Kissimmee and many of the region's job sites sit south of our homes; Fruit Tree Home and the downtown-edge homes are the closest of the thirteen, as the table below shows. Each home has a driveway, private parking and a written monthly agreement.
04The drive to the Kissimmee campus
Jr. Davis Construction is based in Kissimmee, in Osceola County, on the opposite side of the metro from where our thirteen homes sit. It is a genuine commute, not a short hop. By road, without traffic, the drive from our homes to the Kissimmee campus runs from 26 minutes at the shortest to 38 minutes at the longest, and Orlando's rush hours add time to the longer end of that range, so a shorter drive matters more on a job with an early call time.
Two homes sit at the very front of that range: Fruit Tree Home in Holden Heights and City and Stadium Sanctuary Vibes in Washington Shores, tied at 26 minutes. Three more are a minute behind at 27: Amelia’s Arena Retreat in Parramore, and Piedmont and Game Day Getaway-Downtown Orlando in west Orlando. That tie at the top of the range runs five homes deep, not three. The remaining seven homes, spread across northwest and west Orlando, run from 29 minutes to 38 and are built more around AdventHealth Orlando, downtown and Universal than around a job in Osceola County. This page profiles three of the five below, the 25th Street, Sunset Lake and Amelia houses; the Piedmont and Dollins houses share that same 27-minute drive.
Orlando's regional SunRail line happens to run in the same general direction: from downtown's LYNX Central and Church Street stations, the line continues south toward Kissimmee. We do not know how close any stop lands to a specific job site, so the drive is still the practical way to get to work, but the rail line and the commute do point the same way.
None of that makes the commute short. A half-hour drive each way, twice a day, is a real part of the job, and we would rather say so than round it down. What these three homes offer instead is the best available balance: a manageable drive to Kissimmee on one end of the day, and a normal, well-connected Orlando neighborhood, with its own grocery stores, parks and gym, on the other.

Within that pattern, the three homes profiled on this page come from three different parts of the city. Amelia’s Arena Retreat sits in Parramore, on the western edge of downtown Orlando; Fruit Tree Home is a few minutes south of downtown in Holden Heights; and City and Stadium Sanctuary Vibes is west of downtown in Washington Shores, near Camping World Stadium. Each neighborhood has its own character beyond the commute. Washington Shores has generous lots and easy off-street parking, useful for a crew with more than one vehicle, and City and Stadium Sanctuary Vibes sits about 7 minutes from downtown Orlando. Holden Heights sits just south of the downtown core, close enough that a night out does not require the interstate, and Fruit Tree Home's own numbers put it about 6 minutes from downtown. All three trade a longer drive to Kissimmee for an easier one to everything else.

City and Stadium Sanctuary Vibes, in Washington Shores, is smaller: three bedrooms and one bathroom, sleeping up to 8, with a carport under a live oak instead of a driveway. It suits a couple or two colleagues willing to share more closely, and it sits about 2 minutes from Camping World Stadium if a stay happens to line up with a game or a concert on an evening off. One guest, Jack from Lawrenceburg, Kentucky, wrote after an October 2025 stay that the property 'was perfect for what we needed.' That same proximity means event days bring extra traffic to the block, worth planning around if a game or a concert falls during a work week.

08What's in the house
Every one of our thirteen homes, these three included, comes furnished from the first night: beds and linens, a stocked kitchen with cookware and dishes, a washer and dryer, Wi-Fi, and private parking in a driveway, carport or parking pad. Exact inclusions are confirmed in writing when you book, and they vary a little by home, so the grid below breaks them down home by home.

None of the three has a pool, and neither does any of our thirteen homes. They are ordinary residential houses. Bed and bathroom counts are the counts published in each home's own listing, and a sofa is never counted as a bed, so a crew sizing up a house against the number of people staying should go by the bedroom and sleeps numbers on each home's own page.
Guests let themselves in with keyless entry or a lockbox, and arrival notes with the code or the key location arrive a few days before check-in. That helps on a job where a crew might arrive on different days, or a shift ends after an office would normally close: nobody is waiting on someone to hand over a key.
09Billing a company, a crew or an individual
A Jr. Davis assignment can be booked three different ways, and we leave the choice to whoever is arranging the housing. The written agreement can name the company itself, a relocation coordinator, or the individual employee, whichever fits your payroll or reimbursement process. Whichever way it is written, you get one agreement naming the home, the dates, the rate and the deposit, plus itemized monthly receipts.
For an established company on a signed agreement or purchase order, we offer net-30 terms; a first booking is paid up front while that arrangement gets set up. If your accounting team needs a W-9 or a certificate of insurance before they can process payment, we provide both on request, and the monthly invoice goes out in the company's name when that is how you want it billed. Libema carries a commercial landlord liability policy.
Extensions run month by month at the same terms, which matters on heavy-civil work more than on most other stays: a site package can run past its first schedule for reasons that have nothing to do with the crew living in the house. 10Around the closest homes
A crew based at one of these three homes spends its evenings and days off close to downtown Orlando, well away from the Kissimmee job site itself. Amelia’s Arena Retreat and Fruit Tree Home sit in Parramore and Holden Heights, on the close-in south and west edges of downtown; City and Stadium Sanctuary Vibes is a few minutes further out in Washington Shores, near Camping World Stadium.
For groceries, the Publix at The Paramount on Lake Eola covers the downtown-edge homes, and Nikki's Place on South Orange Blossom Trail, a soul food kitchen that has run since 1999, is a few minutes from City and Stadium Sanctuary Vibes. Lake Eola Park downtown has a roughly one-mile sidewalk loop and a Sunday farmers market; Lake Lorna Doone Park, just north of Camping World Stadium, has a walking loop, outdoor fitness stations and a splash pad, close enough to City and Stadium Sanctuary Vibes to make for an easy regular stop. The Downtown Orlando YMCA on North Mills Avenue is the full-service gym within reach of all three homes.
Pharmacies are easy to find near any of the three: the Publix pharmacy at Lake Eola plus CVS and Walgreens downtown cover the Amelia and 25th Street houses, and Orange Blossom Trail and West Colonial cover City and Stadium Sanctuary Vibes. Two SunRail stations and the free LYMMO bus circulate the downtown core, though most days off still run on a car, the same as the drive to work.
