Housing a Reunion or a Big Group in Orlando

How to put fifteen, twenty or more people under a few roofs in Orlando without a hotel block, and the house rules that keep a big-group stay easy.

A reunion needs one address. Twelve cousins across four hotel rooms on three floors is a logistics problem; twelve cousins in a six-bedroom house with one kitchen is a reunion. Orlando is one of the easiest cities in the country to gather in, because everyone can fly into one airport, and our homes are built for exactly this size of group.

The homes that hold a crowd

  • The Clue House, Pine Hills: six bedrooms, three bathrooms, sleeps fifteen. Our largest, with an in-home workspace and full laundry. It was set up as a themed mystery-game house for group stays, with each bedroom styled after a character from a classic whodunit board game, which turns out to be a good icebreaker for a reunion.
  • Piedmont, Washington Shores: four bedrooms, three bathrooms, sleeps fourteen, with a game room and a big parking pad. It was set up with a garden theme and a riddle quest that leads to a treasure chest.
  • Game Day Getaway-Downtown Orlando, Washington Shores: four bedrooms, two bathrooms, sleeps thirteen, on a shaded lot three minutes from Camping World Stadium.
  • Entertainment Home, Pine Hills: three bedrooms plus a bonus room, two bathrooms, sleeps eleven, with foosball, table tennis and a fireplace lounge.

Bigger than fifteen: pair the houses

Groups of twenty to thirty take two or three homes in the same neighborhood. In Pine Hills The Clue House, Entertainment Home, Cozy Home and Downtown & Stadium Cozy Retreat are minutes apart; in Washington Shores Piedmont, Game Day Getaway-Downtown Orlando and City and Stadium Sanctuary Vibes are the same. One house becomes the kitchen and the gathering room, the others are where people sleep. Tell us the head count and the ages and we will suggest the split; grandparents usually want the quiet house.

Feeding a group

Every home has a full kitchen, but a reunion dinner for twenty is a catering job or a two-kitchen job. Piedmont and The Clue House have the most counter space. Dining tables seat six or more with breakfast bars for the rest, and the yards at Meet. Play. Stay. and Game Day Getaway-Downtown Orlando handle a long outdoor table. A grocery run on arrival day, one big cooked meal a day and simple breakfasts is the pattern that works.

The rules, stated plainly

Our homes are in residential neighborhoods, and we keep them that way. That means no parties or events, no extra overnight guests beyond the booking, quiet after dark, and the house used by registered guests only. A wedding party can stay with us; the wedding itself and the reception happen at a venue. A reunion dinner at the house is fine; a reunion dance floor is not. This is what lets us keep offering whole houses to big groups.

What to plan around

Holiday weeks, spring break and bowl-game weekends fill the large homes first, sometimes months ahead. Universal is 12 to 26 minutes from our homes and Disney 35 to 50, so a group that wants a park day plans it as a day trip. Downtown, Lake Eola and the stadiums are minutes away. The groups page lists the largest homes with their drive times, and the sleeps-10-to-15 page sorts every home by capacity.

Downtown & Stadium Cozy Retreat and Meet. Play. Stay.

The four homes named above carry most of the reunion bookings, but two more in the same parts of town round out the options when the family needs a fifth or sixth bedroom, or when one branch of it wants a smaller, quieter house nearby instead of one more room in the big one.

Downtown & Stadium Cozy Retreat sits in Pine Hills, the same area as The Clue House and Entertainment Home. It has a king bedroom, a queen bedroom, and a bunk room with two sets of bunk beds, for up to eight people, one full bathroom finished with a marble-look walk-in shower plus a half bath, a glass dining table for six, and a breakfast counter. The bunk room does the real work here: it turns one bedroom into sleeping space for four kids or teenagers, while the king and queen rooms go to parents or grandparents who want a door that closes. Downtown Orlando is about 14 minutes away and AdventHealth Orlando about 12.

