Housing near Spectrum (Charter Communications)
A broadband and cable employer with call centers and field operations across the metro and a large hiring pipeline.
01The employer
Spectrum, the Charter Communications brand, employs roughly 1,200 people across call centers, sales offices and field operations in the Orlando metro. A workforce like that runs on hiring and training: cohorts learning a program together, trainers and managers brought in to run them, field crews on project work.
Call-center and field-operations sites across the metro, with a hub in the Maitland and north-Orlando corridor.
02Who needs housing here
A trainer in for a few weeks, a manager relocating, a project team on a network build. Each wants a furnished place with a desk and internet, and a group can share a house on one monthly agreement.
- Customer-operations and sales training cohorts
- Network and field-operations staff on assignment
- Managers and trainers relocating in
- Technology and project teams
03How our homes fit
The company's north-Orlando and Maitland-area sites are close to our northwest homes, and WinterPark Home in Lockhart is among the closest of the thirteen; the table below shows the drive from every home. Each has private parking and a written monthly agreement.
04Getting to the Spectrum site from each home
Spectrum's Maitland and north-Orlando hub is the destination behind every number on this page. Across our thirteen homes the drive runs from 2 to 17 minutes by road, without traffic. WinterPark Home in Lockhart sits at the short end, about 2 minutes away. Downtown & Stadium Cozy Retreat in Pine Hills is about 11 minutes, and Amelia’s Arena Retreat on the downtown edge is about 12. The chart below lines up all thirteen homes so you can see where a given one lands before you choose.
The 2-minute figure for WinterPark Home is not a rounding trick. Lockhart sits along US-441 between the city and Altamonte Springs, and that same stretch of road, plus the parallel run on I-4, is what puts AdventHealth Altamonte and AdventHealth Winter Park within a short drive of the same house. From Pine Hills, Downtown & Stadium Cozy Retreat uses the SR-408 East-West Expressway and the connecting roads that also reach downtown and AdventHealth Orlando. From Parramore, Amelia’s Arena Retreat is a short run up I-4 from the downtown edge, the same route that gets it to Orlando Health and the Kia Center.
These are typical road-routing times without traffic. A call center or field crew running multiple shifts means some commutes fall inside the morning or evening peak and some do not; a mid-shift or overnight drive on I-4 or SR-408 avoids the worst of it. SR-408 is tolled by transponder or by plate, so a SunPass or E-PASS is worth setting up if the stay runs several weeks. Field staff moving between more than one Spectrum site during a single project should mention both locations when booking, since a home that suits one stop may add several minutes to the other.
05Where the homes sit around the site
The map below places each home by true compass bearing from the Spectrum site, with the distance from the centre showing drive time rather than miles. Five of our homes, the Katherine and Londonderry houses among them, fall into the cluster we group as Northwest Orlando: Lockhart, Rosemont and Pine Hills.
- 1 WinterPark Home 2 min
- 2 Downtown & Stadium Cozy Retreat 11 min
- 3 Amelia’s Arena Retreat 12 min
- 4 City and Stadium Sanctuary Vibes 13 min
- 5 Fruit Tree Home 14 min
- 6 Wekiwa Home 14 min
- 7 Game Day Getaway-Downtown Orlando 14 min
- 8 Entertainment Home 15 min
- 9 The Clue House 15 min
- 10 Cozy Home 15 min
- 11 Meet. Play. Stay. 15 min
- 12 BlueEarth 16 min
- 13 Piedmont 17 min
Amelia’s Arena Retreat sits by itself in our Downtown Orlando group, close in from a different direction. The remaining homes, grouped as West Orlando and one home south of downtown, sit farther out on the map. Piedmont in Washington Shores runs about 17 minutes and Wekiwa Home in Hiawassee about 14, both inside the 2-to-17-minute range the chart above covers. Two homes in different directions can land on a similar number, so pair the map with the drive-time figures for the clearest comparison.
For more on any of these places, the Lockhart and Pine Hills neighborhood pages cover the streets around the Katherine and Londonderry houses, and the Parramore page covers Amelia’s Arena Retreat's stretch of the downtown edge. If a stay changes shape partway through, from a short training week to a longer project month, the same booking process carries over whether the next home sits in Lockhart, Pine Hills or Parramore.
06A month of Spectrum-related work
Spectrum's Orlando and Maitland operation runs on more than one kind of stay. A customer-operations or sales cohort comes in together for a training program that can run several weeks, and a house with a full kitchen and a living room to gather in works better than several separate hotel rooms, especially when the schedule has early starts. A three-bedroom house suits a small cohort; a four-to-six-bedroom house works when a class is bigger or when a trainer travels with the group. Network and field-operations staff on a project assignment need somewhere to keep gear organized and clothes clean between long days, with parking for a personal vehicle right at the door.
Managers and trainers relocating into a permanent role often want a base for a month or two while they choose a neighborhood and a school district, which is what our relocation and long-stay housing covers. Technology and project teams brought in for a system rollout or an office move tend to book by the room count the team needs: a three-bedroom house for three colleagues, a bigger one if the team grows mid-project. Because the agreement is written to the group rather than to an individual lease, a coordinator who books once can add a note if the project timeline shifts. Our corporate housing page covers how that agreement works for a company sending several employees to the same assignment, and crew housing covers a field team traveling with tools and a truck.
07The homes closest to the Spectrum site
All three of the homes closest to the Spectrum site sleep eight, and each is available by the month on a written agreement, or by the night and week through Airbnb and Vrbo for a shorter visit. Any of the three keeps the one-way drive under 15 minutes, which matters most on a day with an early class, a first shift, or equipment that has to arrive on schedule.

