Housing near Waste Pro USA
A regional waste and recycling company with Central Florida operations north of Orlando.
01The employer
Waste Pro USA runs waste and recycling operations across the Southeast, with a Central Florida presence in the Longwood and Sanford area and a regional workforce near 900. Operations companies of that size relocate managers and bring in project and fleet staff on defined assignments.
Regional operations in the Longwood and Sanford area of Seminole County, serving Central Florida.
02Who needs housing here
A route or operations manager relocating for a role, a maintenance specialist on a fleet project, a corporate staffer in for a build. Each needs documented monthly housing with a written agreement and receipts a company can process.
- Operations and route managers relocating in
- Fleet and maintenance staff on assignment
- Corporate and project staff
- Managers transferring between divisions
03How our homes fit
The Longwood area is north of the city, close to our northwest homes; WinterPark Home in Lockhart is among the closest of the thirteen, as the table below shows. Each home has private parking and a monthly agreement.
04Getting to the Longwood operations
Waste Pro's Central Florida operations sit north of the city in Longwood and Sanford, in Seminole County. The drive from our thirteen homes runs from 18 minutes at the short end to 31 minutes at the long end, depending on which side of Orlando a home sits, and every figure here is a typical road time without traffic. Orlando's rush hours add more time to the longer routes than to the shorter ones, so the gap between an 18-minute home and a 31-minute home can widen further at the start and end of a shift.
The Katherine House, in Lockhart, has the shortest drive of the thirteen at 18 minutes. It already sits on the north side of the metro, on the same stretch of road that carries our other northwest-Orlando guests toward AdventHealth Altamonte Springs, so the last leg north into Longwood is a short continuation of a trip those homes already make. The 25th Street House, south of downtown in Holden Heights, is next at 24 minutes, and Amelia House, on the Parramore edge of downtown, is a 26-minute drive, the same figure as Game Day Getaway-Downtown Orlando and City and Stadium Sanctuary Vibes on the west side of the metro. Behind those three, The Clue House, Meet. Play. Stay., Entertainment Home and Cozy Home each run 29 minutes, Downtown & Stadium Cozy Retreat is 27, Wekiwa Home is 28, and Piedmont is the longest drive of the thirteen at 31.
05Where the homes sit around Longwood
On a map, Longwood and Sanford sit at the top of the metro, so every distance on this page is a drive north out of Orange County and into Seminole County.
- 1 WinterPark Home 18 min
- 2 Fruit Tree Home 24 min
- 3 City and Stadium Sanctuary Vibes 26 min
- 4 Game Day Getaway-Downtown Orlando 26 min
- 5 Amelia’s Arena Retreat 26 min
- 6 Downtown & Stadium Cozy Retreat 27 min
- 7 Wekiwa Home 28 min
- 8 Entertainment Home 29 min
- 9 The Clue House 29 min
- 10 Cozy Home 29 min
- 11 Meet. Play. Stay. 29 min
- 12 BlueEarth 30 min
- 13 Piedmont 31 min
The Lockhart home, WinterPark Home, is the only one of these three actually inside the northwest cluster, the same part of town as The Clue House, Entertainment Home, Downtown & Stadium Cozy Retreat and Cozy Home in neighboring Pine Hills. The Holden Heights home, Fruit Tree Home, sits south of downtown, and the Parramore home, Amelia House, sits on the western edge of downtown itself. Both start a little closer to the city center and a little farther from Seminole County than WinterPark Home does, which is the main reason their drive times run a few minutes longer.
The rest of the portfolio spreads out from there. The west-side homes, Piedmont, Game Day Getaway-Downtown Orlando, City and Stadium Sanctuary Vibes and Meet. Play. Stay. in Washington Shores and Malibu Groves, run 26 to 31 minutes, and Wekiwa Home, farthest west in Hiawassee, is 28. Every one of the thirteen homes sits on the Orange County side of the metro, so the drive north into Seminole County is a straightforward run up the map, not a cross-town haul. Katherine House's own area, Lockhart and Rosemont together, is covered in more depth on our Rosemont neighborhood page as well, which describes the quiet, green streets around Lake Orlando that the two share.
06A month near the Longwood operations
A relocating route manager, or a maintenance specialist sent in on a fleet project, is not touring Orlando. The routine is getting up, driving north to Longwood, and coming home to cook dinner and do laundry like anyone working a five-day week, and the three homes below are built around that same plain, practical, five-day-week rhythm. WinterPark Home's kitchen comes stocked with cookware, dishes and a coffee maker, so the first morning does not start with a shopping trip, and its keypad front-door lock means an early departure or a late arrival does not depend on finding someone to hand over a key.
Fruit Tree Home takes the same idea further. Full-size laundry on site makes it a practical pick for anyone coming home in coveralls or a uniform at the end of a shift, and its private driveway means a personal vehicle is never fighting for space on a quiet Holden Heights block. Amelia House works for two colleagues sent in together, or a manager who wants a spare room ready for occasional visits from head office: one bedroom has its own attached bathroom, so two different schedules do not have to share a single shower.
Corporate and project staff who come in for a system build or a short posting, and managers transferring between divisions, tend to want the same thing: a real address for as long as the work takes, not a hotel loyalty account. Our corporate and business housing and relocation and long-stay pages cover the paperwork side of that in more depth, and our first week checklist is written for anyone settling into one of these homes for the first time. The short version here is that all three homes run on the same monthly agreement whether the posting stretches to a second month or a third.
The three homes also sit near different kinds of downtime once the work week ends. Amelia House is about 7 minutes from the Kia Center, so a weeknight game or a downtown event does not need much planning. Fruit Tree Home is about 8 minutes from Lake Eola Park and its Sunday market, and Katherine House is about 8 minutes from Winter Park's Park Avenue, a change of scenery after a week of driving north to Longwood.

