, agencies and insurers can arrange net-30 terms on a signed agreement or purchase order, with the first booking paid up front. A relocating individual paying personally books the same way most guests do, rate and deposit confirmed in writing before the stay begins, the same as it would for any other guest booking directly with us. If a house-hunt or a project runs past the first month, extensions are by the month; tell us as early as you can and we will hold the following month where we can. 10Around Lake Nona

Lake Nona is one of the fastest-growing corners of the Orlando metro, and it has grown up around a cluster of medical and research institutions alongside KPMG Lakehouse: Nemours Children's Hospital, the Orlando VA Medical Center and UCF's academic health sciences campus all sit together in the same Lake Nona Medical City, about a 32-to-42-minute drive from our homes, close to the 30-to-40-minute range to Lakehouse itself. We do not manage a home inside Lake Nona, and it falls outside the neighborhoods our own area guides cover, so we cannot speak to its shopping, its restaurants or its daily rhythm the way we can for the neighborhoods our homes actually sit in.

What we can offer instead is a straightforward commute: a real house 30 to 40 minutes away by road, at one monthly rate, while the Lake Nona side of a relocation or a project sorts itself out. If the assignment centers on the hospitals and research campus instead of Lakehouse, the drive runs a few minutes longer, and the same four homes are still the shortest trip.

11What's in the house

Every home comes furnished and ready for a month from the first night, and the exact inclusions are confirmed in writing when you book.

None of the thirteen has a pool; they are residential single-family houses. Six of our homes publish a street address on the site, the Amelia, Dollins and 25th Street houses among them; the other six publish the neighborhood and zip code and share the exact address once a stay is booked. Bed and bath counts are the counts published in each home's own listing, and a sofa is never counted as a bed, so what you see in the specifications is what is actually there to sleep in, and the same holds whether the stay is booked by us directly or through a home's Airbnb or Vrbo listing.

12Planning a relocation or project stay

A few things are worth sorting out before the first night, whether you are the employee moving or the coordinator booking on their behalf:

• Confirm the rate, deposit and pet policy in writing before you commit; none of it is published on the site.
• Decide who signs the agreement, the employee, the relocation vendor, or the firm, since the paperwork can be written either way.
• Ask about extending by the month if the house-hunt or the assignment might run long; give as much notice as you can.
• If two people on different schedules are sharing the lease, ask about a bedroom with its own attached bathroom; Amelia’s Arena Retreat has one. Wekiwa Home instead has two full bathrooms, a tub bath and a walk-in tile shower, split between its two bedrooms.
• If part of the week will be worked from the house, the Head Avenue and Meet & Play houses both have a desk built into a bedroom.
• If a pet is coming along, say so early; several homes accept pets, and the policy and any deposit are confirmed in writing before you book.
