WinterPark Home sits to the northwest, close to I-4 and US-441, also called Orange Blossom Trail; Fruit Tree Home sits just south of downtown with its own fast I-4 access, and Amelia’s Arena Retreat sits on the western edge of downtown with both I-4 and SR-408 close by. SR-408 and the other expressways are tolled by transponder or by plate, and over a semester of driving one a SunPass or E-PASS is worth setting up in the first week.

None of the homes is a walk from a SunRail station, but the regional line's two downtown stops, LYNX Central and Church Street, run north toward Winter Park and Sanford if you would rather leave part of a trip to the train. Orlando's rush hours add time to any of these routes the same as elsewhere in the metro; a class or shift that starts by eight in the morning means leaving with the rest of the metro's commuters, while a schedule that starts at midday or later mostly clears it.

05Who comes to the Sanford campus for a term

An adjunct or visiting instructor teaching one Seminole State term does not want a year-long apartment lease for a few months of work, and furnishing a place for a single term costs more than it is worth. Our monthly agreement starts the week you need to be in Sanford and ends when the term does, with the option to extend if the college brings you back for the next one. Downtown & Stadium Cozy Retreat ties Amelia’s Arena Retreat at about 34 minutes too, though it publishes a neighborhood and zip; its own numbers are in the drive-time table on this page.

WinterPark Home, in Lockhart, is the closest at about 24 minutes. It is a three-bedroom, one-bathroom block home with a renovated kitchen, wood-look flooring throughout and a tiled walk-in shower with a glass door. The front door has a keypad lock, and the living area has a sectional sofa under a ceiling fan. It also has a screened porch with patio seating and a grill, the only one of the thirteen homes with a screened porch, and a private concrete driveway for off-street parking. A community park with a playground and courts sits a short walk from the door. It sleeps up to eight, which covers a visiting instructor's family, or two colleagues sharing a term, with room to spare.

Fruit Tree Home, in Holden Heights, is next at about 33 minutes, and it sits closer to Orlando Health and downtown than to the college; if your term also means time on the Orlando Health campus, that overlap is worth knowing about. It is a three-bedroom, two-bathroom bungalow with full-size laundry on site, keyless entry and fruit trees in the yard, and it carries 142 Airbnb reviews at a 4.83 rating. The kitchen has quartz-look counters and stainless steel appliances, the glass-top dining table seats four, and the backyard is fenced with mature shade trees, though the yard itself runs a little overgrown between visits from the lawn crew.

Amelia’s Arena Retreat, on the western edge of downtown in Parramore, is about 34 minutes away. It is a four-bedroom, two-bathroom home with a freshly renovated kitchen, white shaker cabinets and granite-look counters, and two updated bathrooms with marble-look tile. One bedroom has its own attached bathroom, useful if two people on the stay keep different schedules. The backyard is fenced with mature shade trees, and the dining area seats four. Like WinterPark Home, it is an older single-story home on a working-class block, clean and comfortable inside.

07Billing for the college, a grant or a family

When a department, a grant program or Seminole State itself is the one paying, we can write the agreement directly to that institution instead of to the person moving in. Invoices go out monthly in the institution's name, and we provide a W-9 and a certificate of insurance on request, since Libema carries a commercial landlord liability policy. A family supporting a student, or an instructor paying out of pocket, books the same way any individual stay does: a rate and deposit confirmed in writing, and an itemized receipt after each payment. Net-30 and purchase-order terms are for institutions, agencies and insurers, not for families or individuals, so those stays are paid the normal way, at the time of booking.

Either way, the monthly rate is never posted online. We confirm the rate, the deposit and the pet policy in writing once we know the dates and the house, so nothing changes between the quote and the invoice. If a term stretches into a second one, tell us as soon as you know; extensions run month by month, and holding the same home for the next term is usually possible when we hear early enough.

08Around Lockhart and Rosemont

Lockhart sits north of the city along US-441, between Orlando and Altamonte Springs, and it is the closest of our areas to AdventHealth Altamonte and AdventHealth Winter Park if you need a doctor during the term. The wider area, which the site also calls Rosemont, sits around Lake Orlando, a couple of minutes from WinterPark Home. The house itself sits on a plain, quiet street, with a community park with a playground and courts a short walk from the door.

The same shopping that serves the wider Pine Hills and Rosemont area is a short drive from WinterPark Home. Presidente Supermarket, a Latin grocer on North Pine Hills Road, and Caribbean Supercenter on West Colonial Drive, cover groceries close by, and the Walmart Supercenter on West Princeton Street handles a bigger weekly shop. Island Jam Caribbean Cuisine, on North Pine Hills Road, and Golden Krust, on the West Colonial corridor, are the everyday food options on a night when cooking after a full day of classes or meetings does not sound appealing.

Barnett Park on West Colonial Drive has walking trails, playgrounds, courts and a splash pad that runs through the warm months, and the Central Florida Fairgrounds sits on the same side of town. A 24-hour Planet Fitness on Silver Star Road covers a gym habit through the term, and pharmacies line Silver Star Road and Pine Hills Road. This part of Orlando runs on cars; there is no SunRail out this way, so plan on driving both to campus and around town. 09Around Holden Heights and Parramore

Holden Heights and Parramore sit on the south and west edges of downtown, about 33 and 34 minutes from Sanford but only minutes from Orlando Health, the Kia Center and Creative Village, so they suit a stay that mixes a Sanford commute with business or appointments downtown. The Publix on South Orange Avenue is the closest grocery to Fruit Tree Home, and the Publix at The Paramount on Lake Eola covers Amelia’s Arena Retreat; for a bigger shop, the Walmart Supercenter and the international grocers on the west side are a short drive.

College Park's Edgewater Drive, a short hop north, has the neighborhood's independent kitchens and cafes, Foxtail Coffee and Cups & Pups among them, and the Mills 50 district east of downtown holds the largest Vietnamese-American community in Florida, with pho and banh mi along Mills Avenue. Nikki's Place on South Orange Blossom Trail, a few minutes from both homes, has served soul food since 1999, and downtown proper covers everything from a quick lunch to a night out.

Lake Eola Park downtown has a roughly one-mile sidewalk loop, swan boats to rent and a Sunday farmers market, and the Downtown Orlando YMCA on North Mills Avenue is a full family gym with two pools. This is the one part of the portfolio where the car can sit for a day: LYNX Central and Church Street connect to the SunRail line, and the free LYMMO bus circulates downtown, though the run up to Sanford itself is still a drive. None of the three homes closest to Sanford has a pool; they are residential houses. Bed and bath counts are the counts in each home's own listing, and sofas are not counted as beds. None of the three lists a dedicated desk, so a kitchen or dining table doubles as the workspace for grading papers or prepping a lecture.