- Katherine House, Lockhart: 3 bedrooms, 1 bathroom, sleeps up to 8, 18 minutes from the Longwood operations.
- 25th Street House, Holden Heights: 3 bedrooms, 2 bathrooms, sleeps up to 10, 24 minutes from the Longwood operations.

Katherine House is a three-bedroom, one-bathroom home with wood-look flooring, a tiled walk-in shower, a screened porch with patio seating and a grill, a private driveway and a keypad front door. It is a plain, quiet choice for a solo manager or a couple, and it sits a short walk from a community park with a playground and courts for anyone who has brought family along on a longer relocation.
Fruit Tree Home is a three-bedroom, two-bathroom bungalow with quartz-look counters, a full-size washer and dryer, keyless entry and fruit trees in the yard. It also carries the most Airbnb reviews of any home in the portfolio, 142 of them, at a 4.83 rating, from guests who have already used it for exactly this kind of extended, practical stay.
Amelia House is a four-bedroom, two-bathroom home on the Parramore edge of downtown, with granite-look counters, one bedroom holding its own attached bathroom, a fenced backyard and a private driveway. It suits a manager who wants downtown Orlando and the Longwood drive both within reach, or two colleagues sent in together who would rather not share a single bathroom.
The main difference among the three is bathrooms. Katherine House has one full bathroom for three bedrooms, while Fruit Tree Home and Amelia House each have two. A solo manager or a couple rarely notices the difference; two or three colleagues sharing a house for a project usually prefer the extra bathroom that the other two homes give them.
A bigger fleet crew that outgrows these three has other options across the portfolio. Our contractor and work crew page covers the larger, four-to-six-bedroom houses built for that kind of stay.
08Company billing for a Longwood assignment
Waste Pro is exactly the kind of company our billing is built for. The written agreement can go in the company's name, or in the name of a relocation coordinator handling several employees' moves at once, and the monthly invoice is itemized so it can be filed against a housing stipend or a project budget. A W-9 and a certificate of insurance are available on request, and Libema carries a commercial landlord liability policy behind every agreement we sign.
Net-30 terms are available once there is a signed agreement or a purchase order in place, which is standard for an established company; the first booking is paid up front while that paperwork is arranged. Extensions run the same way every time, one month at a time, at the same terms, so a project that runs longer than planned does not need a new negotiation, only notice that another month is coming. Net-30 is for established companies, agencies and insurers only; a leisure trip through one of these same homes' Airbnb or Vrbo listings runs on the normal deposit and payment schedule instead.
For the coordinator side of a booking like this, our coordinator's checklist and corporate housing checklist lay out what to have ready before the first booking, from the traveler's name and dates to who signs the agreement and how the receipts should be addressed.
09The Longwood and Sanford corridor
Waste Pro's Central Florida operations sit in the Longwood and Sanford area of Seminole County, just north of Orange County.

