A Travel Nurse's Guide to Housing in Orlando

How to line up furnished, month-to-month housing near Orlando's hospitals for a 13-week assignment, and what a housing stipend needs from you.

Inside the house at Fruit Tree Home, a Libema home in Orlando

You have signed a 13-week contract at an Orlando hospital, and now you need somewhere to live for the length of it. The city runs on travel healthcare, so there is real supply. A lot of it, though, is built for tourists, priced by the night, or scattered far from where you will actually work. Finding good travel nurse housing in Orlando comes down to a few practical decisions made in the right order.

The two big systems here are AdventHealth and Orlando Health, and where you land your housing depends a lot on which campus you are assigned to. Start there, then work through the trade-offs and the paperwork.

Where the hospitals sit

Orlando's major hospitals cluster around downtown, but they sit on different sides of it, and a few miles matters when you are driving to a shift change.

  • AdventHealth Orlando is the system's flagship, on Rollins Street just north of downtown near I-4. It is one of the highest-volume hospitals in the country, so it draws a steady flow of travel clinicians. Neighborhoods on the north and northwest side of the city reach it quickly.
  • Orlando Health / ORMC is the downtown Level I trauma center, just south of the core off Orange Avenue. The west-side and south-of-downtown neighborhoods, including Parramore, Washington Shores, and Holden Heights, sit a short drive away.
  • AdventHealth Altamonte Springs is up I-4 in the northern suburbs. If that is your assignment, look for housing on the north side rather than downtown.
  • Lake Nona's Medical City, on the southeast side, brings together Nemours Children's Hospital, the Orlando VA Medical Center, and the UCF medical campus. It is its own pocket of the metro, and housing near downtown is a real commute from it.

Before you book anything, put your exact campus into a map at the time of day you will actually drive. Orlando traffic on I-4 and the 408 can turn a short hop into a long one during rush hour.

A whole house, a room, or a hotel

For a stay this long, you have three basic options, and each has a real cost.

A hotel or extended-stay is easy to book and easy to leave, but by the month it adds up fast, and you are living in one room with a mini-fridge. Parking and resort fees can pile on. A private room in someone's house is usually the cheapest path, but you share the kitchen, the living space, and someone else's schedule. That is a hard fit if you work nights and need to sleep while the household is awake.

A whole furnished house costs more than a room but often less than a full month of hotel, and it gives you a kitchen, your own laundry, private parking, and a door that locks. After a 12-hour shift, having your own space to cook and rest is worth a lot. For most 13-week contracts, a monthly whole-home rate is the option that actually holds up over three months.

What a housing stipend usually needs

Travel contracts generally handle housing one of two ways. The agency places you in housing it arranges, or it pays you a stipend and you find your own place. If you take the stipend, you keep whatever you do not spend, but you carry the paperwork.

Agencies typically want proof that you actually paid for lodging. In practice that means two things: a signed lease or rental agreement in your name covering your assignment dates, and receipts or invoices for what you paid. Keep both from day one. A booking that cannot give you a real lease and itemized receipts can create a problem when you file for reimbursement.

Rules vary by agency, and the tax side has its own requirements around maintaining a tax home. This is not tax or legal advice. Confirm what your agency needs before you sign, and if the tax treatment of your stipend matters to you, talk to a tax professional who knows travel-healthcare rules.

Questions to ask before you book

A short list will save you a lot of second-guessing later. Ask each of these before you send a deposit:

  • How far is it from my specific campus, and what is the drive like at shift-change hours?
  • Is the full 13 weeks available, and can I extend if my contract does?
  • What is the all-in monthly cost, including utilities, internet, and any fees?
  • Will I get a signed lease and itemized receipts in my name for my stipend?
  • Is there private parking, laundry on site, and a full kitchen?
  • What happens to my payment if the hospital cancels or cuts my contract short?
  • Who do I call if something breaks at two in the morning?

Get the answers in writing where you can. A place that answers these clearly is usually a place that will be straightforward for the rest of your stay.

Libema keeps a small group of furnished, whole-house rentals a short drive from the downtown campuses, booked by the month with a lease and receipts your agency can process. Tell us where you are assigned and your dates, and we will point you to the closest homes and check availability for your contract window.

Matching a home to your hospital and your shift

Once you know your campus, the next question is which specific house gets you there fastest without paying for a downtown address you do not need. By road and without traffic, the Dollins House in Washington Shores is about 7 minutes from Orlando Health / ORMC and 9 from Arnold Palmer and Winnie Palmer. The 25th Street House in Holden Heights runs even tighter to that same campus, about 5 minutes to ORMC and 4 to Arnold Palmer and Winnie Palmer, with 8 to AdventHealth Orlando. The Sunset Lake House, a smaller bungalow two minutes from Camping World Stadium, is a close third option at 8 minutes to ORMC and 9 to Arnold Palmer and Winnie Palmer if the other two are already booked for your dates. All three sit south or west of downtown, which is the short answer for anyone assigned to the Orlando Health system.

