04Where each home falls on the drive to Heathrow

Every route from a Libema home to Deloitte's Heathrow office runs the same road, I-4 north out of Orlando. Where a home sits along that corridor decides most of the number. WinterPark Home in Lockhart already sits on the north side of the metro, between the city and Altamonte Springs, which is why it posts the shortest drive of the group at about 18 minutes. Fruit Tree Home in Holden Heights and Amelia’s Arena Retreat in Parramore both sit close to the downtown core, so they pick up I-4 farther south and carry more of it north, about 25 minutes from Fruit Tree Home and 26 from Amelia’s Arena Retreat.

The rest of the portfolio sits farther out on the west and northwest side of the city, and the extra distance from Heathrow shows in the numbers. Game Day Getaway-Downtown Orlando, Downtown & Stadium Cozy Retreat and City and Stadium Sanctuary Vibes each run about 27 minutes. The Clue House, Meet. Play. Stay. and Wekiwa Home run about 29. None of that changes which home fits a given stay best; a project team of four might still want The Clue House's six bedrooms over a shorter drive in a smaller house.

These figures are typical road-routing times without traffic, the same way every drive time on this site is measured. Orlando's rush hours add to the longer end of that range more than the short end, so the difference between WinterPark Home at 18 minutes and Piedmont at 31 stretches a little further on a Monday morning than the raw numbers suggest. 05How the homes sit around the Heathrow corridor

The map below places each of the thirteen homes by direction and drive time from the Heathrow business district, the same way we chart every employer on this site. Two homes in different parts of Orlando can carry a similar number of minutes, so it helps to read the map next to the exact figures above and the page for each neighborhood.

The three neighborhoods that put a home within about half an hour of Heathrow sit in different parts of the city for different reasons. Lockhart works because of the quick interstate access north toward Altamonte Springs and the rest of I-4 beyond it. Holden Heights and Parramore work because they sit close to downtown and the Orlando Health campus, with I-4 running north from there too. A consultant weighing a Heathrow assignment against time downtown, or a spouse who needs to be near the hospital, has real reasons to pick one neighborhood over another beyond the drive time by itself.

Lockhart itself is a settled community north of Orlando along US-441, sitting between the city and Altamonte Springs; it is quieter and more residential than either of the other two. Holden Heights is a close-in neighborhood just south of downtown, tucked between Orange Blossom Trail and Orange Avenue, and Parramore is Orlando's historic neighborhood immediately west of the downtown core, separated from the office towers only by I-4. Both of the southern neighborhoods put you minutes from Orlando Health and the city center, which the Lockhart house trades for the shorter run north.

06How a consulting engagement uses a monthly house

Consulting work does not run on a fixed calendar the way a lease does. A project starts with a small group arriving for a kickoff, staffs up as the engagement moves into build or implementation, and winds down on a date nobody fully knows until the client signs off. A monthly agreement matches that shape better than a year-long lease or a week-by-week hotel stay. You book for the month you know about, and if the assignment runs long we hold the next month at the same home where we can.

The same houses work for one consultant staying through a rotation and for a small project team that wants several bedrooms under one roof and one kitchen instead of several separate hotel rooms.

Someone starting a first assignment right out of school usually needs one furnished bedroom and a short, clear agreement while the first paycheck and the apartment search catch up. Someone relocating to the delivery center for good is often doing the opposite: using the first month or two in a furnished house to look for a place to rent or buy long-term without signing anything else in the meantime. Both fit the same booking process; the difference is how long you stay, not how you book. Other engagements keep the same one or two people in the house for the full run. The Katherine House at 518 Katherine Ave in Lockhart is the closest to Heathrow at about 18 minutes. It's a three-bedroom, one-bathroom house with a screened porch, patio seating and a grill, and a private concrete driveway; the front door has a keypad lock instead of a physical key. It sleeps up to 8 across its three bedrooms, so it suits a single consultant or a couple well and works reasonably for a family relocating for a longer assignment, since it sits on a quiet residential street a short walk from a community park with a playground and courts. It is a modest, older concrete-block house, and we say so on its own page rather than dress it up.

