The first row, who you are, tags every home to one or more of fourteen categories grouped under three buttons: here to work, between homes, and here to play. Nine of the thirteen homes carry all three tags, since a real kitchen, a washer and dryer and a written agreement work as well for a nurse on assignment as for a family on a park trip. The other three lean narrower. Meet. Play. Stay. and City and Stadium Sanctuary Vibes are tagged for work and for play but not for the between-homes group, and Wekiwa Home is tagged for work and for between-homes but not for play, since Libema describes it as the smallest home in the portfolio, best for one to four people. Eleven of the thirteen homes clear the 8+ button; only Wekiwa Home, which sleeps six, drops out. Set the filter to 10+ and five homes remain. Set it to 13+ and three do: The Clue House, Piedmont and Game Day Getaway-Downtown Orlando, the only homes in the portfolio built for a group that size. The area filter mirrors the three parts of the city named above. Two homes, Amelia’s Arena Retreat and Fruit Tree Home, sit on the downtown edge. Combine two filters at once, say between-homes and 13+, and the list narrows to whichever homes clear both bars, usually the fastest way to get from twelve options down to two or three worth a closer look. A stay that needs both room for a crowd and a quick drive to Camping World Stadium, for instance, narrows fast once you set sleeps to 13+ and area to west: the Piedmont and Dollins Houses both clear that combination. ## Reading the numbers on a home card Each card states three numbers before you click through: bedrooms, bathrooms and how many people the home sleeps. Bedrooms and total beds are not the same figure, since several homes fit two beds into one room, and a sofa is never counted toward either number. Game Day Getaway-Downtown Orlando, for instance, has four bedrooms and nine beds among them, which is how it sleeps thirteen. Bathroom counts run from one full bath at the smallest homes up to three at the largest, and Downtown & Stadium Cozy Retreat sits in between with one full bathroom and a half bath. Half of the thirteen homes publish a street address directly on the site: the Amelia, Head Avenue, Piedmont, Dollins, Katherine and 25th Street Houses. The other six, the Meet & Play, Entertainment, Londonderry, Cozy, Sunset Lake and Wekiwa Houses, publish a neighborhood and zip code and share the exact address once you book. Both groups are the same kind of furnished house; it is a publishing choice rather than a difference in what you get. Each card also carries the home's own Airbnb rating and review count. Ratings across the portfolio run from the low 4s up to a perfect 5.0, and review counts range from a handful of stays into the hundreds for the listings that have hosted the longest. The 25th Street, Head Avenue, Cozy and Wekiwa Houses all have full-size laundry rather than a compact stacked unit, and WinterPark Home has a screened porch with patio seating and a grill. Downtown & Stadium Cozy Retreat adds a bunk room with two sets of bunk beds, for a family or a team that wants built-in bunks rather than an air mattress on the floor. Piedmont Access at every home is by keyless entry or a lockbox, with the code or key location sent a few days ahead, so there is no office to find on move-in day. ## How far the whole portfolio sits from downtown and the parks Each card already states a home's own drive time to downtown and to Universal. Lined up across all thirteen at once, a wider pattern shows: by road and without traffic, every home in the portfolio sits between 6 and 17 minutes from downtown Orlando and between 12 and 26 minutes from Universal Orlando. The Magic Kingdom at Walt Disney World is farther for the entire portfolio: every house sits between 34 and 47 minutes away, since all thirteen are on the city side of Orlando rather than near the resort corridor. The hospital campuses sit in between: Orlando Health / ORMC is between 5 and 18 minutes from every home, and AdventHealth Orlando is between 8 and 16. A night or a week runs through the home's own Airbnb or Vrbo listing , priced and booked the way any short-term rental is, with the platform handling the calendar and the payment. They are also families here for the parks, friends here for a bowl game, a reunion of twenty, and a team of twelve-year-olds with their parents. What they have in common is simple: they need a real, private, comfortable house, near where they need to be, for the length of time they need it. So that is what we do. We take well-kept single-family homes across the west, northwest and downtown-edge neighborhoods of Orlando, furnish them, and rent them by the night, the week or the month. Every home has its own kitchen, its own laundry, its own driveway, and a door that locks. You deal directly with us, not a call center, which makes it easier to sort out an agreement, an extension, or a question about a neighborhood. ## What we care about We show real photos of the actual homes. We publish the bed and bath counts from our own listings, and we describe each house as it is, including the plain, practical parts, on a section of every home page called "worth knowing before you book." We compute the drive time from every home to the hospitals, the employers, the parks and the stadiums and print it, so nobody is surprised by a commute. We think of the portfolio in four practical clusters, each covered by its own local area guide that goes further into daily life than a single home page has room for. Downtown & close-in holds two homes, Amelia’s Arena Retreat in Parramore and Fruit Tree Home in Holden Heights, both a short drive from the Orlando Health campus and the downtown core. Pine Hills & Northwest holds five: The Clue House , Entertainment Home , Downtown & Stadium Cozy Retreat and Cozy Home , all in Pine Hills, plus WinterPark Home just north in Lockhart. Every one of the thirteen is the same kind of whole furnished home, with its own kitchen, its own laundry and its own parking, whichever list it happens to sit on. A few honesty notes on individual home pages are worth naming here rather than left buried on a page you might not click through to. The Clue House carries some novelty escape-room decor in a couple of bedrooms from an earlier run as a themed group-stay house; on a work assignment it reads as a big, quiet six-bedroom home and nothing more. Piedmont's driveway and parking pad show cracking in the photos, and the backyard grass runs long between mowings. Amelia’s Arena Retreat has a compact galley kitchen and one bedroom furnished more simply than the rest, with an exposed bed foundation. Every home starts with beds made up in linens, a kitchen stocked with cookware and dishes, a washer and dryer in the house, working Wi-Fi and your own parking in a driveway, carport, garage or parking pad depending on the home. None of the thirteen has a pool. A handful of extras belong to specific homes rather than the whole portfolio, and the amenity list on each home's own page is the record to check. Full-size laundry, as opposed to a washer and dryer sized to the house, is documented at the Head Avenue, 25th Street, Cozy and Wekiwa Houses. A desk for working from home is documented at The Clue House and Meet. Play. Stay., which also has a game room with a pool table and a fireplace. Piedmont has its own game room, with a foosball table and arcade basketball. Entertainment Home has a game room too, with foosball and table tennis, plus a fireplace lounge and an attached one-car garage; along with Meet. Play. Stay., it is one of only two homes in the portfolio with a garage. Downtown & Stadium Cozy Retreat has the only bunk room, and WinterPark Home is the only one with a screened porch. City and Stadium Sanctuary Vibes parks under a carport rather than a driveway. The Clue House ## Booking by the night, the week or the month A night or a week runs through that home's own Airbnb or Vrbo listing , or a direct call or email if you would rather skip a marketplace account, with the platform's calendar and cancellation terms applying to the listing route. A month or longer moves off the platform entirely and onto a written agreement directly with us, naming the home, the dates, the rate and the deposit. That written agreement is what makes it possible to write the paperwork to a company, an agency or an insurer instead of an individual traveler, something a nightly listing cannot do, and it is the document a stipend, an HR department or an adjuster will actually ask to see.