If AdventHealth Orlando is your badge, the Amelia House in Parramore and the Katherine House in Lockhart both land close, 9 minutes and 10 minutes, from opposite sides of the city. The difference shows up if a later rotation moves you north: WinterPark Home is the closest of our homes to AdventHealth Altamonte Springs, about 12 minutes away, while Amelia’s Arena Retreat is 19 minutes from that same campus. Neither answer is wrong. It depends on which direction your next assignment points.

Arnold Palmer Hospital for Children and Winnie Palmer Hospital for Women and Babies share that same downtown campus, so if your contract is in pediatrics, the NICU or labor and delivery rather than the main ORMC towers, the same homes and the same drive times above apply. It is one campus with three names.

Homes near Health Central, Apopka and the west side

Not every travel assignment lands downtown. Orlando Health Health Central in Ocoee and AdventHealth's Apopka campus serve the western side of the metro, and two of our homes sit closer to that corridor than to the downtown towers. The Head Avenue House in Pine Hills is about 11 minutes from Health Central, against 12 to Orlando Health / ORMC downtown. The Wekiwa House, our westernmost home, is 12 minutes from Health Central against 18 to ORMC downtown, with AdventHealth Apopka a short run further north on the same roads. The Piedmont House in Washington Shores sits about the same distance from each system, 11 minutes to Orlando Health / ORMC downtown and 15 to Health Central, so it works well for west-side space and parking regardless of which campus your contract points to. Wekiwa Springs State Park sits about 18 minutes north of Wekiwa Home, so a day off before your next shift can double as a swim in a spring that holds 72 degrees year-round.

Each of these three works differently for a west-side assignment. Wekiwa Home is a compact two-bedroom, two-bath house built for one or two people, with a king bedroom and a second bedroom holding two full beds. Piedmont sleeps up to fourteen across four bedrooms and three bathrooms, with a parking pad that fits several vehicles, which suits a crew or a family alongside a working parent. The Clue House goes further still: six bedrooms, three bathrooms, an in-home desk and full-size laundry, room enough for more than one clinician on the same contract to each keep a door that closes. Tell us which of the three fits your household and we will confirm which is open for your dates. The Clue House also sits about 3 minutes from the Central Florida Fairgrounds, and Pine Hills' quick SR-408 ramps put AdventHealth Orlando within a straightforward run even on a day the expressway is busy.

How the drive works across the hospital network

Every one of our homes sits west, northwest, south of downtown or on the downtown edge of Orlando, which keeps the two big downtown systems close and the outlying campuses farther. The chart below breaks out the drive to Health Central specifically, since it is one campus where the difference between our homes actually swings by several minutes rather than one or two.

Minutes by road without traffic, from the drive-time matrix.

The map does the same work a different way. It places each home in its true compass direction from Health Central, with the distance from the center standing in for drive minutes rather than miles, so you can see which homes sit on the Ocoee side of the metro and which sit toward downtown instead.

A few more campuses are worth naming. Arnold Palmer and Winnie Palmer, sharing the downtown Orlando Health campus, run 4 to 19 minutes across the portfolio, the same downtown-versus-outlying split already laid out above. AdventHealth Winter Park, on Lee Road just north of the city, runs 6 to 18 minutes across the portfolio; Lockhart is the closest of our neighborhoods to it, with WinterPark Home anchoring that side of the map. Dr. P. Phillips Hospital, near the tourist corridor, runs 16 to 28 minutes, with no single cluster of our homes sitting notably closer than the rest. If your assignment moves between campuses over the course of a year, here is a home-by-home comparison for three of the outlying systems.

Typical road-routing times without traffic; Orlando rush hours add to the longer routes.

The Nemours Children's Hospital and Orlando VA numbers deserve their own sentence. Fruit Tree Home is 32 minutes from that Lake Nona campus. Amelia’s Arena Retreat and Game Day Getaway-Downtown Orlando are each 33. WinterPark Home is 42. If Lake Nona is your assignment, we will say so plainly rather than sell you a home that fights your commute for thirteen weeks. Two more numbers are worth keeping for a day off: Universal Orlando runs 12 to 26 minutes across the portfolio, and the Central Florida Fairgrounds, home to the Central Florida Fair each spring, runs 3 to 15.

Sleeping through the day after a stretch of nights

A run of night shifts turns a quiet house from a nice-to-have into an actual requirement. Two features matter more than anything else: whether the bedroom has its own bathroom, and whether the windows block real daylight. Game Day Getaway-Downtown Orlando has blackout curtains built into its furnished bedrooms, on a shaded lot of mature oaks away from the noise of a through road. Wekiwa Home pairs a king bedroom with its own wall-mounted TV against a second bedroom with two full beds, and both bathrooms are full baths, so a day sleeper and someone on a normal schedule are not negotiating over one shower at 6 a.m. Fruit Tree Home adds a different kind of practical detail: keyless entry, so there is no fumbling for a lockbox code in the dark after a long shift, plus full-size laundry on site for scrubs.