WinterPark Home, about 2 minutes away in Lockhart, is a three-bedroom, one-bathroom home with a screened porch, a keypad lock on the front door and a private concrete driveway.

The kitchen was freshly renovated with stainless appliances and comes stocked with cookware, dishes and a coffee maker, and the living area has a sectional and a wall-mounted TV. A community park with a playground and courts is a short walk away, useful on a day off between training modules or during a longer project.
Downtown & Stadium Cozy Retreat, about 11 minutes away in Pine Hills, splits its eight sleeping spots across a king bedroom, a queen bedroom and a bunk room with two sets of bunk beds, with one full bathroom and a half bath. The living room has a large sectional, and a glass dining table for six gives a group somewhere to eat together after a shift. Blackout curtains in the bedrooms help anyone on an early call or a night rotation sleep through daylight.
Amelia’s Arena Retreat, about 12 minutes away on the downtown edge in Parramore, is a four-bedroom, two-bathroom home with one bedroom that has its own attached bathroom, useful when two people on different schedules share a house. The kitchen has stainless appliances and granite-look counters, and a fenced backyard with mature shade trees gives a group somewhere to sit outside. Downtown Orlando is about 7 minutes away and Orlando Health / ORMC about 9, so the same house works for an employee who also has a downtown appointment or a hospital visit to fit in.
08What's in the house for a Spectrum stay
Every home comes furnished and ready from the first night: made-up beds, a stocked kitchen, a washer and dryer, Wi-Fi and a private place to park. The exact list is confirmed in writing when you book.
Exact inclusions vary a little by home and are confirmed in writing when you book.
None of the thirteen homes has a pool; they are residential houses. The specifics beyond that shared list vary by house. WinterPark Home has a screened porch with room for patio seating and a grill, plus a private driveway for off-street parking. Amelia’s Arena Retreat has a fenced backyard with mature shade trees and its own driveway, and one bedroom pairs with an attached bathroom. Downtown & Stadium Cozy Retreat has a glass dining table that seats six and blackout curtains in every bedroom, though its backyard is still being finished, so for now it suits a quick pet walk, with a proper sit-outside space coming once that work wraps up.
None of the three is flagged for full-size laundry on our site; all three have a washer and dryer in the house, and full-size units are called out specifically at the Head Avenue, 25th Street, Cozy and Wekiwa houses if that detail matters for your load. A desk is built into the Head Avenue and Meet & Play houses. At the three homes closest to the Spectrum site, the dining table or breakfast counter covers a laptop for the length of a shift-based stay.
09Billing a Spectrum-related stay
A cohort, a project team or a relocating manager can all be billed the same way: one written agreement, one monthly rate, and an itemized receipt. The agreement can name the employee, or it can name Spectrum, a staffing agency or a relocation coordinator as the paying party, with the monthly invoice issued in that company's name. A W-9 and a certificate of insurance are available on request; Libema carries a commercial landlord liability policy. Net-30 terms are available to an established company, agency or insurer on a signed agreement or purchase order, and a deposit is confirmed in writing alongside the rate before the first night. The first booking is paid up front unless those terms are already in place. A relocation coordinator managing more than one employee at a time can run every stay through the same point of contact, filing one set of paperwork per person for the whole group.
A training stint of a few weeks that does not need a full month can run through the home's Airbnb or Vrbo listing instead, booked nightly or weekly, which suits an onboarding visit or a short certification course better than a monthly agreement would. If a rotation or a project timeline runs long, extensions go month by month; tell us as soon as a few extra weeks looks likely so we can hold the following month where we can. Ask us to walk through the paperwork on the phone before a Spectrum-related stay is confirmed, so nothing about the billing arrangement is a surprise once the first invoice arrives.
10Daily life near the Spectrum corridor
The Katherine and Londonderry houses sit in the part of northwest Orlando our Pine Hills and Northwest Orlando area guide covers, and it is a practical place to run a household for a few weeks or a few months. Presidente Supermarket on North Pine Hills Road and the Walmart Supercenter on West Princeton Street cover the everyday shop, and the Publix at Metro West Village is a short drive south. Caribbean Supercenter and Enson Market, both on West Colonial Drive, add Caribbean and Asian groceries if you want to cook something other than the everyday staples. Island Jam Caribbean Cuisine and Golden Krust are quick, reliable dinners after a late shift, and the smaller Caribbean and Latin kitchens along the same stretch of West Colonial are worth trying a few of over a longer stay. A short drive further south on Hiawassee Road, the MetroWest restaurant corridor adds a wider sit-down selection, Tacos Don Andres for birria and Habibi Lebanese Grill for shawarma among them, on a night when cooking at the house is not the plan.