Sanford FL Lake Monroe01 · Ebyabe · CC BY-SA 4.0 · resized from 4288x3216
Sanford sits on Lake Monroe, and the wider Seminole County corridor, Longwood, Lake Mary and Altamonte Springs among the towns along it, holds a mix of public institutions and corporate offices. Seminole State College is based in Sanford and Seminole County, and several of the corporate employers we cover elsewhere on this site, Chase Card Services, Deloitte and Liberty Mutual among them, are also in the Lake Mary and Heathrow part of that same corridor.
None of that changes who we are. Libema is a housing company, and none of the employers named on this page or in this section, Waste Pro included, are affiliated with us or endorse us. What we can say with confidence is the drive time, because we measured every one of these routes the same way: by road, without traffic. Our corporate housing hub lists the other Central Florida employers whose staff we house the same way.
10What's included at each home
Exact inclusions vary a little by home and are confirmed in writing when you book.
Every home on this list comes with furniture, made-up beds, a stocked kitchen and a washer and dryer from the first night, and the exact inclusions are confirmed in writing when you book. What differs from house to house is the detail that makes a work stay a little easier: WinterPark Home's screened porch and grill, Fruit Tree Home's fruit trees and full-size laundry, Amelia House's fenced yard and its attached-bath bedroom. All three also have ceiling fans throughout, a small thing that matters through a Central Florida summer.
None of the three has a pool; none of the homes on this site do. WinterPark Home, Fruit Tree Home and Amelia House all publish a street address, so a coordinator booking on behalf of an employee can confirm the exact location up front, well before the agreement is signed, with no surprises waiting on move-in day.

For everyday errands around WinterPark Home itself, groceries, a pharmacy, the odd Sunday grocery run, our Pine Hills & Northwest Orlando area guide covers that side of town, and the Holden Heights and Parramore neighborhood pages do the same for the other two homes.
11Booking a home near Longwood
Tell us the basics
Your dates, what brings you to Orlando, how many people, and anything that matters: pets, a work truck, a desk, a budget.
We match a home
We point you to the homes that fit your commute, length of stay and budget, with real photos and drive times, usually the same day.
Book the way you like
Nights and weeks through Airbnb, Vrbo or us directly; months on a written agreement with receipts.
Move in and settle
The house is furnished, stocked and ready. Bring a suitcase.
Booking one of these three homes for a Longwood-bound stay works the same way as booking any home on this site: you tell us the dates, we confirm the home, the rate and the deposit in writing, and you move in on a signed agreement rather than a reservation number.
Phone and email inquiries are answered the same day, which matters when a start date moves up unexpectedly or a fleet project gets approved faster than planned. If Katherine House, Fruit Tree Home or Amelia House is not available for the exact dates you need, we can point a coordinator to the next best fit among the other nine homes within a similar drive of Longwood.
Not every Longwood visit needs a month. A short site visit or a quick equipment delivery can book Katherine House, Fruit Tree Home or Amelia House by the night or the week through that home's Airbnb or Vrbo listing on a nightly or weekly rate; the monthly route is built for a stay measured in weeks rather than days.

14Common questions
Which home is closest to the Longwood operations?
WinterPark Home in Lockhart is among the closest; the table on this page shows the drive from all thirteen homes.
Can the company pay directly?
Yes. A monthly agreement in the company's name with itemized receipts and a W-9 on request.
Are you affiliated with Waste Pro?
No. Libema Properties is independent and not affiliated with or endorsed by Waste Pro USA.
How does an extension work if a Waste Pro assignment runs longer than planned?
Extensions are booked by the month, never by the day or the week. If a route manager's assignment or a fleet project stretches past the original end date, tell us as early as you can and we will add another month at the same terms on the same written agreement, instead of opening a new booking from scratch.
Is there private parking at Katherine House, Fruit Tree Home and Amelia House?
Yes. All three have a private driveway, so a personal vehicle is never left hunting for street parking on a residential block. None of the three shares a lot or an assigned street space; the driveway belongs to whoever is staying in the house for the length of the agreement.
Can a small maintenance or fleet team share one of these three homes?
Yes, within each home's sleeping capacity. Katherine House and Amelia House both sleep up to 8, and Fruit Tree Home sleeps up to 10, so a pair or a small team can share one house under a single written agreement, with one set of keys handed over at move-in. A larger crew fits better in one of the bigger houses elsewhere in the portfolio.
Can a relocation coordinator book and pay on behalf of a Waste Pro employee?
Yes. The written agreement can be issued to the coordinator, to a relocation contact, or to the company directly, with the monthly invoice addressed however payroll or accounting needs it. The employee still gets the keys and the arrival instructions; the paperwork runs through whoever is managing the move.
Do Katherine House, Fruit Tree Home or Amelia House have laundry for uniforms?
Every home on this site includes a washer and dryer. Fruit Tree Home has full-size laundry on site; Katherine House and Amelia House both have a washer and dryer as well, so scrubs, coveralls or a work uniform can go straight into the machine at the end of a shift.
Can a manager relocating with a pet book one of these homes?
Several of our homes accept pets, and the policy and any deposit are confirmed in writing before you commit. Mention the pet when you inquire about Katherine House, Fruit Tree Home or Amelia House and we will confirm what applies to that home before you book.