WinterPark Home takes a different approach: a furnished house on a quiet residential street in Lockhart, a screened porch instead of street-facing windows on the main living area, and a private driveway so no one is walking past a bedroom window to reach a shared lot. It is worth being plain about the tradeoff on the smaller homes, too. City and Stadium Sanctuary Vibes, a small three-bedroom bungalow two minutes from Camping World Stadium, has one bathroom for its three bedrooms, workable solo or as a couple but worth knowing before three colleagues on staggered shifts try to share it. Amelia’s Arena Retreat offers one more version of the same idea: one furnished bedroom with its own attached bathroom, useful if just one person on staggered hours needs to avoid the hallway at odd times.

What's already in the house when you arrive

The point of a furnished house is that you do not spend your first week off buying a colander and a shower curtain. Every one of our homes comes with furniture, made-up beds and linens, a stocked kitchen with cookware and dishes, a washer and dryer, Wi-Fi from day one, and private parking, whether that is a driveway, a carport or a parking pad. The exact inclusions get confirmed in writing when you book, so there is no guessing on move-in day. Questions about a specific home get answered the same day. Email libemapropertiesllc@gmail.com or call (954) 793-1171 and we will confirm the details for the house you are looking at. Parking looks a little different at each address: City and Stadium Sanctuary Vibes parks under a carport, Piedmont has a concrete parking pad big enough for several vehicles, Meet. Play. Stay. and Entertainment Home each have an attached garage, five more of our homes have a private driveway, and for the rest we confirm the exact setup when you book, so there is always a spot waiting when you pull in after a shift.

Exact inclusions vary a little by home and are confirmed in writing when you book.

One detail worth sorting out before your first shift: six of our homes publish a street address on the site (the Amelia, Head Avenue, Piedmont, Dollins, Katherine and 25th Street Houses), so you can hand that address straight to your agency or your hospital's onboarding system the day you book. The other six, including Wekiwa Home and City and Stadium Sanctuary Vibes, publish only the neighborhood and zip code, with the exact address shared once you commit. If your paperwork needs an address before that point, tell us and we will get it to you as soon as the booking is confirmed.

Splitting a house between two clinicians

Plenty of our nurses are not traveling alone. Two colleagues on the same contract, or a nurse and a partner who also works locally, come up often enough that it is worth laying out which houses actually work for that arrangement. Game Day Getaway-Downtown Orlando sleeps up to thirteen across four bedrooms and two bathrooms, more room than two people need but useful if a third or fourth person joins partway through the assignment. WinterPark Home has three bedrooms and one bathroom, workable for two people who keep similar hours, less so for two on opposite shifts. Wekiwa Home, with two bedrooms and two full bathrooms, suits a pair who each want their own space and their own shower. For three or more clinicians on the same contract, The Clue House scales further still, with six bedrooms and three bathrooms under one roof and one utility bill instead of three separate leases.

The paperwork stays simple either way. We write one monthly agreement for the house, with the rate, the deposit and the dates confirmed in writing, and if each of you needs to submit separately to an agency for a stipend, we will split the itemized receipts by person on request.

Extending a contract or moving to a new campus

Thirteen weeks is a start date more often than an end date. When an assignment extends, the agreement extends with it, month by month, at the same terms. You just need to tell us as soon as you know, since the home may already be booked for someone else the following month if you wait. The same goes in reverse: if a second assignment sends you across town, ask, and we will point you to a home nearer the new campus if one is open for your dates. Neither situation requires a new application, just a short email. However you arrive, the mechanics stay the same: arrival notes with the door code or key location land in your inbox a few days before check-in, so the first thing you do on site is walk in, not track down a key.

For staffing agencies placing more than one traveler in Orlando over a year, we can set up standing monthly billing rather than booking each traveler one at a time. Established agencies are billed on net-30 terms under a signed agreement or a purchase order, with the first booking paid up front, and we provide a W-9 and a certificate of insurance on request, since Libema carries a commercial landlord liability policy. If your agency has its own vendor-onboarding form, send it along and we will complete it. Receipts are itemized by month either way, so whoever is filing for a stipend or a reimbursement has a clean paper trail without asking us for a special breakdown.

What guests who came for work said

WinterPark Home carries 59 reviews on Airbnb at a 4.79 rating, and one from a work trip is worth quoting directly, exactly as it was written. Carolyn, who stayed in March 2025, wrote: 'A few of my colleagues and I had the pleasure of staying here for a work trip to the Orlando area. The location was perfect for us.' That is the same use case a 13-week contract puts you in, just longer.

Not every review at these homes is about work, but the same qualities show up. Isiah, who stayed at the Dollins House in May 2026 for an event at Camping World Stadium, wrote that the house has 'a private feel to it' and is 'a perfect spot location wise', the same fit that makes a house work for a hospital contract, just for a different reason. Game Day Getaway-Downtown Orlando carries 12 reviews at a 4.15 rating, a smaller sample than some of our other homes but a real one.

Two of our guides go deeper on the pieces of a stay only touched on here: what a furnished monthly rental actually includes room by room, and how to get comfortable in a new city during your first week on the ground.
