Housing near Omni Orlando Resort at ChampionsGate
A large resort in ChampionsGate, with hospitality management, seasonal and contractor demand.
01The employer
The Omni Orlando Resort at ChampionsGate is a large golf and convention resort in Osceola County, employing roughly 700 people. Resorts generate housing demand in cohorts: management trainees and interns on a program, seasonal event and banquet staff, and contractors on renovation cycles.
A resort in ChampionsGate, in Osceola County southwest of Orlando near the I-4 and US-27 interchange.
02Who needs housing here
A trainee on a defined program, a seasonal cohort in for a busy stretch, a renovation crew. Each often does best in a shared house on one monthly agreement rather than a row of hotel rooms.
- Management trainees and hospitality interns
- Seasonal banquet, event and golf-operations staff
- Corporate and project staff on assignment
- Contractors on renovation and event work
03How our homes fit
ChampionsGate sits southwest of our homes near the I-4 and US-27 interchange, a real commute; Fruit Tree Home and the west-side homes are the closest of the thirteen, as the table below shows. The trade for the drive is the space and the price of a residential house.
04Getting to ChampionsGate from each cluster
The drive out to ChampionsGate runs 32 to 44 minutes depending on the home, and the twelve split into three rough bands rather than a straight line. The closer band sits at 32 to 35 minutes: Fruit Tree Home in Holden Heights covers it fastest at 32, and the Amelia, Piedmont, Dollins and Sunset Lake houses all land at 34, with Meet. Play. Stay. close behind at 35. A middle band runs 37 to 40 minutes: the Head Avenue, Entertainment and Cozy houses at 37 and Downtown & Stadium Cozy Retreat at 40. Wekiwa Home, at 42, and WinterPark Home, at 44, sit at the far end.
Most of the drive runs down I-4, the same interstate that carries our homes to downtown Orlando on their shorter trips, continued farther southwest. Hospitality shifts do not run nine-to-five, so the traffic you meet depends on the shift: a morning drive out to ChampionsGate on I-4 meets the flow of commuters heading the other way into the city, while an evening return after a banquet shift can catch the tail end of the outbound rush. These are typical road-routing times without traffic, so it is worth padding a first week on a new schedule by a few minutes until you know how your own shift lines up with the highway. SR-408 connects several of the closer-in homes to I-4 for this drive, and it is tolled by transponder or by plate; a SunPass or E-PASS is worth setting up in the first week if the assignment runs more than a few weeks.
05Where the homes sit relative to the resort
The map places each home by its true compass bearing and its drive time from the resort, with distance from the center standing in for minutes rather than miles. Amelia’s Arena Retreat, in Downtown Orlando, and Fruit Tree Home, just south of downtown, sit close together on one side of the map. Four of the five West Orlando homes, the Piedmont, Dollins, Meet & Play and Sunset Lake houses, sit on a different bearing at roughly the same distance from the center, each between 34 and 35 minutes out. The fifth West Orlando home, Wekiwa Home, sits on that same bearing but its point lands much farther from the center, at 42 minutes. The Northwest Orlando cluster, the Head Avenue, Katherine, Entertainment, Londonderry and Cozy houses, holds most of the map's outer points, running 37 to 44 minutes, and Wekiwa Home's 42 minutes puts it in that same outer band: longer than the Head Avenue, Entertainment and Cozy houses at 37 each and Downtown & Stadium Cozy Retreat at 40, and only two minutes short of WinterPark Home's 44. ChampionsGate is a longer drive from the northwest side of the city than from downtown, but Wekiwa Home shows that a west-side home can land just as far out as the northwest cluster does.
- 1 Fruit Tree Home 32 min
- 2 Piedmont 34 min
- 3 City and Stadium Sanctuary Vibes 34 min
- 4 Game Day Getaway-Downtown Orlando 34 min
- 5 Amelia’s Arena Retreat 34 min
- 6 Meet. Play. Stay. 35 min
- 7 Entertainment Home 37 min
- 8 The Clue House 37 min
- 9 Cozy Home 37 min
- 10 BlueEarth 39 min
- 11 Downtown & Stadium Cozy Retreat 40 min
- 12 Wekiwa Home 42 min
- 13 WinterPark Home 44 min
Two homes on different bearings can still land on the same minute count, which happens here: the Amelia, Piedmont, Dollins and Sunset Lake houses all run about 34 minutes despite sitting in different parts of the city. Use the map together with the exact minutes when you are comparing homes, rather than the bearing alone.
06A month of resort and hospitality work
A resort the size of Omni ChampionsGate keeps a rotating set of people housed on a monthly basis, and the four groups it tends to bring in have different needs underneath the same shared answer: a whole house, one written agreement, one monthly rate. Management trainees and hospitality interns are usually partway through a defined program that can run several months and move them between departments; a house with enough bedrooms to split among two or three of them keeps the per-person cost down, and a full kitchen means they can cook between long training days. A cohort that starts together does not always leave together, since programs stagger new trainees in as others finish; when a program runs past its planned end, the agreement extends by the month, the same policy that applies to any of our monthly stays, not by the day or the week.