Barnett Park on West Colonial Drive has a splash pad, playgrounds, walking trails and a recreation center with a fitness room, all free to use, and there is a 24-hour Planet Fitness on Silver Star Road for anyone on a schedule that does not match daytime gym hours. Pharmacies are easy to reach along Silver Star Road and Pine Hills Road. There is no SunRail line through this part of the metro; LYNX buses run the main roads, but most people here drive, and SR-408 and I-4 handle the trips downtown.
Amelia’s Arena Retreat sits on the other side of downtown in Parramore, a short run from the Publix at The Paramount on Lake Eola and from the Kia Center and Inter.co Stadium. Our Parramore neighborhood page and downtown area guide cover groceries, restaurants and parks on that side in more detail.
11What guests said about WinterPark Home
These are real reviews from WinterPark Home's own Airbnb listing, quoted verbatim with the reviewer's name and month. Most were written after a short nightly or weekend stay rather than a monthly work assignment, but they speak to the same house: how clean it is, how quickly the hosts respond, and how comfortable the beds are.
"Súper recomendable para familias grande yo lugar muy acogedor Tranquilo limpio y seguro"

12Questions worth answering before you book
A few questions upfront make booking faster, especially when a coordinator is arranging housing for someone else. Our coordinator's checklist goes through the paperwork in more depth; the short version for a Spectrum-related stay is below.
- How many people need a bedroom, and whether a bunk room or a shared bathroom changes that.
- Who the paying party is: you, Spectrum, a staffing agency or a relocation coordinator.
- Whether the stay runs a fixed number of weeks or a rotation could extend it.
- Whether a pet is coming, and whether the house's yard situation works for it.
- Whether the stay calls for a nightly or weekly booking or the full month.
- Whether the group might need more than one house, since Pine Hills alone holds four of our thirteen homes.
None of these questions need an answer before you call. We can talk through bedrooms, bathrooms, pets and paying arrangements on the same call and follow up with the written agreement once the details are set.

14Common questions
Can a training cohort share a house?
Yes. Our three-to-six-bedroom homes suit a cohort or a project team, with one agreement and one monthly rate.
How far are your homes from the Spectrum sites?
WinterPark Home in Lockhart is among the closest to the north-Orlando corridor; the table on this page lists the drive from all thirteen homes.
Are you affiliated with Spectrum?
No. Libema Properties is independent and not affiliated with or endorsed by Spectrum or Charter Communications.
Can Libema invoice a Spectrum training vendor or staffing agency for a Spectrum-related stay?
Yes. The written agreement can name the employee, Spectrum, a staffing agency or a relocation coordinator as the paying party, and the monthly invoice goes out in that name. A W-9 and a certificate of insurance are available on request, and net-30 terms apply to an established company, agency or insurer on a signed agreement or purchase order.
Can someone on a Spectrum-related assignment bring a dog for a month-long stay?
Several of our homes accept pets, and the exact policy and any deposit are confirmed in writing before you book. The Katherine and Amelia houses both have a yard; Downtown & Stadium Cozy Retreat's yard is still being finished, so for now it suits a quick walk better than a dog left outside.
What happens if a field-operations assignment near the Spectrum site runs past the first month?
Extensions run month by month at the same terms. Tell us as soon as a longer timeline looks likely and we will hold the following month where we can. This is the same policy for every monthly stay, not something specific to a Spectrum assignment.
Can a family relocating for a role at Spectrum book housing while they house-hunt?
Yes. WinterPark Home and Amelia’s Arena Retreat both work for a family, and a monthly agreement gives you a base for a month or two while you look at neighborhoods and schools before signing a lease elsewhere. Extensions run month by month if the search takes longer.
Is there parking for a work truck or a second vehicle during a Spectrum-related stay?
Every home has private parking of some kind, a driveway, a carport or a parking pad, and the Katherine and Amelia houses each have their own driveway. The exact parking setup and whether it suits a larger work vehicle are confirmed in writing when you book, since this varies house by house.
What is the neighborhood like around WinterPark Home, the closest home to the Spectrum site?
Lockhart is a quiet residential street setting, with a screened porch and a private driveway at the house itself and a community park with a playground and courts a short walk away. It sits along the corridor toward Altamonte Springs and Winter Park, with downtown Orlando a quick run south on I-4.