The 25th Street House in Holden Heights is about 25 minutes from Heathrow and carries more Airbnb reviews than any other home in the portfolio, 142 of them, at a 4.83 rating. It's a three-bedroom, two-bathroom bungalow with full-size laundry on site, a screened front porch and fruit trees in the yard; being closer to Orlando Health and downtown than to Heathrow itself, it suits a consultant who splits time between the client site and the office; it sleeps up to 10. The Amelia House, about 26 minutes from Heathrow, is a four-bedroom, two-bathroom house in Parramore that sleeps up to 8, recently renovated with a white-cabinet kitchen and stainless appliances, one bedroom with its own attached bathroom useful when two people on the same booking keep different schedules, and a fenced backyard under mature shade trees.

08Everyday life around WinterPark Home

A consultant based at WinterPark Home for a month or more still has to eat and buy groceries, and the shopping and dining options there run together with Pine Hills a few minutes south. Presidente Supermarket, a Latin grocer on North Pine Hills Road, and Enson Market, a large Asian supermarket in a Chinatown plaza on West Colonial Drive, cover a lot of ground between them; the Walmart Supercenter on West Princeton Street is the closest full-line option for a full American-style weekly grocery run.

For food, Island Jam Caribbean Cuisine on North Pine Hills Road is a well-reviewed Haitian kitchen, and Golden Krust at West Colonial and North Kirkman is the reliable stop for a Jamaican beef patty or jerk chicken between calls. Barnett Park, a 159-acre county park on West Colonial Drive with walking trails and a free splash pad, is the closest real outdoor break, and a 24-hour Planet Fitness sits out on Silver Star Road for anyone keeping a gym routine through a longer stay. 09Billing a stay for the firm

An engagement booked through Deloitte works the same way any established company's booking does with us. We can write the agreement to the firm's name if that's how the engagement is structured, or to the individual consultant if that's simpler, and either way you get a written agreement naming the home, the dates and the rate, plus itemized monthly receipts formatted for an expense report or an accounts-payable system. A W-9 and a certificate of insurance are available on request; Libema carries a commercial landlord liability policy.

Net-30 terms are available for an established company like Deloitte on a signed agreement or purchase order, with the first booking paid up front while that paperwork is set up. If a rotation or a project runs long, extensions are by the month: tell us as soon as the timeline shifts and we will hold the following month at the same home where we can. 10Other offices along the Heathrow corridor

Lake Mary and Heathrow, along that stretch of I-4 north of Orlando, hold more than one national employer's office. Chase Card Services and JPMorgan Chase both keep offices in Lake Mary, and so do Verizon, Liberty Mutual Group, BNY Mellon | Pershing, Mitsubishi Power Americas and Bank of America. The Auto Club Group's AAA office is in Heathrow itself, and Concentrix keeps its office nearby in Lake Mary too. Between them the corridor runs mostly on financial services (Chase Card Services, JPMorgan Chase, Bank of America, BNY Mellon | Pershing), insurance (Liberty Mutual, the Auto Club Group), energy technology (Mitsubishi Power Americas), telecommunications (Verizon) and business services (Concentrix), alongside Deloitte's own consulting work.

WinterPark Home kitchen has stainless steel appliances and quartz-look counters, its living area has a sectional sofa and a wall-mounted TV, and its bedroom has a ceiling fan; Amelia’s Arena Retreat kitchen has white shaker cabinets and stainless appliances, with wood-look plank flooring and ceiling fans through the house. None of the three has a dedicated desk built into a bedroom; that feature belongs to The Clue House and Meet. Play. Stay., both about 29 minutes from Heathrow, if a work-from-home setup matters more than a shorter drive.