Seasonal banquet, event and golf-operations staff are hired around the resort's busiest stretches, brought on for weeks at a time and released, or moved elsewhere, once the calendar quiets down. That kind of staffing works best with housing that starts and ends cleanly with the assignment, which a month-to-month agreement does without a lease to break. Corporate and project staff sent in for a defined piece of work, an audit, a systems rollout or a compliance review, tend to want a private house with a real kitchen and a quiet room to work from in the evening over a hotel room charged to a corporate card. Contractors on a renovation or an event build have a third need again: parking for a truck, a kitchen for the crew to cook in after a long day on site, and a single invoice that covers the whole team.
- A trainee or intern cohort: a bedroom-heavy house to split one rate several ways.
- Seasonal event and banquet staff: an agreement that starts and ends with the assignment.
- Corporate and project staff: a private house with a kitchen and a quiet room to work from.
- A renovation or event crew: parking for a truck and one invoice for the team.
Each of those four groups tends to start on a different page before landing on the same thirteen homes: corporate staff with corporate and business housing, trainees and interns with student and intern housing, and a renovation crew with contractor and crew housing.
07The homes closest to this drive
Three of our homes are the ones this drive points to most often. The 25th Street House in Holden Heights runs about 32 minutes to the resort, the shortest of the thirteen. It is a three-bedroom, two-bathroom bungalow with full-size laundry on site, a screened front porch and keyless entry, and it carries 142 Airbnb reviews at a 4.83 rating, more than any other home in the portfolio has collected. Its bedrooms run small, which suits a solo trainee or two colleagues sharing well and works for a family of four without much room to spare.
The Amelia House in Parramore and the Piedmont House in Washington Shores both run about 34 minutes. Amelia’s Arena Retreat has four bedrooms, one paired with its own bathroom, a fenced backyard with mature shade trees and a private driveway, a workable setup for two people on different shifts. Piedmont has four bedrooms, three bathrooms, a parking pad big enough for several cars and a game corner with a foosball table, which suits a small crew or a group of trainees who want a common room after a shift. Two more homes in Washington Shores, the Dollins House and the Sunset Lake House, land at the same 34 minutes as the Amelia and Piedmont houses, so a fourth or fifth option at the same drive time is available if the first three do not fit your dates.

08The rest of the portfolio for this drive
The other homes run 35 to 44 minutes and suit either a bigger cohort or a quieter, smaller one. Meet. Play. Stay. in Malibu Groves, the newest-built house in the portfolio, is about 35 minutes out; it has a game room, desks in two bedrooms, a fenced yard and a garage, a good fit for corporate or project staff who want a desk to work from in the evening. The Clue House in Pine Hills, about 37 minutes, has six bedrooms, full-size laundry and an in-home desk, room for a larger trainee cohort or a bigger crew than the closer homes can hold. Entertainment Home and Cozy Home, both also in Pine Hills and about 37 minutes out, sit near each other; one has its own games room and fireplace, the other keeps a simpler open plan.
Farther out, Downtown & Stadium Cozy Retreat in Pine Hills runs about 40 minutes and has a bunk room, useful for a team or a family joining a longer assignment. WinterPark Home in Lockhart, about 44 minutes, is a three-bedroom home with a screened porch and a private driveway, a quieter pick for a solo employee or a couple who do not mind the longer end of the drive. Wekiwa Home, about 42 minutes, is a compact two-bedroom that suits a single professional or a couple the same way. Whichever of the thirteen fits the group, the paperwork does not change: the same written agreement and the same monthly rate structure apply whether the house sleeps 6 or 15.
09Billing a resort assignment
Billing runs on the same written agreement we use for every monthly stay: one clear rate, a signed agreement naming the home and the dates, and itemized receipts. If the resort itself, a staffing agency or a training program is arranging and paying for the housing, we can write the agreement to that organization, send a monthly invoice in its name, and provide a W-9 and a certificate of insurance on request; Libema carries a commercial landlord liability policy. An established company, agency or insurer can also book on Net-30 terms against a signed agreement or purchase order, with the first booking paid up front. A trainee or intern covering their own housing books the same way any guest does, with the rate and deposit confirmed in writing before arrival.
A renovation or event crew is billed the way a corporate team is: one flat rate for the whole house, covering everyone staying under it. Extensions run by the month; if a seasonal assignment, a project or a renovation at the resort stretches past its planned end date, tell us before the current month is up and we will hold the following month where we can. Anyone coordinating housing for someone else can start with our coordinator's checklist, which covers what to settle before booking.