Meet. Play. Stay., a short drive away in Malibu Groves, is the newest-built home in the portfolio and sleeps up to nine across three bedrooms. It has a fireplace TV wall in the open living room, a kitchen island with seating, a dining table for six, a separate game room with a full-size pool table and a dart board, a fenced backyard with cornhole, and an attached garage. A portable crib is available on request, which matters if a baby is coming along. Two of the bedrooms have a desk and an office chair, useful for whichever relative cannot fully step away from work for the week.

Inside Cozy Home and City and Stadium Sanctuary Vibes

Cozy Home and City and Stadium Sanctuary Vibes were both named as pairing options above; here is what each one actually offers. Cozy Home, also in Pine Hills, is a three-bedroom bungalow that sleeps up to eight across a king room, a room with two full beds, and a room with one full bed. One bathroom, finished with a tub and shower and a lighted round mirror, serves all three bedrooms, so it suits a group that does not mind sharing. It has a breakfast bar with stools, a dining table for four, full-size laundry, and it sits about 4 minutes from the Central Florida Fairgrounds and about 11 from downtown Orlando.

City and Stadium Sanctuary Vibes, over in Washington Shores, is a similar size: three bedrooms sleeping up to eight, one bathroom with a tub and shower, a dining table for four, and a carport under a live oak instead of a driveway. It sits about 2 minutes from Camping World Stadium and about 7 from downtown, which makes it a fit for a reunion that lines up with a game or a concert. Both of these smaller houses have a backyard that is out of use for now: City and Stadium Sanctuary Vibes's yard is being refreshed and is for walking pets only at the moment, and Downtown & Stadium Cozy Retreat's backyard is in the same state, so plan any outdoor family time around the yards at the larger houses in the group instead.

Splitting a group across more than one house

When the head count runs past what a single house holds, the useful split is by generation or by household, not just by counting empty beds. Parents with small children often want the bedroom closest to the kitchen and the living room; grandparents tend to prefer fewer stairs and less noise after dark, which is one reason Cozy Home and City and Stadium Sanctuary Vibes, both quieter three-bedroom bungalows, often become the second house for a Pine Hills or Washington Shores reunion while The Clue House or Piedmont holds the main gathering.

Where each house sits also decides how easy it is to find on arrival day. The Clue House, Piedmont and Game Day Getaway-Downtown Orlando publish a street address, so anyone driving in from the airport or from out of state can put it straight into a map app before they leave home. Entertainment Home, Downtown & Stadium Cozy Retreat, Cozy Home, City and Stadium Sanctuary Vibes and Meet. Play. Stay. publish only the neighborhood and zip code, with the exact address shared once the booking is confirmed. If different branches of the family are flying in on different days or driving in separately, tell us the arrival order and we will make sure each household has its address and entry details before the first car pulls up.

Booking a group stay and paying for it

A reunion, a friends' trip or a wedding party is not a company account, so the terms are the same ones any leisure guest gets: a rate confirmed in writing when you inquire, a deposit, and an itemized receipt, paid the way any nightly or weekly stay is paid. Net-30 invoicing, purchase orders and a certificate of insurance are for established companies, agencies and insurers on a signed agreement, not for a family gathering, so there is no vendor paperwork to chase for a reunion booking.

What does help is naming one person as the point of contact before you inquire. If the group is taking two or three houses at once, give us the full head count, the ages, and roughly who is staying in which house, and we will confirm each house separately in writing so nobody arrives to find a booking that was never actually made. If cousins, siblings or in-laws are each covering their own share, it is simpler for the group to split the total among themselves once everyone is home than to route several partial payments through us for one reservation.

Exact inclusions vary a little by home and are confirmed in writing when you book.

Parking is the detail worth checking before everyone books separate flights or drives in from different directions. Piedmont has a concrete parking pad that fits several vehicles, which helps when three or four households are arriving on their own schedules. Meet. Play. Stay. and Entertainment Home each have an attached garage, and City and Stadium Sanctuary Vibes parks under a carport. The Clue House and Game Day Getaway-Downtown Orlando each use a private driveway. Parking isn't documented for Cozy Home or Downtown & Stadium Cozy Retreat, so tell us if your group is bringing several cars and we will confirm what to expect before you arrive. Laundry works the same way across the group: The Clue House and Cozy Home have full-size washers and dryers, and the other homes in this set have their own washer and dryer as well, so towels and beach bags get washed at the house instead of packed home wet.