10Living near the homes during a resort assignment
A resort assignment out in ChampionsGate still means living day to day near whichever home you book, not near the resort itself. Near the Amelia and 25th Street houses, the Publix at The Paramount on Lake Eola is the compact downtown grocery store, and a second Publix on South Orange Avenue sits closer to Holden Heights. College Park's Edgewater Drive, a short drive north, has Foxtail Coffee for a laptop-friendly stop and Cups & Pups for a dog-friendly one. Lake Eola Park downtown has a roughly one-mile sidewalk loop and a Sunday farmers market, an easy way to spend a morning off between shifts.

Near Piedmont in Washington Shores, Nikki's Place on South Orange Blossom Trail has served soul food since 1999, and the Walmart Supercenter on West Princeton Street covers a bigger weekly shop. Lake Lorna Doone Park, a short drive from the Washington Shores homes, has a walking loop, outdoor fitness stations and a splash pad. The Downtown Orlando YMCA on North Mills Avenue, a few minutes from either cluster, has two pools and a full class schedule, useful on a day off between resort shifts. Pharmacies are close by on both sides: a Publix pharmacy plus a CVS and a Walgreens sit within a few blocks of downtown, and a Walmart, a CVS and a Walgreens line Orange Blossom Trail and West Colonial Drive near the Washington Shores homes.
Parramore and Holden Heights sit close to downtown's SunRail stations and the free LYMMO bus, but neither line reaches anywhere near ChampionsGate. Washington Shores works the same way, best reached by car. A car is the practical choice for this commute no matter which of the three homes you book.
11What's in the house
Every home comes furnished and ready from the first night, whether it is one trainee moving in alone, two colleagues on different shifts, or a full crew arriving together. Wi-Fi is on from day one, which matters for an intern finishing coursework online or a project employee logging back into a system after a shift ends.
Exact inclusions vary a little by home and are confirmed in writing when you book.
Exact inclusions are confirmed in writing when you book. Fruit Tree Home has full-size laundry on site, handy for anyone in a uniform that needs washing between shifts; the other two homes closest to this drive have a washer and dryer as part of the standard setup. None of the thirteen has a pool, and bed and bath counts are the counts in each home's own listing; a sofa is never counted as a bed. Six of the homes, the 25th Street, Amelia, Piedmont, Head Avenue, Dollins and Katherine houses among them, publish a street address on the site; the other six publish the neighborhood and zip code and share the exact address at booking.

14Common questions
Can a group of trainees share a house?
Yes. Our three-to-six-bedroom homes suit a cohort, with one agreement and one monthly rate for the house.
How far are your homes from ChampionsGate?
It is a genuine drive to the southwest; Fruit Tree Home is the closest of our homes. The table on this page shows the time from every home.
Are you affiliated with the Omni resort?
No. Libema Properties is independent and not affiliated with or endorsed by Omni Hotels & Resorts.
Can seasonal banquet or event staff book housing for just part of a season?
Yes. Housing is booked by the month on a written agreement, so a seasonal run of a couple of months works the same way a full assignment does. If the season is only a few nights or weeks, a nightly or weekly stay through the home's Airbnb or Vrbo listing can also cover it. Either way, the rate and dates are confirmed in writing before you commit.
Can a renovation or event crew get one invoice for the whole team?
Yes. A crew is billed the way a corporate team is: one flat rate for the whole house, covering everyone staying under it, on the same written agreement we use for any monthly stay. We can invoice the contracting company directly and provide a W-9 and a certificate of insurance on request; Libema carries a commercial landlord liability policy.
Which home has room for a bigger group of trainees near ChampionsGate?
Piedmont, about 34 minutes away, sleeps up to 14 across four bedrooms and three bathrooms. The Clue House, about 37 minutes away, has six bedrooms and sleeps up to 15. Both take a little longer to reach than Fruit Tree Home, but the extra bedrooms suit a larger cohort splitting one rate.
Is there a desk or workspace at any of the homes near ChampionsGate?
Yes, at two of them. The Clue House has an in-home desk alongside its full-size laundry, and the Meet & Play House, about 35 minutes from the resort, has desks built into two of its bedrooms. The other homes near this drive have a kitchen table to work from but not a dedicated desk.
Are the homes near ChampionsGate pet-friendly for a longer seasonal stay?
Several of our homes accept pets, though not every one of the thirteen does. The policy and any deposit are confirmed in writing before you commit, so tell us when you inquire that you are traveling with a pet along with the dates you need near ChampionsGate, and we will point you to a home that fits both.
What happens if a resort assignment or renovation project runs longer than planned?
Extensions run by the month. If a seasonal assignment, a training program or a renovation project at the resort stretches past its planned end date, tell us before the current month ends and we will hold the following month for you where we can, on the same written agreement you started with.