Stocking the kitchen for a crowd

A reunion dinner for a large group is usually a two-part job: one big cooked meal a day at the house, and a grocery run early on big enough to support it. None of the group houses sits inside a supermarket district, so plan the first stop on the way in from the airport. From the Pine Hills homes (The Clue House, Entertainment Home, Downtown & Stadium Cozy Retreat and Cozy Home), Presidente Supermarket, a Latin grocer at 2722 North Pine Hills Road, and Caribbean Supercenter at 5111 West Colonial Drive are both a short drive, and the Walmart Supercenter on West Princeton Street covers a full weekly shop. From the Washington Shores and Malibu Groves homes (Piedmont, Game Day Getaway-Downtown Orlando, City and Stadium Sanctuary Vibes and Meet. Play. Stay.), that same Walmart and Presidente are reachable, and the Publix at Metro West Village on South Hiawassee Road is the closer everyday stop for Meet. Play. Stay..

For the night nobody wants to cook, Nikki's Place, a soul food restaurant on South Orange Blossom Trail serving since 1999, sits under a mile from Camping World Stadium and works well for the Washington Shores cluster. The Pine Hills side has its own strength: Island Jam Caribbean Cuisine on North Pine Hills Road for griot and fried plantains, and Golden Krust at West Colonial and North Kirkman for Jamaican beef patties and jerk chicken, both good picks for a group that wants to order in rather than cook on the first night.

A day out at Lake Eola Park

A reunion usually wants at least one day away from the kitchen table. Lake Eola Park downtown is the easiest one to plan around: a roughly one-mile sidewalk loop, the resident swans, pedal-powered swan boats to rent, and a Sunday farmers market from 10 a.m. to 3 p.m. with food stalls, local makers and live music. Closer to the Pine Hills and Washington Shores homes, Barnett Park on West Colonial Drive is a free, 159-acre county park with a splash pad that runs in timed sessions through the warm months, playgrounds, walking trails, and basketball and volleyball courts, built for a family group rather than a couple. Lake Lorna Doone Park, just north of Camping World Stadium, reopened in 2021 with a walking loop, outdoor fitness stations, a splash pad and an inclusive, barrier-free playground, a short drive from City and Stadium Sanctuary Vibes and Game Day Getaway-Downtown Orlando. If the reunion lands on a weekend when the Central Florida Fairgrounds or the Orlando Amphitheater has a concert or the Central Florida Fair running, both sit a few minutes from the Pine Hills homes as well.

Isiah, who stayed at Game Day Getaway-Downtown Orlando in May 2026 for an event at Camping World Stadium, wrote: 'We stayed at Michelle’s place for an event at the camping world stadium. This is a perfect spot location wise for it. It’s about a 15 minute walk and a 2 minute drive to the stadium. It has a private feel to it and is very solid for big groups.' Jairo, who stayed at Meet. Before you book more than one house

Groups that get this right tend to settle the same handful of questions before they call us.

  • The real head count, by house. Not just the total: how many are staying in the main house and how many in the second, checked against each house's real sleeps number: eight, nine, eleven, thirteen, fourteen or fifteen.
  • Who needs their own bathroom. Piedmont has three bathrooms for fourteen people; Cozy Home and City and Stadium Sanctuary Vibes each have one bathroom for eight. Tell us if that is a dealbreaker for a relative and we will point the group to the right combination of houses.
  • Kids, cribs and bunk beds. Downtown & Stadium Cozy Retreat has a bunk room built for children or teenagers, and Meet. Play. Stay. can add a portable crib for a baby.
  • Pets. Several homes accept pets; the policy and any deposit are confirmed in writing before you commit.
  • One point of contact. Whoever is organizing the trip should be the one who talks to us, even if the cost ends up split several ways between households afterward.
  • The plain parts. These are working, renovated older houses, not new construction, with the exception of Meet. Play. Stay., and the 'worth knowing before you book' section on each home page lists exactly what to expect.
